The boutique residential apartment developer, Fortis has expanded its boutique residential offering by acquiring a development site in Rose Bay.

The site is located on Spencer Street, a short walk from Rose Bay village.

The 2,223 sqm site consolidates four independent properties, purchased for $28.5 million, and sold through Alex Lyons and Ric Serrao from Raine &amp; Horne Double Bay. 
  
A $20 million new build will include two-and three-bed apartments.

The DA for the site is expected to be lodged in mid-2021, and completion is expected in late 2023.

“We are excited about this latest acquisition on Spencer Street, a development that we feel will go on to become a future classic in the area.”,says Charles Mellick, the Fortis director.

"Following on from our success with The Benson and No.1 Carlisle, this will be the third project by Fortis in Rose Bay," he noted.

With an expected end value of circa $80 million, Mellick advised the living spaces will be designed keeping in mind those looking to downsize without compromising on quality, amenities and location. 

The proposed development will offer approximately 2,100 sqm of NSA. 
  
Pallas Group is the parent company of structured property investment arranger Pallas Capital and boutique developer Fortis. 

The expected end value of Fortis’ Sydney projects currently under construction or under a planning proposal is $1 billion, with a further $800 million pipeline of work in Melbourne.

Sydney's harbourfront Rose Bay is set to get a new boutique beachfront apartment development.

Plans have been lodged for a small project of three apartments at 5 Collins Avenue, on the beach and facing the Sydney Harbour.

The $3.43 million plans will see the current 1910's Federation Arts &amp; Crafts mansion demolished.

The property belongs to Kate Champion, the wife of the Laser Clinics founder Alistair Champion. It last sold for $18 million in 2019.

The MHNDUnion designs (pictured top and below) have two two bedroom apartments on the ground level, one with its living area opening to a private swimming pool, and the adjoining apartment with its own garden terrace.

Unit one, with the garden, spans 93 sqm internally and next door with the pool has 108 sqm of living space.

Rose Bay to get new beachfront apartment development

The former chief executive of Ferrari Australasia, Herbert Appleroth has listed his Rose Bay harbourfront garden apartment.

It goes to auction next February with $13 million hopes, a record for the suburb which has seen fresh records paid during 2020.

Appleroth paid $7.58 million off the plan for the three-bedroom garden apartment in the Bord De L’eau development in 2016.

He settled on the 218sqm unit in mid-2019, about six months before he departed Ferrari. 

The triplex apartment was designed by architects MHN Design Union. 

Appleroth, an heir to the Aeroplane Jelly fortune, then sought a bespoke design from interior designers Jo Lawless and Darren Palmer.

It is fully automated, with American oak floors.

It comes with Bang &amp; Olufsen sound system.

It comes with Vitroesa Italian sliders to its private garden designed by Will Dangar.

Another New South Head Road apartment offering in the nearby a penthouse in the nearby Wintergarden block sold for $11.25 million after it last traded for $7.5 million in 2016.

An inland Rose Bay penthouse apartment recently fetched $7.5 million in an off the plan sale through Ray White agents who secured a record $39,000 per sqm at 1 Carlisle by Fortis. 

Appleroth now manages venture capital fund The Appleroth Future Fund.

His previous abode was on Pyrmont Wharf, which sold for a then-suburb record $13.3 million in 2017.

Appleroth reportedly plans to buy on lower north shore and a second home in Palm Beach.

The penthouse at Fortis’ No.1 Carlisle development in Sydney’s Rose Bay, which was rumoured to have sold for an impressive $7.5 million last month, sold in less than three hours of launch.

Ray White agents Michael Finger and Di Wilson are rumoured to have secured $39,000 per sqm for the three-bedroom, two-bathroom apartment.

Situated on the top floor of the four-storey 1 Carlisle Road complex, the development offers direct lift access into the private lobby, an entertainers’ terrace and built-in living joinery.

Designed by MHNDU and Lawless &amp; Meyerson, the home utilises layered natural materials and an architectural design that pays homage to the Art Deco period.

