Walter Burley Griffin and Eric Nicholls collaboration in Castlecrag set for auction

The Walter Burley Griffin Castelcrag house, Creswick, aka the house of seven lanterns, has been listed for sale.
Albeit with extensions, the house retains aesthetic significance as a residence erected in 1926.
Enthusiasts says the property is an outstanding combination of house and landscape, adhering to the Griffin doctrine of organic architecture. 
The house retains many of its original design features, attributed to the innovation of Griffin, including the knitlock block and the distinctive design of the french doors and windows, incorporating timber joinery.
It is one of a group of three Griffin houses in The Barbette sited near the escarpment edge with staggered setbacks. 
Sadly the seven lanterns now long removed were evidence of Griffin's experimentation into sculptural segmental architecture.
It is one fourteen houses designed by Griffin and built in Castlecrag and one of the thirteen remaining. 
It is being marketed by the McGrath agents as "an iinspiring home that successfully unites Walter Burley Griffin's Creswick house, with a minimalist contemporary residence, delivering a marriage of effortless modern living with revolutionary, timeless design all nestled in a tranquil harbourside setting."
It is set on 891 square metres.

It is offered by the architect Barbara Bunton and her husband Paul who designed and built a two-level addition to the original two-bedroom property, linking the two with a bridge.
The original flat roofed singe storey house was 82 square metres with separate living and dining rooms, two bedrooms, bathroom and small kitchen.
 Even at the time of its construction it was considered a small house and described in the Australian Home Beautiful in 1929 as a "house for elfin folk." 
The Creswick House was built in 1926 for Mrs Alice Creswick who lived in Burwood. Mrs Creswick was a member of the Theosophic Society whose meeting rooms were near Griffin's offices in Bligh Street. Both Walter and Marion Griffin were Theosophists. 
Griffin was compelled to purchase the completed house after Mrs Creswick threatened legal action based on the unhealthy environment of the house due to water penetration and damp.
Marion sold it after Griffin's death to Eric Nicolls, Griffin's architectural partner who owned it for five years until 1949.

The Cabarita sales <a href="/expert-insights/buying/44172-auction-sydney" target="_blank">attracted weekend headlines</a> given its 25% annualised price growth.
The Castlecrag house, with views that stretch across Middle Harbour to the ocean, was <a href="https://www.realestateview.com.au/Real-Estate/9-the-high-tor-castlecrag/Property-Details-buy-residential-9052938" target="_blank">marketed with around $3.5 million hopes through First National</a> agent Robert Salisbury.
First National Real Estate chief executive <a href="https://firstnational.us3.list-manage.com/track/click?u=70b0db65a40ab801fb29de1fd&amp;id=a4df619b84&amp;e=77b1898574" target="_blank">Ray Ellis</a> says new research has revealed the overwhelming majority of vendors rate their experience selling their home as ‘excellent’ or ‘good’, overturning traditional perceptions about levels of satisfaction with real estate agents.   "The vast majority of real estate agents are high achievers, committed to getting the best outcome for their customers so it’s pleasing that independent research confirms the advances the industry has made’ said Mr Ellis.   ‘Within the First National Real Estate network, there’s a substantial commitment to professional development, quality assurance, and systems that improve efficiency, communication, and sales outcomes.’   The Consumer Perceptions of Real Estate Agents survey was conducted by CoreLogic and aimed to understand agents’ service standards in Australia.
 First National Real Estate was recently voted ‘Employer of Choice’ in an independent industry survey which also showed the network had the best culture as well as the happiest principals and staff throughout its 400+ office network in Australia.
Sydney sales dominated the weeklt CoreLogic RP Data sales list.
The sales ranged between three and seven bedroom houses.

Cabarita, then Castlecrag top the week's sales

The Castlecrag home of the late TV director Howard Rubie has been sold.
He and his wife Patricia had been living in the private waterfront property for the last 40 years before his sudden death in 2011.
The couple paid $30,000 for the home in 1973.
Set on 518 sqm on Castlecrag's bushland peninsula at <a href="https://www.realestate.com.au/property-house-nsw-castlecrag-121918502" target="_blank">13 The Tor Walk</a>, the private waterfront home has two bedrooms and two bathrooms.
The homes wrap around shaded terrace overlooks the homes deepwater mooring spot, a slipway and a broad sandy beachfront with level lawn.
Over his fifty year career Rubie earned an Emmy nomination and was admitted to the Australian Society of Cinematographer's Hall of Fame.
He involved himself in the life of Castlecrag.
In the early 1970s, he discovered The Haven amphitheatre, built by Walter Burley Griffin in a harbourside gully at the turn of the century and neglected since 1948.
Rubie was the driving force in restoring the theatre and reviving performances, directing many of them himself.
In 2007, he was awarded Citizen of the Year for the shire of Willoughby and in 2010, was admitted to the Australian Society of Cinematographers' Hall of Fame.

