The top 6 Gold Coast apartment developments still to launch in 2022

The Gold Coast is always at its busiest over Christmas, as southern capital dwellers heading to the Sunshine State over the holidays.

And that's not lost on some developers who know there is always a considerable amount of interest in property over the booming December and January period.

Online search is up, and so is foot traffic. With just two months to go until the end of the year, a number of developers have seen enough early enquiry to be getting their projects in market before we close 2022 and new projects start launching in 2023.

We've had a look at the best Gold Coast projects launching before the end of 2022.

Project: North
Developer: Gallery Group
Address: 211 Surf Parade, Surfers Paradise
Apartments: 93

The national property developer Gallery Group is set to launch North, its sister project to Chalk on Surf Parade, in the coming weeks.

There will be 93 apartments in North, which will be taller than Chalk at 28 levels. Over two thirds of the product mix in North is two-beds. There will be 26 three-bed apartments and two four-bedroom skyhomes, as well as a ground level business centre, a gym on level 11, and a pool on level 12.

 

North has been designed by architects MAS, who took cues from Chalk. The aim was to create a "distinctly recognisable form that integrates into the established character of the area, whilst complementing its southern neighbour.

"Apartments have been designed with coastal living at the forefront of mind, with expansive living zones transitioning out to articulated balconies, offering privacy and comfort and encouraging the notion of sub-tropical Queensland living," MAS noted in their submission to the Gold Coast Council.

Developer: Chapter Two

The Brisbane developer Chapter Two is set to break into the Gold Coast market with its much anticipated Holm, Rainbow Bay development.

The development approved project, in the sought-after Rainbow Bay pocket in Coolangatta, will see 86 apartments developed across the 12-level project on Eden Avenue, just one row back from Rainbow Bay Beach and Greenmount Beach.

Two-bedroom apartments are expected to start in the $800,000's, one of the most affordable products in the area which has been one of the hottest pockets since the pandemic.

They'll offer a rare trifecta of views, with ocean river and Gold Coast hinterland outlooks, including views over Snapper Rocks.

Designed by Plus Architecture, some of the two-bedders will offer additional multi-purpose rooms, the same deal with the three-bedroom apartments.

The development will incorporate a top-floor residents’ club on level 12 that will include an ocean view infinity-edge pool; spa, sauna and steam room; a modern gymnasium and yoga deck; an outdoor dining area with barbecue facilities; and a fire pit space.

CBRE Gold Coast will be handling the sales.

Developer: Polycell
Address: 143 Surf Parade, Broadbeach
Apartments: 170

The busy Broadbeach market is set for another tower with the recently approved The Rochester by Polycell Group set to launch in mid-November.

The 39-level, BDA-designed tower, on a three-site amalgamation put together and sold by GV Property Group, will have 170 two, three and four-bedroom apartments, as well as two huge five-bedroom penthouses.

The two-bedders start from 93 sqm of internal space, 111 sqm including balconies.

There are two levels of amenity, the outdoor leisure facilities on level four including a swimming pool, play pool, spa, gym, gym studio, yoga lawn, sauna, and outdoor barbecue with dining spaces.

The Club Floor is located on level 26 and features a resident lounge, reading room, sky lounge, resident club, co-working space, media lounge and games lounge.

MOTIV will be handling the sales.

Following the success of their Infinity, Broadbeach development, Bassar Construction Group are set to launch their next in Broadie.

Bassar, who sold out the 62-apartment, 39-storey Infinity development in March, currently under construction on the corner of Surf Parade and George Avenue, will be creating a Eternity, around the corner at 14-18 Mary Avenue Eternity.

“The major appeal of this site is the unobstructed ocean views because that is what people expect when they visualise their sea change on the Gold Coast,” said Leo Sarris, who heads up Bassar Construction Group alongside Simon Bassil.

“Our commitment and focus remain in Broadbeach because we feel it is the suburb that caters for everyone and everything you need is within walking distance.” Located opposite Broadbeach State School, the site is currently home to two seventies-style blocks of flats across two titles."

Gold Coast-based Plus Architecture was engaged to conceive a slender design which improves upon an existing development approval sold with the site.

Eternity will offer three and four-bedroom floor plans ranging from 190 sqm to 300 sqm, in addition to the 500 sqm for the penthouse suites.

Apartments will each have a double garage, while the penthouses come with triple car parking, a rooftop terrace and a plunge pool.

Residents will also benefit from a magnesium pool and spa, infrared sauna, steam room, gym and residents’ lounge.

Kollosce will be handling the sales.

Developer: Morris Property Group

Apartments: 157

The longstanding ACT and Gold Coast apartment developer, Morris Property Group, will be launching two projects before the year is up.

The first is in Broadbeach, where Morris has big plans both this year and next. Another launching in mid-November, Crest, will have 157 apartments across a 37-level tower designed by the Canberra architecture firm Guida Moseley Brown.

The two and three-bedroom apartments start from level five, above the three podium levels and level four amenity.

The extensive amenity, wrapped in terraces with seating and dining areas, features a pool, gym, lounge space, a private barbecue and dining space which can be hired, and a communal barbecue area.

Also part of the level is extensive co-working space, with a number of single desk pods, office spaces, and boardroom-style rooms.

There will be a maximum of five apartments per floor, with just three three-bedroom apartments per level on the higher floors. 

Morris secured the two side by side Armrick Avenue sites last year, the two 647 sqm blocks totalling 1294 sqm.

Morris Property Group's second project is in Burleigh Heads, where they'll be launching a 25-level development around Christmas.

The new residential apartment building will comprise a majority of two-bedroom apartments with limited three-bedrooms located on levels 19 and above.

The building will also include four levels of underground car parking and an entire level dedicated to residents recreational facilities.

Company director Barry Morris acquired the double-block site last year through Antonio Mercuri’s GV Property Group following an expressions of interest campaign.

"We saw a great opportunity for this site as it's ideally positioned to offer direct access to popular destinations including James Street and Goodwin Terrace," Morris told Urban.

The planned apartment building is next to the previous MPG project Boardwalk Burleigh and will be the group's fifth project in Burleigh Heads.

MPG are currently building Sanbar Burleigh Beach nearby.
