<p>ASX-listed developer Cedar Woods has recently opened a new sales office for its 64-hectare Mason Quarter masterplanned community in Wollert, following a surge in demand for property in Melbourne’s north.</p>

Melbourne land sales figures look pretty damning

<p>Victorian land buyers continue to lock in purchases despite the State’s strict lockdowns, with developer and government incentives encouraging many to push ahead despite being unable to visit most estate.</p>
<p>The State’s leading project marketing group Oliver Hume has achieved an average of 70 reservations per week over the last six weeks as a result of new innovative processes for selling land as well as a sales and marketing team that have lead the way in educating buyers virtually.</p>
<p>Oliver Hume has also launched a new $25,000 initiative which matches the Federal Government’s $25,000 Home Builder grant. The $25,000 Perfect Match campaign is available at selected projects marketed by Oliver Hume. Buyers can also utilise Oliver Hume’s new online deposit system which has experienced strong demand during lockdowns.</p>
<p>Oliver Hume Chief Executive Officer Julian Coppini said the new bonus had been in high demand since it was launched in late August.</p>
<p>“While buyer demand has been impacted by the lockdown we are still seeing strong levels of enquiry and sustained sales which has our current sales rate still higher than March, April and May before the HomeBuilder grant was announced,” he said.</p>
<p>“Many buyers have understood the new processes due to being in a lockdown and are happy to rely much more on digital presentations, inspections and communication as part of their purchase decision.”</p>
<p>“Buyers understand the extraordinary nature of the current market and appreciate the opportunity to utilise the support measures and grants from the state and federal governments in conjunction to developers providing attractive offers in market”</p>
<p>“The incentives and grants combined with low interest rates have generated some of the best buying conditions in a generation.”</p>
<p>Mr Coppini said the industry was quickly adapting to managing sales through the lockdowns with buyers becoming more confident navigating the purchase decision in a fully digital environment.</p>
<p>“Oliver Hume is thankful for the ongoing digital transformation it started on years ago as it has been a major benefit to our vendors and purchasers over the last six months. Many of the systems and processes we have put in place will become permanent features in the land buying process,” he said.</p>
<p>Earlier this year, Oliver Hume launched a new digital deposit platform that allows buyers to secure and pay a deposit on their new block of land, without ever visiting a sales office or meeting in-person with a developer representative.</p>

<p>Increasing sales volumes and moderating prices indicate buyers are seeing ‘fair value’ in Melbourne’s land market compared to runaway price growth in the established market, according to RPM Real Estate Group's latest Residential Market Review.</p>
<p>RPM, Victoria’s biggest land sales agency found in their Q4 report that not only are first home buyers seeing better value in Melbourne’s house and land market given moderating prices (while values in established housing continue to rise), but investors too.</p>
<p>Investors were the missing ingredient throughout most of last year, but RPM’s Q4 report reveals investors are seeing increasing opportunity in Melbourne’s greenfield market.</p>
<p>RPM saw a jump from a share of 24% of all purchases to 37% in the December quarter.<a class="btn modal-button" href="https://www.propertyobserver.com.au/administrator/index.php?option=com_media&amp;view=images&amp;tmpl=component&amp;e_name=jform_articletext&amp;asset=150862&amp;author=38130" title="Image" rel="{handler: 'iframe', size: {x: 800, y: 500}}"><br></a></p>

<p>In the December quarter, other dwelling approvals jumped 78 per cent to 7,284 from the September quarter and 21 per cent compared to the same period a year ago (albeit it came off a record low).</p>
<p>The most substantial increase occurred in apartments, which rose 149 per cent over the quarter and 69 per cent from December 2018, although this sector is coming off a long term low.</p>
<p>The improved December quarter results have helped ease the rolling annual falls, with the townhouse market down 24 per cent and the apartment market down 18 per cent over the past year when compared to the same period a year earlier.</p>
<p>In the development site market, the quarter marked a pronounced turnaround resulting from pent up demand from developers and landowners who held back their properties for most of 2019 until they saw more stable market conditions where their values could again be supported.</p>
<p>Stockland’s acquisition of a large-scale site in Donnybrook Rd for more than $100 million signified a big deal by a big player, and gave other local developers confidence to invest, resulting in deal flows in the back half of the year in excess of $350 million.</p>
<p>In the inner and mid-ring apartment and townhouse market, Mr Kelly said while tentative positive approval numbers provide cautious optimism, the mismatch between supply and demand is still a key challenge.</p>
<p>“New project activity going through the pipeline is vital given once supply is absorbed there will need to be readily available stock to meet demand, otherwise a shortage will occur, putting pressure on vacancy rates, rents and prices overall,” he said.</p>
<p>Melbourne’s median lot price declined 2.1 per cent to $308,900, partly due to a reasonable amount of unsold or overhang stock on the market.</p>