Late TV director Howard Rubie's Castlecrag home sold

A Harry Seidler-designed four bedroom home in Sydney's Castlecrag is on the market for the first time by the original owner, the Luursema family.
Built in 1958, the three level modernist home at 14 The Tor Walk Castlecrag has an unground pool and BBQ terrace as well as views across Middle Harbour.

Relatively low auction numbers continue to contribute to high clearance rates.
Although the 471 auctions listed on Saturday were higher than the previous weekend’s 394, auction numbers remained seriously below the 727 auctioned on the same weekend last year.
Regional results were remarkably consistent, with all areas sharing in the booming market, Dr Andrew Wilson at Domain advised.
The upper north shore recorded the highest clearance rate at 88.9 percent and the highest sales at 48.
This was followed by the lower north at 87.5 percent, the south at 86.3 percent, the northern beaches at 84.4 percent, the central coast at 83.3 percent, the north west at 81.8 percent, the inner west at 81.1 percent, Canterbury Bankstown at 79.3 percent, the west at 78.3 percent, the south west at 77.8 percent and the city and east with a clearance rate of 77.1 percent.
Notable sales reported at the weekend included a six-bedroom home at <a href="https://www.domain.com.au/219-edinburgh-road-castlecrag-nsw-2068-2012926449">219 Edinburgh Road, Castlecrag</a> (above) sold for $3.65 million by Richardson and Wrench Castlecrag and Northbridge/Sotheby’s Realty.

Low auction numbers giving high clearance rate momentum

Dr Stanley Quek, owner of diversified real estate group Greencliff, has bought the Quadrangle Shopping Village in Castlecrag, on Sydney’s lower north shore for $25 million.
The neighbourhood shopping centre is located on the corner of busy Eastern Valley Way and Edinburgh Road.
It has been acquired from the Mok family who had held the property for over 30 years in an off-market direct yield of just under 5 percent.
Current tenants of the shopping centre include IGA, Rodney Clark and Australia Post, as well as a number of convenience retailers and food and beverage operators.
The purchase represents Greencliff’s continued diversification in the property space following Dr Quek’s retirement as CEO and chairman of Frasers Property Australia.
Dr Quek said he wanted to bring "exciting concepts" to the neighbourhood village.

It was built by a family member in the 1960s.
Set on a 1005-square metre block and inclusive of a boatshed, jetty, slipway and pontoon, the four-bedroom house spans two floors, with living areas and a bathroom on each level.
There are DA-approved plans to rebuild.
The property is listed for September 17 auction with Heidi King of LJ Hooker Castlecrag who has $5 million hopes.

The couple have owned the five bedroom home with swimming pool and spa since paying $1,865,000 in 1998.

The couple are off to Northbridge.

Former Macquarie Bank executive lists in Castlecrag

Historic Duncan House, which is quintessential Castlecrag, has been sold.
It was the last house in the suburb designed by architect Walter Burley Griffin when built in 1934 for Frank and Anice Duncan.
It features a distinctive facade of sandstone and knitlock concrete blocks. 
It has only had the three owners selling first in 1989 at $430,000.
The late Dick Crebbin, who was chairman of the Marrickville Holdings margarine manufacturing company, and his wife Joan purchased it in 1997 for $1,075,000, having sold their nearby Penhallows estate.
<a href="https://www.domain.com.au/real-estate-agent/heidi-king-820394/" target="_blank">Heidi King, of LJ Hooker Castlecrag</a> had the offering listed for recent auctions with expectations around $3 million.
King said it was the vision of the original Castlecrag where closeness to the garden and nature were integral elements of housing design.
"A rare opportunity to secure one of the 14 Burley Griffin designed homes," she said of the waterfront reserve home which has an 1989 addition at the front of the four bedroom house.
The Duncan's inspired the formation of the Walter Burley Griffin Society.
