Investa Commercial Property Fund (ICPF) announced it has finalised over 95,000 square metres of office leasing over the last year.
ICPF said they achieved a 97% occupancy and a WALE of 5.1 years as of the 30th June.
In Sydney, ICPF leased over 72,800 square metres during the year, including a lease renewal of 8,700 square metres to Deutsche Bank at Deutsche Bank Place, 126 Phillip Street, Sydney (pictured above), 3,500 square metres to a life insurance firm at 40 Mount Street, North Sydney (pictured below) and 4,400 square metres to flexible workspace provider IWG’s Spaces brand at ICPF’s development at 60 Martin Place Sydney.

In Melbourne, ICPF finalised over 9,600 square metres of leasing, with asset 120 Collins Street, Melbourne the stand-out, with 19 leases transacted.
120 Collins Street has capitalised on historically low vacancy levels and strong demand for prime office accommodation especially in the desirable East End precinct, as the building nears 100% occupancy.

In Brisbane, a new lease was signed at 259 Queen Street (pictured below) over 4,500 square metres.

Finally, at QV1 in Perth two existing tenants signed lease renewals totalling circa 6,800 square metres.
Jason Leong, Fund Manager, ICPF said: "Australia’s major capital cities continue to outperform, with vacancy in the Sydney and Melbourne markets near 10-year lows and, specific to Sydney, there is very limited new office supply on the horizon."
David Cannington, Head of Research and Strategy, Investa said: "Looking ahead, we expect that the recent strength in office demand will moderate on softer economic conditions. However, office market vacancy in both Sydney and Melbourne will stay low and high-quality prime office space will remain the preferred option of CBD office market tenants."
"Both pre-commitment of office projects currently under construction and continued prime market rental growth are positive indicators of a strong preference for high quality office."
Ben Christie and Milly Stockdale from Colliers International said: "These new leasing transactions at 120 Collins were a result of the high level of building and surrounding amenity coupled by accommodation quality and building services."

ICPF have leased out 95,000 square metres of office space in 2019 so far

A vacant two-level commercial building has been leased by Melbourne accounting firm BR Wellington Pty Ltd.
Situated at 177 Burnley Street, the leasing deal negotiated by Gray Johnson agent Rory White will see BR Wellington occupy the property from July. 
The property consists of a 1970s office building of 1,230 sqm with six secure off street car parking spaces included at the building, positioned on the corner with Palmer Street. 
White says BR Wellington has secured a new 10 year lease at a commencing annual rental of $320,000 net plus GST. 
“The leasing is equal to a rate of $260 per square metre with fixed annual increases of four percent,” Mr White added. 
The neighbourhood was benefitting from new building developments, refurbishments and strong tenancy demand.
Mr White says that the perceived panache of the area was driving activity.

Accounting firm BR Wellington leases Richmond commercial office

Insurance giant Youi have taken a lease at Gateway Office Park at Murarrie, one of Brisbane's most sought-after office parks. 
Youi have taken 880 square market of office place on the second level of the building.
The new office space will serve to house specialist skills such as software development and marketing.
Savills agents Shaw Harrison, Jason O'Meara and Wes Woodroffe negotiated the lease.
Harrison said they were looking for accommodation for Youi in the more traditional areas like Milton, Newstead and Woolloongabba, however they found the location at Murarrie a suitable fit.
“They found that the location was ideal for their team and assessors to gain access onto the road networks,” Harrison said. 
Previously occupied a smaller building in Hendra, the new lease at Murarrie will provide Youi with additional space to accommodate their future expansion plans. 
Harrison said the interest in the Gateway Office Park accommodation to date has been overwhelming. 
“We are seeing a trend infringe occupiers seeking to occupy in more traditional industrial locations,” he said.
“Tenants that are normally occupying an office or warehouse facility are seeking out more corporate accommodation in stand-alone office premises that provide them with a more solid corporate identity.”
Savills also negotiated the leasing of professional services firm Acclario IT on a lease in the same building.
Acclario leased 435 square metres on the ground floor with an existing fitout in place.
Acclario managing director Peter Birbeck described the moving process as streamlined.
“The whole transition including the negotiations, and planning for the move from the existing building was painless and streamlined,” Birbeck said. 
“Savills were very professional and courteous, which made the whole process less painful than it could have been.”

Insurance group Youi lease at Murarrie's Gateway Office Park

The historic five-storey Assembly Hall building at Scots’ Church in Melbourne CBD’s ‘Paris End’ is now fully leased.
Designed by Henry H. Kemp and built by Swanson Bros. in 1914, it sits immediately in front of Westpac’s modern headquarters and is adjacent to the 1873-built Scots’ Church, on the corner of Russell Street.
Mens’ shoes and fashion accessory label Double Monk has taken a 42 square metre space on part of the ground floor on a 6+6-year deal at $35,000 per annum plus GST with 3.5% increases.
The five suites, across the ground and second floors, cover a total of 172 square metres and the leases will initially bring in a combined rent of circa $94,000 per annum gross plus GST.

