Melbourne-based developer Beulah has secured another development site in Melbourne's inner-ring.

The new site in Brunswick is likely to yield&nbsp;to deliver an eco-conscious and locally-considered townhomes project, with Six Degrees Architects already drawing up the plans.

Six Degrees Architects, leaders in social and sustainable architecture, will create just 25&nbsp;low-rise, eco-sustainably&nbsp;townhomes targeting carbon-neutral, that will consciously seek to retain the existing heritage facade on-site and add immense value to the precinct through community-focused, biophilic design and ecologically sustainable materials.

The site at 17-23 Hodgson Street spans over 3,700 sqm and boasts two extensive street frontages totalling over 120m.

The new site is ideally positioned between Sydney Road’s famed retail precinct including Barkly Square Shopping Centre and Union Square Shopping Centre and is walking distance to some of Melbourne’s most loved parklands including Royal Park, Princes Park and the Melbourne Zoo, while being a stone’s throw from the picturesque Temple Park.

Beulah Managing Director Jiaheng Chan said the site presents an exciting opportunity to engage with the community to deliver homes that will be warmly welcomed by locals.

Beulah plots townhomes on newly acquired Brunswick site

The multi-award-winning Melbourne property developer Beulah has secured its next mixed-use development site.

The developer, headed by managing director Jiaheng Chan, has secured a corner site in Prahran, paying $11.4 million for the 1,132 sqm site at&nbsp;&nbsp;182-194 Commercial Road, opposite the well known Prahran Market.

They have plans to activate the community through a sustainable mixed-use development.

The site, on the corner of Izett Street, comprises six adjoining addresses near the recently completed $60 million Prahran Square project.

On the block is a multi-tenanted 1,087 sqm building with potential for future retail activation.

Jiaheng Chan said the team is excited to be able to contribute to the urban streetscape of Prahran as it continues to gentrify and evolve over time.

&ldquo;Prahran is currently going through an exciting evolution that is seeing a new generation of businesses set up shop, from forward-thinking restaurants and lifestyle-focused hotel chains,&quot; Chan said.

&ldquo;We&rsquo;re looking forward to offering a product that will add immense value to this inner-city pocket and will complement the renowned Prahran Market via retail, dining and public amenity, coupled with a residential offering not yet explored in this area.

Beulah are developing STH Bnk by Beulah, a mixed-use development on the current BMW showroom site on Southbank&#39;s&nbsp;City Road. It will comprise nearly 500 apartments and around 390 hotel rooms, as well as retail and office space.

Beulah also recently announced the imminent release of its newest and most innovative residential project, The Wilds. The development features a collection of 15 carbon-neutral homes designed by leading design firm, Edition Office.

&ldquo;The global changes experienced in 2020 saw consumers prioritising health, wellbeing and sustainability, which closely informed our approach to The Wilds.

&quot;Similarly, we intend to draw on this research and approach in creating a thoughtful, sustainable and wellness-inspired design for Prahran,&rdquo; Chan said.

Beulah secure Prahran site for mixed-use development

The Melbourne developer Beulah have unveiled The Wilds, a boutique collection of houses on Northcote&#39;s Merri Creek.

The 15 detached houses have been designed by architecture studio Edition Office, the same team who were behind the multi-award winning Hawthorn House.

The positioning of the townhomes to front Merri Creek was a conscious effort, backed by research fro the Beulah team.

They looked at a study by the Swedish lecturer and professor Terry Hartig. Hartig&nbsp;looked&nbsp;at nature&#39;s influence on the mental restorative benefits for individuals, namely the benefits of water landscapes in restorative mental benefits.

Those who were exposed to views and murals of waterscapes, as opposed to other nature scenes, had significantly improved attention spans, the survey found.

That saw Beulah align the frontages of the three and four bedroom houses towards Merri Creek, with the kitchens oriented to allow residents to take in the scenic views while cooking.

Beulah&#39;s co-founder and executive director Adelene Teh&nbsp;said as the paradigm shifts towards an increase in home buyers seeking a tree change, The Wilds caters to this growing demand by offering large-scale residences immersed in nature, with the conveniences of inner-city life.

The Melbourne developer Beulah have quickly established themselves as one of the most sought-after developers in Melbourne by buyers.

Founded less than a decade ago by&nbsp;Jiaheng Chan and Adelene Teh, who currently serve as the company&#39;s managing director and executive director respectively, Beulah have grown from handling boutique projects to taking on higher density developments.

They recently began construction on their seventh residential development in the last few years, with their most exciting project, the $2 billion Southbank by Beulah, set to come.

1. Habitus South Melbourne

Each townhouse begins at ground level with a home-office and garage. The second level is dedicated to living space, while the remaining two floors include a bathroom, bedrooms, and more potential for living space. Crowning each townhome is a rooftop terrace.

The three bedroom townhomes start from $1,899,000.

2. Fawkner House

Address:&nbsp;146-150 Toorak Road West, South Yarra VIC 3141

Fawkner House is one of Beulah&#39;s most high-end projects. Architect Rob Mills and landscape architect Paul Bangay collaborated the make the boutique Fawkner House, which only has nine apartments.&nbsp;

3. Paragon

Paragon has been one&nbsp;of Beulah&#39;s largest projects, with 227 apartments across the 48-level mixed-use CBD tower, however density has been considered, with just four to six apartments per floor.

