Samma Property Group has been given approval for their waterfront Docklands development on a rare island site at 194 Lorimer Street, marking the inception of a city-wide footprint expansion.&nbsp;

The $250 million project will rise 31-storeys on the four-frontage site, comprising 402 apartments boasting direct Yarra River views, along with views to the Melbourne CBD and Port Phillip Bay.&nbsp;

Conceptualised alongside multi-award-winning architects, Fender Katsalidis, the non-traditional silhouette features two sculptural towers extending to the ground floor, drawing from nearby nautical inspiration that shapes the slender interlocking forms with a cantilevered beam reminiscent of the bridge of a ship.

Fender Katsalidis Partner, James Pearce said careful consideration has been given to the design of the podium in respect to the existing heritage fabric at the river’s edge, while the integration of the podium and tower forms provides a more dynamic experience of the building when viewed from the surrounding neighbourhood.

"The result is the creation of a new urban marker that will join a series of architectural moments dispersed along the City-Link Freeway, while the sculptural composition of the interlocking forms provides an engaging complexity that invites resolution," Pearce said.&nbsp;&nbsp;

The historic Shed 21 will play an integral role in the development, with the heritage playing a part in the architectural design, while also being connected to the wider community through a public realm site-link.&nbsp;

Tract has been at the helm of the landscape architecture and town planning, creating a design with all-electric infrastructure and a 7-star NatHERS rating, as well as targeting a 5-star Green Star certification.&nbsp;

A new trend of sorts is starting to occur at one of Melbourne’s newest addresses.&nbsp;

More than half the buyers at an exclusive hotel-branded residences in the last quarter have reserved more than one apartment.&nbsp;

Between 2012 and 2015, a study conducted by the University of New South Wales found that 20 per cent of Australians live in multigenerational households — homes with more than one generation of adults.

Senior Research Fellow from the UNSW City Futures Research Centre, Dr Edgar Liu, studies the emergence of multigenerational housing in Australia. He says that while housing affordability is one of the key drivers behind the growth of multigenerational living, there were emotional factors.

“Both housing affordability and lack of quality aged care supply were factors, but many parents also reported they feel a sense of obligation in looking after their children or older parents,” Liu said.

“Those we interviewed were more likely to comment, ‘I can’t bear the thought of sending mum to a nursing home’ than, ‘I can’t find a nursing home to send mum to’. When faced with these scenarios, wealthier families are able to have more options when it concerns their living arrangements,” he added.

Currently under construction, Seafarers is slated for completion in 2024.

Downsizing with flexibility: Multi-generational apartment living takes over Seafarers 

Prolific developer GURNERTM has unveiled its most significant and ambitious project yet; a $1.75 billion mega-project that will transform the last major site in Melbourne’s Docklands into a world- class mixed-use, botanical destination.

GURNERtm wants the buildings to rival those in Singapore, New York and London.

The 18,000 sqm island infill site at 208-226 Harbour Esplanade is controlled by development consortium City Harbour – backed by the Liberman family – who hold the development rights. The project, now a JV between GURNERTM and City Harbour, stretches over a substantial parcel of land that will be transformed to become the entrance to the city and Docklands from Melbourne’s west.

The intent of the project will be to create a world-class public realm within the site that will be a drawcard for Docklands, the city and Melbourne as a whole.

Each tower will be distinct in its character, form and function – each one draws on a cross-section of the most well-known and ambitious architecture exemplars from the world’s most well-admired cities – including Singapore, Dubai, London and New York.

The towers will include GURNERTM’s signature mix of luxury build-to-rent and build-to-sell residences, hotel and sky-high hospitality venues.

The revised plans are currently being finalised, with the team seeking to significantly improve and increase the size of the ground-floor public realm, with a significant focus on pedestrian circulation, public activation, lagoon-like greenery and communal shared spaces.

Plans are expected to be lodged with council in Q4 2022.

The intent of the project will be to create a world-class public realm within the site that will be a drawcard for Docklands, the city and Melbourne as a whole.