<p>Victoria’s land sales boom continues in step with strong migration, with new research by Oliver Hume showing prices rising and new lot sales increasing by 2.1% in the last three months.</p>
<p>Melbourne land continues to be some of the hottest property in the country with new lots being snapped up in just around three weeks on average, down from nearly 200 days five years ago.</p>
<p>Median prices in metropolitan Melbourne’s growth areas rose by around a third, reaching over $292,000 in the September quarter 2017, according to Oliver Hume’s new Quarterly Market Report.</p>
<p>Meanwhile, lot sizes keep shrinking. The median size of a lot declined over the year to 414 sqm in the September quarter 2017 from 420 sqm in the September quarter 2016.</p>
<p>The research, which covers key land, apartment and development site markets in Victoria and South East Queensland, analysed thousands of transactions.</p>
<p>It showed around 6,800 land sales in the three months to the end of September across key markets in Victoria.</p>
<p>The median price of land in metropolitan Melbourne’s growth areas reached $292,650 in the third quarter, up 7.6% (or $20,650 from $272,000 in the June quarter of 2017.) </p>
<p>Melbourne’s west remains the city’s major growth corridor with more than 50 active projects; the northern corridor had 38 active projects, while the south-east corridor had over 31 projects. </p>
<p>Oliver Hume national head of Research George Bougias said Melbourne’s unprecedented population growth was driving the property market.</p>
<p>“The new property market continues to see considerable growth,” he said. “It is being driven by a range of demand and supply factors, especially record population growth and demographic change.</p>
<p>“Population growth via natural increase remains high and Victoria continues to attract an increasing number of overseas and interstate migrants. Importantly, many new migrants are now calling Melbourne’s growth area municipalities home.”</p>
<p>Victoria’s population rose by over 149,000 people in the year ending March 2017 with all components of population growth either at their peak or close to their previous peak.</p>

<p>Oliver Hume director Gerrard Ellis said land was attracting a wide variety of buyers including first home buyers, investors and value hunters from Sydney.</p>
<p>“Over the last couple of years, we have seen an ever-increasing number of people priced out of the Sydney market looking to set up their life in Melbourne,” he said. “If your job and family are transferrable, the decision is pretty simple.</p>
<p>“Melbourne is not just attracting locals either with roughly three out of every four buyers in Melbourne born overseas and one-in-five from India.” </p>
<p>An analysis of buyers in the September quarter showed first home buyers (38%) remain the most active and together with second home buyers account for around 70% of all new land purchases.</p>
<p>Bougias said the medium and long-term outlook for land sale prices and volumes remained positive if population growth continued to remain robust.</p>
<p>“Metropolitan Melbourne could add over a million people in under a decade with the greenfields playing a critical role in accommodating this higher than expected population growth,” he said.</p>
<p>“The Melbourne greenfield market is nationally significant in accommodating Australia’s record growth in population.”</p>
<p>Bougias said the population of Melbourne would continue to grow strongly well into the future, and probably outstrip most official forecasts.</p>
<p>Except for the first quarter of 2015, the average time on market for new land lots has now fallen or remained steady in every quarter since the third quarter of 2013, after peaking in the current cycle at 6.6 months at the end of 2012.</p>
<p>The statistic measures the period from when a piece of land is released for sale by a developer until it is contracted by a purchaser.</p>

<p>Demand for new land in and around Melbourne continues to grow at record levels with new blocks now selling in less than 50 days, down from nearly 200 days at the end of 2013, according to research by property group Oliver Hume.</p>
<p>The average price for a square metre of new land in Melbourne in the first quarter of this year (three months to March) was nearly $640 up from $575 in the last three months of 2016.</p>
<p>The research shows the average time on market for land in Melbourne in the first quarter of 2016 was just 1.6 months, the lowest ever recorded.</p>
<p>Oliver Hume director Paul Ciprian said land was attracting value hunters from Sydney.</p>
<p>“Over the last couple of years we have seen an ever-increasing number of people priced out of the Sydney market looking to set up their life in Melbourne,” he said.</p>
<p>“If your job and family is transferrable, the decision is pretty simple.”</p>
<p>The median price of land in metropolitan Melbourne reached $262,000 in the first quarter, up 9.6% (or $23,000) from $239,000 in the last quarter of 2016. </p>
<p>Over the same period the median lot size declined from 416sqm to 410sqm, according to research compiled from analysing thousands of transactions, the stock of lots available and examining trends in projects throughout Victoria.</p>
<p>With the exception of the first quarter of 2015, the average time on market has now fallen or remained steady in every quarter since the third quarter of 2013, after peaking in the current cycle at 6.6 at the end of 2012.</p>

<p>“Continuing supply, robust competition and relative affordability compared to many other property markets in Australia means Melbourne residential land is still one of the strongest performing asset classes in Australia at the moment,” Mr Bougias said.</p>
<p>“We expect the market to continue to build momentum throughout 2017 if not well into 2018.</p>
<p>“With buyers having similar access to low interest rates, an improving economic and jobs outlook in Victoria and Melbourne’s relative affordability is ensuring the city keeps coming up the winner,” he said.</p>
