Seven Hills in Brisbane's inner east offers buyers both convenience to the city and an escape to nature.

It's managed to keep its quaint, suburban feel, with little to no population growth over the last decade. Just over 2,000 people call Seven Hills home, according to the latest census data from the Australian Bureau of Statistics.

Most if its development came post World War II, when it was designed as a&nbsp;"garden estate", given almost half of the suburb occupied by the Seven Hills Bushland Reserve.

The lack of population growth shows there's been little to no opportunity to buy into the already established suburb, with very little new housing options in the owner-occupier-centric market.

Developer Heran Building Group is offering a rare opportunity to buy into the tightly held suburb, in their Clearview Urban Village masterplan of townhomes and apartments.

All townhomes have been snapped up, but there's still opportunity to buy into their apartment development, Vivace Apartments.

There's just 30 units in the Tallowwood Street building, a mix of two, three and four-bedroom apartments.&nbsp;Prices start from&nbsp;$685,000 for a two-bedder, which features two-bathrooms and two car spaces.&nbsp;

The three-bedroom apartments are priced from $815,000, while the four-bedders come in at $1.45 million.&nbsp;

For those who prefer to cycle, bicycle paths are readily available by the Brisbane River. The ferry to Brisbane CBD is also an option, as is taking the train, with Clearview conveniently close to Morningside and Norman Park train stations.

The majority of the suburb's population is made up of families, with the suburb close in proximity to numerous private schools and universities, including Anglican Church Grammar School, Saint Thomas Catholic Primary School, Somerville House, Queensland University of Technology, and University of Queensland.

Seven Hills: The garden suburb where new housing is a rarity

Rio Developments Pty Ltd has sold two new 278sqm industrial units in Seven Hills for a combined total of $2,350,000 +GST. 
Separate private investors purchased Units 1 and 10 on Brumby Street, as part of a 10-unit industrial estate.
The fully-secure premises offer quality, high-spec office accommodation, ample parking and an onsite sub-station that provides each unit with 80 amps of three phase power.
The units can be accessed via one container height roller door with an internal clearance of up to 7.5 metres.
CBRE’s Matthew Alessi negotiated the deals, noting it was the estate’s easy access to major arterial roads and the M7 and M2 motorways that attracted the buyers.
“Both purchasers were attracted to these buildings as they are located near major roads at the front of the estate, offering a balcony and exposure to passing traffic on the street,” said Mr Alessi.

Investors snap up new industrial units in Seven Hills: CBRE

Nail and beauty distribution giant Hawley Products has inked a five-year lease on a brand-new industrial facility in Sydney’s north west.  
The 75 5sqm office/warehouse building, located at 14 Brumby Street, Seven Hills, features container height roller door access, internal clearances of up to 8.5 metres and modern office accommodation over two levels. 
Completed in June, the property is ideally situated in proximity to the M2 Motorway, providing connection to Sydney’s major road distribution network.

Former Queensland Reds star sells Seven Hills house for $1.16 million

A freestanding industrial facility in Sydney’s Seven Hills Industrial Estate has sold for $5,275,000 to an owner occupier. 
The 5,525 square metre site at 7 Tollis Place comprises an office and warehouse. The property offers two levels of accommodation and access via two large roller shutter doors.
CBRE’s John Micallef, Greg Pike and Matthew Alessi negotiated the sale of the property.
Micallef said although the buyer was prepared to pay a premium price for the building due to the lack of alternative properties available in the area.
“The sale is further evidence of the current heated demand for industrial opportunities in Sydney’s west,” he said.

Office/warehouse in Sydney's Seven Hills sells for $5.2 million