Fender Katsalidis designed the tower to maximise the city views. Paragon also incorporates a&nbsp;three storey high urban forest. It offers a wealth of botanical beauty featuring restful and regenerative places to unwind or entertain unlike anything&nbsp;Melbourne&nbsp;has experienced before.

Only two bedroom apartments are left and start from $668,800.

4. Provenance Camberwell

The development will feature two twisting terraced forms called the &#39;Green Spine&#39; concept, which won awards in the global architecture competition.

The five-storey townhouse project at 10 Boundary Street, which had the support of the CBA and the Lieberman family's Monark Property Partners, comprises 25 townhomes priced from $1.35 million.

Melbourne’s strict lockdown resulted in a suite of new sales tactics, ranging from virtual viewings throughout the lockdown period to settlement discussions over Zoom.

Southbank by Beulah is likely to take five years to complete construction and will offer jobs to approximately 4,700 construction workers, via the provision of a $1 billion additional investment stimulus to the Melbourne construction industry. Once complete, the development also has scope to provide the Victorian workforce with around 3,250 jobs in the commercial, retail, entertainment, hospitality and child care sectors. These new job opportunities will, in turn, grow the Southbank working population by around 8%.

With plans to reach a staggering 365 metres tall, Southbank by Beulah is likely to claim the title of Australia's tallest building, overtaking Australia 108 which is due to top out early this year.

The collaborative design by Dutch firm <a href="/architects/unstudio">UNStudio</a> and local firm <a href="/architects/cox-architecture">Cox Architecture</a> will see the transformation of the existing BMW site, into a future-focused vertical village, spanning a total of 270,000 square metres of sought-after real estate. 

Each of the two towers feature a unique helix shape, which ensures each floor utilises the exceptional city views on offer. Colloquially referenced as the 'Green Spine', Southbank by Beulah dons striking vertical greenery, as well as a vibrant rooftop garden, encased in a canopy of alternating vertical and horizontal beams, which will protect the plants from the elements. The decision to include vertical greenery is not only visually striking and an environmentally conscious choice, but it also pays homage to Melbourne's title of The Garden City.

Southbank by Beulah: State Government give Australia's tallest future skyscraper the green light to commence construction

Developers <a href="https://www.urban.com.au/developers/beulah">Beulah International</a> are constantly pushing the boundaries to deliver refreshing developments to the Australian market – however, their latest development has really caught out attention. <a href="https://www.urban.com.au/buildings/890-toorak-road-camberwell">Provenance Camberwell</a> is a boutique collection of ten house-sized residences, situated within the epicentre of Camberwell, in Melbourne’s east. The development is segmented into three residential offerings, with Botanic apartments on level one, Epicure apartments across the middle floor, and Domain apartments on the upper level.

<h2>SPOTLIGHT ON BOTANIC APARTMENTS</h2>

Being situated on the ground floor, means Botanic apartment residents have access to their own private gardens which have been thoughtfully designed by renowned landscape architecture firm Openwork. The focus of the gardens aims to pay homage to the suburb’s leafy streets, while also nurturing a thriving ecosystem, with Openwork’s carefully considered plant selection consisting of high-nectar producing plants to attract birdlife.

Openwork founder Mark Jacques commented that the gardens of Provenance have been designed “as a love letter to the native birds of Melbourne”.

Credit: Beulah International</figcaption></figure>All four Botanic homes, designed by architecture firm <a href="https://www.urban.com.au/architects/fraser-partners-0">Elenberg Fraser</a>, feature timeless, open-plan living areas and a seamless connection to the outdoors, provided by large stacker-slider doors. Each meticulously landscaped garden will contain mature trees, vibrant guinea flowers, sprawling variegated spur flowers and bountiful ‘happy wanderers’, creating luscious sanctuaries, and a respite from urban city living.

Beulah International Director Adelene Teh explained that the goal for Provenance was to create spaces where there would be no trade-off on space, comfort or security.

A bird’s paradise: Beulah International collaborate with Openwork Landscape Architects to cultivate a series of ecological gardens

Melbourne-based developer Beulah International has just confirmed construction will be commencing on their 'Habitus' and 'The Grounds of Kew' developments. While the tightening of financial lending and construction delays have halted projects across Victoria, Beulah International have forged ahead with two of their luxury multi-residential residences following their off-the-plan sales success.

Ironside Construction (Luminary, Morton Park, Piper) has been engaged to build both developments with completion slated for mid-2020. Working off the contemporary designs of DKO Architecture and John Patrick Landscape Architects, Habitus town-homes in South Melbourne will be constructed from a material palette of  brass, steel and glass features, nestled within meticulously landscaped greenery.

The sawtooth roof profile perhaps provides Habitus with its most defining feature - a contemporary design response to its context at the threshold of industry and living.

Interiors of all 27 four-storey town-homes will be modern, with warm timber, natural stone and ribbed glass for added privacy.

Located in the heart of Kew, the residences will live up to the postcode's prestigious reputation, with private putting greens (for ground floor properties), gilded hardware, marble benchtops and butler’s pantries – The Ground of Kew encapsulates the glamour of multi-residential living.
