Brisbane's premier riverfront suburbs have long been sought-after for apartment dwellers.

It's more common for new projects to appear in the likes of Newstead, Albion and New Farm, than it is in Bulimba.

But the small suburb south of the Brisbane River looks set for a new development, with Chris Mundey, Founder and Managing Director of Friday Capital, submitting plans for a new development at 43 Wambool Street.

Looking to tap into the high-end downsizer market, the building will comprise just eight three-bedroom apartments across a three-level building.

Brisbane locals, Gatehouse Architects have been appointed to design the project on the large 1,012 sqm site, with the main design intent focusing on seamlessly integrating into the existing neighbourhood's character and charm.

Located at 43 Wambool Street, the development's design is centred around the concept of incorporating natural light into the living spaces, creating an open and airy atmosphere that encourages a sense of community, harmony, and tranquility. The architecture blends modern and traditional elements, using carefully selected building materials that match the surrounding context.

The building's large windows, balconies, and terraces take advantage of Brisbane's sunny climate and leafy green surroundings, providing residents with a sense of openness and connection to the outside world while maintaining privacy and security.

The addition of a rooftop communal area is designed to encourage social interaction and community across the site, with&nbsp;the 84 sqm space featuring a permeable pergola structure, as well as a range of passive and active recreation opportunities, including a lounge area and outdoor dining space.

The development is designed to respond to Brisbane's subtropical climate and lifestyle, with all units featuring well-proportioned living areas and balconies that create indoor/outdoor living spaces, maximising access to natural light and ventilation.

Ground level units include private open spaces comprising patio areas ranging in size between 25 sqm to 46 sqm, while upper-level units feature balconies ranging in size between 19 sqm through to 48 sqm.

The additional landscaping on the rooftop space further softens the built form from the streetscape and adjoining properties, adding to the amenity of the communal area.

Residents will be just over 200 metres from the bustling Oxford Street, which is home to a mix of retail and food outlets, health care services, bars and cinemas. A number of bus routes also run along Oxford Street, while the Bulimba Ferry Terminal is less than a kilometre away.

The heritage-listed Bulimba Memorial Park is also just a short walk.

First look: New plans lodged set to tap into high end Bulimba apartment market

The luxury home builder and now residential apartment developer, Graya, has been given the green light to push on with its second high-end residential project in Brisbane&#39;s inner-ring.

They&#39;ll soon be launching Canvas, a collection of just 21 two, three and four-bedroom apartments in the sought-after riverfront suburb of Bulimba.

Speaking recently to Urban, Rob Gray, who with brother Andrew founded Graya in 2013, said they were attracted to the&nbsp;Love Street site given its proximity to the Oxford Street lifestyle precinct.

Gray said the three-level zoning allowed them to create something&nbsp;more affordable than what they usually create in the trophy home space.

&quot;We saw value in being able to bring something to what is one of Brisbane&#39;s top suburbs without pricing out the majority of the market as we do in the single home space,&quot; Gray said.

&quot;Most GRAYA supporters now have a change to own one for themselves.&quot;

Canvas will home a rooftop amenity level with the standout feature the infinity pool and spa. The rooftop offers&nbsp;views back to the Brisbane CBD.

Graya has a long-line of prestige home builds to their name, setting a number of street and suburb records in the last few years.

But the move to multi-res was on the cards from day one.

&quot;We always wanted to go into multi-res, it was just a case of timing,&quot; Gray said. The team have been building around 12 luxury houses a year in some of Brisbane&#39;s best suburbs.

Their first multi-res project, Maison in New Farm, was just five luxury full-floor apartments that all sold off th​e plan with an average price of $3.2 million, with sales ranging between $2.8 million and $4.3 million.

Gray says&nbsp;buyers at Canvas should have confidence in the resale value of the Graya product.&nbsp;A Maison apartment that sold off th​e plan for $2.9 million in 2020 resold earlier this year for $5 million.

Gray&nbsp;adds that, in the current uncertain times regarding&nbsp;the problematic construction industry, those developers who also build their project, are ultimately going to deliver.

&quot;There will be a real shortage of supply in the coming years, with developers who also build not facing the same types of challenges of those having to hire an external company to construct the project,&quot; Gray suggested.

&quot;There&#39;s also the fact that as a developer and builder, it&#39;s our job to think about every facet of the development. Sometimes when the developer isn&#39;t the builder, details can be missed.&quot;

They had bureau^proberts design&nbsp;Canvas, with the&nbsp;brief to create Graya homes in the sky and&nbsp;create the best unit block in the suburb..

&quot;Bureau^proberts stood out for us having nailed the luxury owner-occupier stock,&quot; Gray said, adding that their last 10 designs, which included Glasshouse, Thornton Residences, Cala Dei and Natura, have been very successful.

Graya&#39;s longstanding reputation has seen them field a number of enquiries from either past clients, or friends of past clients, who know the Graya brand and have seen first hand what they&#39;ve produced over the years.

The name Canvas derives from the art world.

&quot;We try to make every project like a work of art,&quot; Gray said, adding that the facade of Canvas was so unique, and some of the intricate details they have brought into the rest of the building, that the&nbsp;word Canvas was an apt name for the project.

City-view Bulimba home, the Lungo Il Fiume, sold

Bulimba has the highest unit stock growth in Queensland, according to Investar’s latest June report.
The property investment firm says that Bulimba’s unit stock has grown by 162 percent.
This is followed by Yorkey’s Knob with 68 percent and Nelly Bay with 61 percent.

Quade Cooper and Laura Dundovic’s renovated Brisbane house has been given a $2.65 million price tag after failing to sell at its late 2018 auction. 
The rugby star and former Miss Universe Australia listed the near riverfront Bulimba house in November following Cooper’s signing to the Melbourne Rebels.

The now Melbourne-based rugby star Quade Cooper is attempting to offload his Bulimba home having failed to find a buyer first time around.
He's now asking for offers in the low to mid $2 millions through a different agency, having previously failed late last year when asking $2.65 million after its failed auction.
New agent Michael Bacon from Place Kangaroo Point Instagram messaged Cooper to tell him he could sell the home after it had been on the market for four months with another agency.
Cooper, now playing with the Melbourne Rebels, bought the 2006-built home for $1,845,000 in 2015 when he was with the Queensland Reds.
It got a facelift in 2017 by Graya Constructions.
Set on 445 square metres, the home has four bedrooms, three bathrooms, a pool and a 12 metre marina berth on the Brisbane River.
Cooper lived in the property with his girlfriend, former Miss Universe Australia Laura Dundovic.
