The Kingsdale Winery, which offers a combination and lifestyle and income with potential for further development, has been listed for sale at $2.2 million.

The Goulburn property has been offered for the first time since its establishment in 2002 by Helen Cheetham from Tronn Alstergren Real Estate.

Located at 745 Crookwell Rd, there are 3ha of vines planted on a grazing block of 37ha.

Its grape varieties include Shiraz, Merlot, Sauvignon Blanc, Semillon and Chardonnay.

The wines are vintaged in a purpose-built winery with a capacity of 25 tonne and the wines consistently win medals at wine shows.

The house features four bedrooms, cellar door, and 10kw of solar panel.

Other highlights include a set of cattle yards, rainwater tanks, and dams.

The wines are sold at the better restaurants in Goulburn.

There is potential to increase sales by marketing further afield.
