The Brisbane-based Keylin has sold-out both of its Hope Island townhouse developments.

Their biggest project was the Park Cove master-planned community which comprised 80 villas, 31 parkside terraces and 16 waterfront homes.

Keylin, led by director Louis Cheung, launched the first of the first stage development at 27-31 Sickle Avenue in 2016.

Buyers swooped on the fifth and final stage, with Cheung saying that it represented&nbsp;the last chance to purchase undeveloped land within the luxury project.

&ldquo;The development of Park Cove has allowed buyers to construct their own property in a prized, gated community with exceptional amenities and access to surrounding entertainment and it is located in an area that&rsquo;s in exceptionally high demand,&rdquo; Cheung said.

&ldquo;With limited opportunity remaining for buyers on the Gold Coast to secure land in the area, Park Cove has exceeded our expectations for how well each stage was received by buyers,&rdquo; said Mr Ashwin.

Part of the master-planned community, which neighbours over three hectares of parkland,&nbsp;is an&nbsp;outdoor leisure and entertainment area with picnic, pool and barbecue facilities.

Keylin also recently secured the sell out of the $30 million developer Palladium, a&nbsp;collection of 39 villas.

The priciest townhouse to sell on Melbourne&#39;s second weekend in lockdown was at 41A Fifth St, Parkdale.

The four bedroom offering secured $2.01 million, well above its $1.5 million to $1.6 million price guide.

It came with a striking cedar-clad facade.

The contemporary town residence was built by Waldecon Builders within an easy walk of the village.

It came with oak floors, Caesarstone kitchen, alfresco patio complete with infra-red heaters and a dedicated study with workstation.

There was a second living area on the upper level marketed as &quot;sought-after inclusions for today&rsquo;s families.&quot;

It was on one of beachside Parkdale&rsquo;s prized numbered streets, having first sold in 2017 at $1.48 million after its design by Elevation7 Architects.&nbsp;

Other townhouse sale notifications in Melbourne included 18A Gladhall Avenue, Thornbury which sold pre-auction in May at $1.8 million.

The 18A Fulton St, St Kilda East townhouse sold at $1,645,000 on a Zoom auction through Buxton last Thursday.

Its price guide had been $1.4 million to $1.47 million. It last sold at $1,112,500 in 2013.

It was marketed as having sumptuous style from its current vendor, an interior designer.

Three sets of French doors unfold to a series of sun filled entertaining decks cocooned in the perfectly private gardens.

CoreLogic calculated there was a 63 percent success rate from 625 apartment and townhouse auction offerings.

The success rate from the 2066 houses was 76 percent.

Sydney apartment vendors saw a 70 percent success rate compared to Melbourne&#39;s 56 percent.

There were 312 offerings across Sydney compared to 268 across Melbourne.

10 things we love about Mirvac's The Fabric in Altona North

The Gold Coast developer Aniko Group have lodged plans for a $48 million luxury townhouse development in Hope Island.

They&#39;re hoping that, depending on sign off from the Gold Coast City Council, they will be able to start building the 58 luxury townhouses this year and have them completed by the middle of 2022.

The townhouse project at&nbsp;31-35 Grant Avenue sits next to Aniko&#39;s hugely successful $140 million apartment development 1 Grant Avenue (below), which&nbsp;they have nearly sold out. It&#39;s also near their $130 million residential precinct at 6-8 Sickle Avenue on the Hope Island waterfront which is soon to begin construction.

The approval&nbsp;paves&nbsp;the way for a 219-lot residential community on the 24.6 hectare site within the Ripley Valley Priority Developer Area. There will also be a service station and convenience&nbsp;precinct as part of the development.

The proposed development will be delivered over five stages, comprising diverse housing lots averaging 400 sqm. Construction is scheduled to later this year with completion due in mid 2023.

&ldquo;This is one of south-east Queensland&rsquo;s fastest-growing urban areas, and it&rsquo;s also proving to be equally strong in terms of job growth, so we see a great future ahead for the project,&quot; George Mastrocostas said,

&ldquo;While the appeal of this region began with affordability, increasingly we are seeing more buyers choosing the western growth corridor for lifestyle. South Ripley will be a big part of this growth story and we are pleased to be part of it.&rdquo;

About a third of the site, which is bounded by Barrams Road and Cumner Road at White Rock, is dedicated to open space as Aniko Group takes a master-planned approach to its latest project.

This will include a 5000 sqm neighbourhood recreation park which will link up with two large-scale linear parks that will offer an extra layer of extended green space totalling more than 8.2ha across the new community.

&ldquo;We&rsquo;ve incorporated a fairly dominant green space network within this community, in keeping with the surrounding area,&rdquo; George Mastrocostas added.

&ldquo;The linear parks will tie in with the recreation park which has been designed to become a central focus for residents as the community grows.&nbsp;

&ldquo;We plan to develop the recreation park in the very early stages for the immediate benefit of residents.&rdquo;

Across inner Melbourne, townhouse developments are becoming increasingly common, according to Secret Agent's latest report.
With limited block sizes closer to the city, developers have to constantly negotiate the size of the actual house with the amount of land available.
Because of these varying levels of building density, Secret Agent wanted to find out if there was a ‘sweet spot’ in the ratio between indoor area and land area.
Are we paying more for a certain ratio?
For the purpose of this bulletin, density refers specifically to the ratio between indoor built area to total land area.

Townhouses nearly always span multiple levels, meaning they often have more indoor area than total land area.

Our sample consisted of 232 townhouse sales across 29 suburbs in inner Melbourne, all of which took place between January and December 2016.
A hedonic regression model was used and controlled for area (suburb), sale date, number of bedrooms, bathrooms and car spaces, and size of indoor and outdoor habitable space.
Overall, the ratio of indoor area to land area (in m2) did not have a statistically significant impact on townhouses as a continuous variable (i.e. not categorised).
"However, if we group townhouses with similar ratios into different ranges (e.g. 1:1.5 to 1:1.75), we found that an initial increase in the ratio (i.e. more dense development) led to an increase in average sale price, but the trend quickly reverses as the ratio increases further," the report stated.

The only ratio that had any significant positive impact on expected sale price was a 1:1 ratio, up to a 1:1.27 ratio.
On average, townhouses in this category had a land area of 95m2 and an indoor square metre rate of 109m2.
Additionally, these properties had outdoor space (land area not occupied by the building) of 34m2, which is about 36% of the total land, however this was not a prerequesite for the 'sweet spot'.
It is expected that townhouses in the 1:1 to 1:1.27 range can sell for up to 15.15 percent more than denser developments with twice as much indoor area as the land size.
While there is always a demand for bigger houses, it's important to remember that there is such a thing as too much space.
Property Observer found these townhouses currently on the market in Melbourne.
A two bedroom townhouse in Richmond, <a href="https://www.realestate.com.au/property-townhouse-vic-richmond-124572226" target="_blank">11/22 Buckingham Street</a>, with roof top views (pictured above) is currently on the market for between $720,000 - $780,000.
In Malvern East, the three level three bedroom townhome (below) at <a href="https://www.realestate.com.au/property-townhouse-vic-malvern+east-124689830" target="_blank">1039E Dandenong Road Malvern East</a> is up for auction March 11 through Krish Bundhoo and Courtney Matthews of Ray White Mount Waverley.
