National property group Traders In Purple has topped up its pipeline of luxury inner Brisbane development projects with the off-market acquisition of a second prime site at West End with a project value exceeding $850 million.

The acquisition of the 10,628 sqm site at 281-297 Montague Road comes after the group last week received DA approval for the <a href="https://www.urban.com.au/new-apartments/rivara-west-end-117-victoria-street-west-end">riverfront Rivara project</a> at 117 Victoria St, West End, a site it settled in August last year.

Traders In Purple is <a href="https://www.urban.com.au/news/qld/first-look-exclusive-traders-in-purple-plan-large-apartments-on-west-end-megasite">preparing for a launch of Rivara</a> mid this year, and is already fielding inquiry from prospective purchasers seeking a luxury riverfront lifestyle.

The newly acquired Montague Road site has an existing approval for two towers up to 20 storeys. Traders In Purple is preparing a new application which will include provision for a more diverse mix of apartments, to broaden the appeal to a wider demographic of buyers drawn to Brisbane’s most dynamic neighbourhood.

The site offers city and river views, and overlooks sports fields and Davies Park, where Brisbane’s popular West End Markets are held each Saturday.

Traders In Purple Director George Geagea said the acquisition of a second West End development site reflected the company’s confidence in the location, close to the city, river and lively West End neighbourhood.

“The more we looked at West End as we worked on the Rivara project, the more we liked its fundamentals,” said Geagea.

“It has a great energy and character, and with proximity to the CBD and the Brisbane River, it ticks a lot of boxes for different buyer groups – young professional couples and singles, families and downsizers.”

Geagea said the urban renewal of West End’s former commercial and industrial sites presented an opportunity for considered placemaking that benefited the wider community.

“Creating beautifully designed and quality built homes is only one part of our responsibility as developers,” said Geagea.

“West End is in a transitional period and the public domain is critical, particularly in a location that is such an integral part of the community.

“Foremost in our planning will be consideration for accessibility and walkability, improving public access from Montague Road to the parks and riverfront.

“We are looking to increase open green space and landscaping, opening up view lines and creating more places for residents and the community to enjoy the beauty of this location.”

A 600 sqm section of the site will be handed over to Brisbane City Council to allow improvements to West End Football Club’s home ground.

Traders has over $5 billion with of projects across both Queensland and New South Wales.&nbsp;

Geagea said the group’s integrated model with its own construction capability had allowed it to navigate challenges that have impacted the property industry.

“We are not immune to cost escalation and supply chain issues however we are able to exert far greater control over resourcing and costs,” said Mr Geagea.

Traders in Purple secures second West End site as Rivara approaches launch phase

Developer Pyco is continuing to expand its presence across South East Queensland, with a growing portfolio of residential projects spanning from the Gold Coast to Brisbane.

Currently delivering three developments across the region, <a href="https://www.urban.com.au/developers/pyco-group">Pyco</a> has now lodged plans for its next Brisbane project—an 11-level residential tower in the heart of South Brisbane.

The proposal covers a 1,836 sqm site at <a href="https://www.urban.com.au/new-apartments/39-41-browning-street-south-brisbane">37 and 39 Browning Street</a> and has been designed by Gatehouse Architects. In line with Pyco’s broader South East Queensland strategy, the project is geared toward the owner-occupier market.

The development will comprise 65 apartments, including 53 three-bedroom residences, 12 of which feature an additional multi-purpose room. The remaining residences include 11 two-bedroom apartments and a single one-bedroom apartment.

The rooftop has been designed as a wellness-focused retreat, featuring a lawn, swimming pool, spa, steam room, sauna, and barbecue facilities. The building’s two penthouses will enjoy private rooftop spaces with lap pools, roof terraces, and dedicated barbecue areas.

In their town planning report, Mewing Planning Consultants noted that the site offers a range of contextual advantages that make it ideal for a residential development. They highlighted the project’s ability to support urban consolidation and the efficient use of land in a well-connected inner-city location.

