With spring in full swing, the end of the year drawing near and signs of the market beginning to stabilise, according to the latest Herron Todd White (HTW) residential report. 
"Let’s reflect on some of the most expensive, biggest and the most weird and wonderful properties sold in the Goulburn region in 2019," the valuation firm said. 
On the market for eight months, this historic 1861-built residence at<a href="https://www.realestate.com.au/sold/property-house-nsw-goulburn-127722526" target="_blank"> 244-246 Cowper Street</a> (pictured above) sold for a record $2.15 million in March this year.
This property was originally six rundown apartments and was restored to a single residence in 2004.
The home is a Victorian Italiante country style house that has been extensively renovated internally, features five bedrooms, three bathrooms, a three-car detached garage and is located on 2,567 square metres in arguably Goulburn’s most prestigious blue ribbon precinct.
Despite the general residential and prestige high-end market being notably weaker than previous years, this country mansion is now the most expensive home in Goulburn, topping 15 Abbey Road, Goulburn which sold for $1,802,000 in September 2018.

Sold at auction for $1.07 million in September, this double-storey brick grand old property at <a href="https://www.realestate.com.au/sold/property-house-nsw-goulburn-131779178" target="_blank">104 Bradley Street</a> (pictured above) is also located within Goulburn’s blue-ribbon precinct.
Set on just under an acre of established parklands, the 1883 residence comprises six bedrooms, two bathrooms and two kitchens.
The historic ornate features throughout include the original slate tile roof, 14 foot ceilings, grand central timber staircase, wrap around verandah and leadlight windows.
"However, we feel the property could be significantly enhanced with some painting and small renovation works to bring it up to 2019, whilst still keeping within the style of that period," the valuation firm said.

The property at <a href="https://www.realestate.com.au/sold/property-house-nsw-tallong-129869026" target="_blank">138 Mulwaree Drive, Tallong</a> (pictured above) consists of six large yurt-shaped structures surrounding a central courtyard and can only be described as honeycomb cells from a bird’s eye view.
The residence contains four bedrooms and two bathrooms and features cathedral like ceilings, floor to wall double glazed windows and timber lined ceilings and walls throughout.
The architecturally designed dwelling is located on a heavily timbered 1.33 hectares within the safe gated community of Tallong Park Estate.
Levies by the Tallong Park Association Inc are currently $1,346 per annum which allows the property owners and their invited guests to make use of the nine-hole golf course, tennis courts, 12.5 metre indoor heated swimming pool, bush walking tracks, horse riding trails and picnic areas.

Goulburn market begins to stabilise: HTW residential

The Southern Railway Hotel in Goulburn has sold for $3.6 million to the same syndicate that recently bought the nearby Empire Hotel.
There two recent transactions account for a third of the six pubs in Goulburn which has a population of nearly 30,000.
The Southern Railway Hotel at <a href="https://www.realcommercial.com.au/sold/property-southern-railway-hotel-188-sloane-street-goulburn-nsw-2580-503355490" target="_blank">118 Sloane Street</a>, across the road from Goulburn train station, was established in 1872 as Clifford's Hotel and was renamed the Railway Hotel in 1876.
It later was known as the Great Southern Railway Hotel before becoming the Coolavin Hotel which is still etched on the top of the building's facade.
The hotel has an annual revenue of $2.37 million from its 18 accomodation rooms and downstairs bar and bistro.

It was the first time the property sold in 34 years.
It had been owner operated by Jude Bourne since 2003. She bought it in 1985.

Goulburn's Southern Railway Hotel sells for $3.6 million

Goulburn has remained reasonably quiet over the past 12 months like most areas in New South Wales with the recent slump spooking investors out of the market, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm took a look at rental yields across the nation. 
"In late 2016 right through 2017, we saw Goulburn boom as a popular hotspot for Sydney investors purchasing properties largely due to the affordability, future growth prospects and solid rental yields," the valuation firm said.
The report notes this is a result of low vacancy rates attributed to the police academy, correctional centre and major institutional style organisations, the ongoing talk of the high-speed rail network, the affordable median house price of $405,000 and the considerably high rental income.
For example, a reasonably new four-bedroom, two-bathroom project style home within the developing areas north of the CBD can be purchased from $475,000 up to $675,000 in the current market with rental returns ranging from $400 to $500 per week.
"Moreover, we are seeing a duplex market emerging in the new larger subdivisions attracting Sydney buyers due to the high rental yields of approximately 4.5% to 5% for each individual semi-detached dwelling or apartment style property," the valuation firm continued. 
"The older heritage style dwellings closer to the CBD start from $320,000 and return from $300 up to $500 per week for a fully renovated three-bedroom home in close proximity to the central shopping hubs and attract yields of 4% to 5%."
Investors are also drawn to the area due to the steady growth the region has seen over the past few years.
More young families and first home buyers from Canberra and the Southern Highlands are seeing Goulburn as an affordable lifestyle alternative with easy access to the Federal and Hume Highways, Canberra City and Airport, HTW said.

Archibald Prize winner Cherry Hood fails to sell Goulburn home

One of regional New South Wales’ most stately historic manors has sold for $2.15 million.

The buyers were from farming land at Stubbo, just over a four hour drive north of Goulburn, and purchased the property to be closer to family.
“Farming and earth moving is their history,” Gay said.
“Many years ago the gentleman used to stay around the corner in a big boarding house-like accommodation, and fell in love with Hurstville. He was at the auction of the property when it was derelict and sold previously, and had kept his eyes on it over the years.” 
Sydney-based sellers Peter Caucino and Yvonne Aris extensively renovated Hurstville after purchasing it in 2004 from the Anglican Church, when it was six rundown flats.

The Victorian Italianate house was designed for Anne Hurst, the widow of the wealthy Methodist Minister, The Reverend Benjamin Hurst, who died in 1857.

Historic Goulburn manor Hurstville sold for $2.15 million

The southern New South Wales farm, Pejar Park, located just north of Goulburn, is being offered for sale by Sydney rural property specialists Meares &amp; Associates.
The offering is via Meares Online Auction to be conducted on 17 and 18 December this year.
Located 25 kilometres north of Goulburn adjoining the village of Woodhouselee, Pejar Park comprises 573 hectares (1,416 acres).
Meares says it could be regarded as a classic high country property (710 metres to 900 metres ASL) with its 75% basalt soils; the balance being granite and loams, its easterly aspect running to a 6 kilometre frontage to the large Pejar Dam.

It is set amid award winning gardens with English trees including claret ash, golden elms, maples and deodars.
Nicholas Rowe continued the development of Pejar Park improving the homestead and gardens under the guidance of well known designer Donald Campbell.
It has been running between 2,200 and 2,500 cross-bred ewes plus some cattle, including its Sydney Royal award winning Poll Hereford stud.
Recent sales in the Goulburn/Roslyn/Crookwell area have seen land sell for upwards of $3,500 to $4,300 per acre.