Gurner targets $1.75 billion Docklands precinct

Sales in Voyager, the apartment tower in Mirvac&#39;s Yarra&#39;s Edge precinct in Melbourne, have taken off in 2021.

Demand spikes in 2021 for Mirvac's  recently completed Yarra's Edge apartment tower, Voyager, now 82% sold

Mirvac&rsquo;s Docklands tower Voyager is set to be the ninth completed tower in Yarra&rsquo;s Edge master plan community.

The $300 million, 315-apartment development on the Docklands waterfront, set to be completed in September this year, will rise 130 metres, a skyhigh 43 levels, and will be the tallest tower in the precinct to date.

Floorplan Focus: A look at the apartment configurations at Mirvac’s Voyager in Yarra’s Edge

The mixed-use Riverlee development Seafarers is one of the most anticipated apartment and hotel combination&#39;s to hit Melbourne in recent years.

The development will home Australia&#39;s first 1 Hotels, along with 123 apartments which have already <a href="https://www.urban.com.au/news/vic/entrepreneurs-and-executives-favour-hotel-lifestyle-as-seafarers-docklands-sales-surge">been a hit with entrepreneurs and business executives</a>.

Designed by the international architecture studio Fender Katsalidis, Seafarers is expected to be completed in late 2023.

Urban recently spoke to&nbsp;Gabriella Castelmore, a published author who recently moved back to Melbourne having lived overseas for the last 26 years and has found a home in Seafarers.

How did you discover Seafarers?

I first discovered Seafarers when I was in Paris. At the time, I wasn&rsquo;t ready to buy a property in Australia as I was still living overseas. When I did finally make the move, I had a good sense of the market and made the decision to look into Seafarers further. After visiting a few different developments, Seafarers was the obvious choice. The location and value for money exceeded my expectations.

What attracted you to Seafarers?

Riverlee went straight to the top shelf in appointing the architect and interior designer, and that really stood out for me. I also liked the 1 Hotel component and its high standard of sustainability.

Location was important - I wanted to be central as in the past I had long commutes to work. Now, I will be in close proximity to the office and able to walk or ride to work easily. Coming from Paris where most people live in apartments, it&#39;s comforting knowing there is a beautiful rooftop garden terrace, river views and access to the public park.

What qualities were you looking for in a home?

First and foremost I was looking for quality fixtures and fittings, as well as floorboards and carpets. Moving to Melbourne, I had to factor in the need for storage. I was able to secure two units of storage in addition to a car park space.

Other qualities that were important were the amenities - having access to the gym, pool and sauna.

What are you looking forward to most about living at Seafarers?

To be honest, I am really looking forward to the sheer comfort and luxury Seafarers offers. My apartment is really spacious with a big bathtub and lots of storage for me to keep everything organised and out of sight. I am also looking forward to using the hotel, inviting friends for coffee or a drink and experiencing 1 Hotel in Melbourne.

Are there elements you customised when designing your new home?

I spent a bit of time changing the floorplan and Riverlee was really accommodating throughout the whole journey. I took out the laundry sink which I moved to the large en-suite with access via the hallway. By removing this, I was able to build a substantial study nook large enough for two people with built in cabinetry and shelving.

We also finished the study area 20cm short from the kitchen allowing full floor to ceiling cupboards in the kitchen instead of a wall, and providing an enormous amount of additional pantry space.

What attracted you to the Northbank area?

Accessibility to the city and knowing everything is within walking distance, from the variety of great restaurants and bars Melbourne has to offer to the Arts Precinct and Botanical Gardens. Being a big tennis fan, I am also looking forward to being able to walk to the Australian Open when it&rsquo;s on.

I was also attracted to the bike tracks located directly around Seafarers and liked the fact that I&rsquo;ll be able to easily access the South Melbourne and Queen Vic markets.

Are there features at Seafarers that surprised you? 

Yes, the heritage aspect really surprised me, with the building retaining as much of the original site as possible. In today&#39;s world we need to be more conscious about our waste, and knowing this is something Riverlee is prioritising is very much aligned with my values.