"The focus for the development is the delivery of a residential housing product that allows households and families to live in an inner-city, well-located area in close proximity of key employment nodes, education facilities, public transport, mixed-use centres and public open space.

Gatehouse Architects said in their design statement that the multi-residential project thoughtfully responds to the evolving urban character of Browning Street.

"The proposal echoes the spirit of early developments like Watson Terrace (built in 1888), by contributing to the growth and diversification of the local population. Just as Watson Terrace played a role in the area’s early gentrification, this development continues that trajectory—delivering contemporary housing that addresses the evolving needs of South Brisbane’s expanding community."

The building's sculptural façade and restrained material palette create a sense of clarity and refinement. White textured render, expansive glazing, light-toned brickwork, and white aluminium battens will define the exterior.

The residential levels will sit above a 40 sqm ground-floor retail space, adding to the street activation. A neighbouring building of similar scale was approved at 41 Browning Street in December.

One of the largest ever landholdings in Austral has sold for a record $119.5 million to Castle Group, a residential developer in Western Sydney.

The site acquisition, over 41-hectares on Gurner Avenue, will pave the way for a major housing development.

Joe Sacco of Colliers and Frank Oliveri of Oliveri Capital handles the sales campaign on behalf of the Hellenic Village.

Austral is experiencing a surge in development, driven by its proximity to the future Western Sydney International Airport (due to open in 2026) and the Western Sydney Aerotropolis.&nbsp;

Austral has also been earmarked for significant residential and commercial development, supported by local and state government initiatives. The suburb benefits from ongoing upgrades to road networks, including Bringelly Road and The Northern Road, which improve access to major motorways like the M7 and M5.

The 41.32-hectare block of land has the potential for 550 dwellings and sold to Castle Group.

Castle Group to reshape Austral after $119.5m site purchase

Busy Gold Coast developer Dankav is on a one-man mission to turn Mermaid Beach into a thriving new lifestyle precinct—one development at a time.

Having recently completed The Oxley on Lavarack Road, which is already serving as a key hub for one of the Gold Coast's most popular suburbs, Dankav, led by developer Daniel Veitch, now has plans for another similar project.

They’ve secured the 4,095 sqm site of the Mermaid Beach Shopping Village at 2375 Gold Coast Highway—a site that hasn’t traded in 14 years—and have filed plans for <a href="https://www.urban.com.au/new-apartments/the-alfred-2375-gold-coast-highway-mermaid-beach">The Alfred</a>, a new mixed-use village featuring 80 apartments and several hospitality venues, strategically located just a stone's throw from the new Mermaid Beach South light rail station.

Dankav enlisted BDA, the architects behind both The Oxley and LAANI—another Mermaid Beach apartment project soon to be completed—to design The Alfred. They collaborated with J.AR Architects on the seven-level building, which will house 80 one- and two-bedroom apartments.

In their submission to the Gold Coast City Council, the architecture firms noted that “an opportunity exists to create a flagship mixed-use development that redefines the urban experience along the Gold Coast Highway.”

“Through considered analysis of the existing context of this area of Mermaid Beach and the envisaged potential for adjoining urban redevelopment, this design outcome will result in the addition of an elegant and visually interesting mixed-use tower with a highly active ground plane, which will provide considerable amenity for residents and visitors and become a complimentary and respectful addition to the ever-emerging light rail corridor of Mermaid Beach.”

The design proposition, they said, “provides a clear strategy of a generous and active ground plane, defined sight lines, visual permeability and creates a focus on the public realm.”

“A central atrium creates a human-scale and sub-tropical environment, extending the public realm into the site with connections to the existing street pattern. Above this sits a luxury residential tower which leverages the abundant amenity in the podium.”