Scots’ Church’s Assembly Hall building now fully leased

Waterview Wharf Workshops, an absolute waterfront office building on the eastern shore of the Balmain peninsula, is seeking tenants.

Is this Sydney's best office view?

The landmark Mungo Scott building in Summer Hill in Sydney's inner west is set to be leased after a contemporary transformation.
The five level commercial office tower had been an operating flour mill before production ceased in 2009.
The building dates back to 1922 when it was built by Mungo Scott. The cluster of functional milling and storage buildings were taken over by Allied Mills in the 1950s.

Refurbishment work on the building’s interior is now being finalised, with the offices expected to be ready for occupancy later this year.
Original structural and architectural features such as timber posts and girders and exposed ceilings have been retained as part of the office design.
JLL's Guy Baseby said the space will suit a range of users, including medical, education and fitness businesses, but is most likely to appeal to creative occupiers.  
“The design and fit-out will have a community feel that aims to encourage collaboration."

Cowan said the commercial space would suit a range of businesses.

Strata office suites now leasing in Sydney CBD

Solstice Media has committed to a new office sublease in Adelaide CBD, in a move to be closer to its diverse advertising and editorial client base.
The South Australian publishing company, which collates InDaily, The Lead, The Forager and The Southern Cross took over 135 square metres of office space on level three at 169 Pirie Street earlier this month.
Savills Australia’s Adam Hartley negotiated the two-year lease term on behalf of sub-lessor Lucid Consulting Engineers at a rate of circa $420 per square metre, per annum.  
Hartley said the tenant wanted to be closer to the heart of the Adelaide CBD, which made the Hindmarsh Square location a suitable option. 
“Solstice Media was also able to take advantage of the existing fit-out, which was improved to suit their occupancy," he said.
“A recent upgrade to the property has provided A-grade bathrooms and new end-of-trip facilities.”

Publishing company signs lease on new chapter in Adelaide CBD

A flurry of leasing activity within a prominent George Street building has marked the beginning of the migration of tenants towards the emerging Queens Wharf precinct in Brisbane.
Leasing agents Daniel Boyes and Daniel Byrne of Savills have secured four separate leases in the heritage listed building situated on the corner of Queen and George Street.
Over the last 12 months Savills have transacted 23 deals in the George Street Corridor ranging from 45 sqm to 300 sqm at an average rental rate of $538 per square metre.  
Savills leasing manager Daniel Boyes said that new businesses are wanting to be a part of the buzz on George Street
“There is a real hype around the revitalisation of this precinct and tenants are already being drawn here as they are anticipating great things to come,” Mr Boyes said.
Future X Energy is the most recent tenant to secure 130sqm of space on level two for an initial three year term. 
Leasing Executive, Daniel Byrne said that all negotiations were done over a one week period from the first inspection. 
“Future X Energy had an immediate requirement and were very quickly drawn to the building due to the location and unique heritage offering,” Mr Byrne said.
Being a start-up business Future X Energy have taken up a fully fitted space within the building so they could begin trading right away.
With the first stages of the Queens Wharf Precinct predicted to come to completion by 2022, prospective tenants are already asking all the right questions. 
“People are excited about what has been proposed – their first question at any inspection is always around what has been earmarked for the region,” Mr Boyes said.
Other tenants who have taken up residence in the same address include Ratch Australia, One World Migration and Force One Realty.

Savills report tenant activity high at Brisbane's George Street corridor

The corporate headquarters of 7-Eleven, Starbucks and the Withers Group is set to relocate from Mt Waverley to Richmond.
The move to Building 2 at PodCo and Terraplex’s 658 Church Street (pictured above) will come in 2019 after a leasing deal negotiated by Colliers International.
The 7-Eleven, Starbucks and Withers Group offices will move to 7,400 square metre vacated by Just Group, which has moved to St Kilda Road after 21 years in Richmond.
“It was our expectation that Just Group’s departure would pave the way for the building to be multi-tenanted over a number of floors but we are thrilled 7-Eleven, Starbucks and the Withers Group are moving into the whole building giving us the opportunity to undertake a full refurbishment of the asset over six levels and reposition the building for the next 20 years,” PodCo/Terraplex’s Anthony Wilson said.
Travis Myerscough one of the agents who negotiated the deal said 7-Eleven, Starbucks and the Withers Group would join a growing number of businesses gravitating towards Richmond from the outer suburbs including MYOB, Fonterra and Reece Plumbing.
“We’ve seen a shift in demand with the rag traders who have historically been the key occupiers in Cremorne, such as Just Group, Country Road and Colorado, now vacating and making way for an increasingly diverse mix with groups such as Disney, Tesla and Iveo Group recently moving into the area,” Myerscough said.