“There’s a recurring linear texture echoed around the apartment through fluted glass and routed stone”, said Jo Lawless of Lawless &amp; Meyerson.

The penthouse includes an entertainer’s kitchen, gas fireplace, butler’s pantry and skylights. Other features within the home include a privately-landscaped rooftop terrace styled by Wyer &amp; Co landscape architects.

Construction on the project is expected to reach completion in early 2022.

Rose Bay's No.1 Carlisle penthouse sells within three hours

There’s been two sales in the boutique luxury Rose Bay development, Roseraie.
Apartment 2 and Apartment 4 of the Dover Road project have sold, both two bed, two bathroom apartments.
Now there’s just four apartments available in the low-rise block of six. They all have three bedrooms, and one is a whole-level penthouse.
Set near Rose Bay Golf Club, Roseraie is designed by CSA Architects and Yvette Phillips. Each apartment offers open-plan living and dining, high ceilings and a number of balconies.
The penthouse, spanning the whole of the third level, has a deep entertainer’s terrace extending from the living area. Only one of the garden residences is left, Apartment 1, which is priced at $2.98 million through 1st City Projects.
Roseraie is slated for completion in March 2021.
The 670 sqm site is owned by B &amp; I Properties 3, whose directors include Boris Markovsky, the managing director of the boutique development firm Rommark.

One third of Rose Bay's Roseraie has sold off the plan

Retired bookie Bob Blann has ­listed his redundant Rose Bay abode, having paid Australia’s third-highest off-the-plan apartment price in the Crown Residences, One Barangaroo complex.
His 288sqm Rose Bay Ave apartment, for which he paid $3.5 million, has been his home for 10 years. The four-bedroom residence, located directly ­opposite the harbour, has been listed through David Malouf at L.J. Hooker.
Blann paid $40 million plus for the entire 61st floor in One Barangaroo, securing a 515sqm apartment.
Last month Crown held a ceremony for the topping out of the 275m-high complex with a short site visit by the NSW Treasurer, Dominic Perrottet hosted by Crown’s chair, Helen Coonan.
Its construction through the pandemic enabled more than 1300 workers to be employed daily on the development, first proposed to the state government by James Packer in 2012.
Packer, who spent $60 million for his two-floor apartment, ranks among the $650 million plus buyers in the 82-apartment tower.
Packer’s mate, Ben Tilley is mooted as likely to show up a buyer when settlements occur next year.
Bexley hotelier Angelo Elliott has bought along with the Tartak waste collection family.
Blann, a venture capitalist, was said to be the biggest bookie when he retired in 1984 in an era when punters were pitted against the likes of Mark Read, Bruce McHugh, Jack Muir, Harry Barrett and Dominic Beirne.

Rose Bay trophy home sold for $6 million under the hammer

Married At First Sight executive producer Tara McWilliams has sold her Rose Bay semi which was listed with initial $2.5 million hopes in February.
But she fell short as it fetched $2,375,000 after being on the market for 77 days, double the time it took to sell last time.
McWilliams, who the whimn website has ranked as one of the most influential women in television, paid $1.91 million in April last year.
The two-level home was sold through Biller Double Bay agents Paul Biller and Julian Barta. Having undertaken a renovation, ­including a whitewash exterior, it ­features a new Caesarstone kitchen with a breakfast bar.
The rear private landscaped courtyard at the three-bedroom, two-bathroom semi was also spruced up.
The next season of MAFS, possibly with returnees and celebrities, was to commence its four months filming from August, but it is expected to be pushed back.

The couple have spent $3.25 million on a whole floor, three-bedroom garden apartment through estate agent Paul Biller.
The settlement and downsizing to Rose Bay came the same week Shtein lost his job through redundancy.
The Shteins had been at their Castle Cove residence for two decades, having paid $1,225,000 for a 1930s home in 1999.
Stein brought MTV to Australia but is best known as Seven’s head of sport for 15 years.