Daniel Veitch founded <a href="https://www.urban.com.au/builders/dankav-developments" target="">DANKAV</a> in 2006 and has completed several new developments in Mermaid Beach, the most recent being Mali, 52 apartments on Alexandra Avenue that were completed in 2021.

The team is approaching completion of LAANI, Mali's sister development just 200m down the road. LAANI will comprise 48 large-scale apartments which have been popular with local empty nesters and downsizers, LJ Hooker's&nbsp;Dean Muldoon, who is handling sales, says.

Buoyed by positive news on interest rate cuts and a surge in rental prices over recent years, investors are gradually re-entering the residential property market in Sydney.

The December quarter data from the ABS revealed that New South Wales led the growth in investor loans throughout 2024, marking a near 30 percent increase compared to 2023. Importantly, this surge occurred even before the February rate cut and growing economic commentary predicting up to four additional cuts in 2025.

The official cash rate currently sits at 4.1 percent, but most major banks forecast it will fall to 3.1 percent by year’s end.

Developers are now preparing for a renewed wave of investor activity. Since the Reserve Bank of Australia began aggressively increasing rates — coupled with significant price growth in Sydney over recent years — many investors have struggled to make the numbers work. However, improving conditions are shifting that sentiment.

Investors typically seek two key features in residential property: scarcity and a prime location. If these two boxes are ticked, then a strong rental yield and strong capital growth will likely follow. These criteria explain the rising investor interest in Capital Corporation’s <a href="https://www.urban.com.au/new-apartments/the-residences-at-wahroonga-estate-169-fox-valley-road-wahroonga-nsw-2076">Wahroonga Estate</a>, located in Sydney’s leafy Upper North Shore.

A major drawcard is the limited supply of apartments in the area. According to the latest Census, of Wahroonga’s 4,600 dwellings, fewer than 20 percent are apartments. Most existing stock is more than a decade old, and aside from the future stages of Wahroonga Estate, there’s minimal new supply in the pipeline — which will likely support long-term demand and value growth.

Wahroonga Estate is ideally positioned near major infrastructure, including the Sydney Adventist Hospital — NSW’s largest private hospital — located right next door. Within a five-kilometre radius, residents have access to four of the Upper North Shore’s most prestigious schools: Knox Grammar, Barker College, Pymble Ladies’ College, and Abbotsleigh, which only further strengthens rental appeal and price growth for investors.

Wahroonga also satisfies two other key investor metrics: low vacancy and solid rental yields. According to SQM Research, the region’s vacancy rate sits at just 1.3 percent, while the gross rental yield for units is 4.2 percent — outperforming the Lower North Shore at 3.8 percent.

The first stage of Wahroonga Estate, The Residences, will feature 128 one-, two-, three-, and four-bedroom apartments across three mid-rise buildings. The development targets owner-occupiers — a demographic that also appeals to investors, as it aligns with the profile of their likely tenants.

Notably, The Residences avoids costly amenities, helping to keep strata fees relatively low compared to developments with extensive facilities like rooftop pools. The development will still provide significant amenity, more geared around the natural surrounds. There will be over 8,000 sqm of private landscaped gardens, a pet-friendly green spine, a BBQ pavilion, a dog wash bay, and a residents’ lounge equipped with a boardroom-style meeting space and kitchenette.

While most early interest in the apartments has come from downsizers within the Upper and Lower North Shore, <a href="https://www.urban.com.au/developers/capital-corporation">Capital Corporation</a> has recently seen increased activity from investors.

According to Jim Hunter, Director at Capital Corporation, the uptick is driven by two key factors: the declining interest rate environment and the strong quality and appeal of The Residences at Wahroonga Estate.

“There’s nothing on the horizon for Wahroonga that compares to Wahroonga Estate,” Hunter says. “We’re expecting investors will benefit from both strong yields and long-term capital growth, and demand from the rental market when the first stage is ready for occupancy.”

Construction of The Residences is expected to begin later this year, with completion anticipated by mid-2027.
