Malaysian-backed developer <a href="https://www.urban.com.au/developers/mrcb">MRCB</a> has secured planning approval for Maris, its Southport tower offering a mix of just one and two-bedroom apartments, aimed at addressing the region’s growing need for affordable housing.

The approval aligns with both the Queensland Government’s Homes for Queenslanders strategy and the Federal Government’s National Housing Accord, which aims to boost housing supply in key urban centres.&nbsp;

With 92 one-bedroom and 88 two-bedroom apartments, the development delivers a rare configuration mix in the local market, where larger and more luxurious units have recently dominated.

This new housing stock is designed to be more accessible for first home buyers, downsizers who don't have significant budgers, and key workers — a key focus in the context of a nationwide housing shortage.

The tower, designed by Plus Architecture, places a strong emphasis on verticality and textured facades, enhanced by a natural, earthy colour palette.&nbsp;

The approved plans include a three to four-level podium that will home car parking and a communal recreation deck with a swimming pool, sauna, gym, and barbecue areas.

Lush landscaping across podium levels will soften the structure’s visual impact and provide a more human-scale experience at street level, contributing positively to the urban character of Southport.

The 63-metre building height represents a notable uplift from the previous 43-metre limit approved on the site in 2016. Planning consultants Urbis argued successfully that the tower’s scale and design align with the overarching vision for Precinct 3 of the PDA, and the approval now confirms that view.

Strategically located just steps from Broadwater Parklands Station and several bus routes, the site ensures strong public transport connectivity, while offering north-facing apartments with uninterrupted Broadwater views.

The Southport project is MRCB’s second foray into the Gold Coast apartment market, following the $500 million 26 Vista tower in Surfers Paradise. That development is over 80 per cent sold of its 280 apartments.

MRCB International is a wholly owned subsidiary of Malaysian Resources Corporation Berhad (MRCB), a publicly listed developer with a strong track record in urban regeneration and infrastructure delivery across Southeast Asia.

The Sundale Motel, currently occupying the 1,743 sqm site, will soon be demolished, paving the way for construction commencement later this year.&nbsp;

MRCB greenlit for Maris, Southport apartments

Busy Gold Coast developer Dankav is on a one-man mission to turn Mermaid Beach into a thriving new lifestyle precinct—one development at a time.

Having recently completed The Oxley on Lavarack Road, which is already serving as a key hub for one of the Gold Coast's most popular suburbs, Dankav, led by developer Daniel Veitch, now has plans for another similar project.

They’ve secured the 4,095 sqm site of the Mermaid Beach Shopping Village at 2375 Gold Coast Highway—a site that hasn’t traded in 14 years—and have filed plans for <a href="https://www.urban.com.au/new-apartments/the-alfred-2375-gold-coast-highway-mermaid-beach">The Alfred</a>, a new mixed-use village featuring 80 apartments and several hospitality venues, strategically located just a stone's throw from the new Mermaid Beach South light rail station.

Dankav enlisted BDA, the architects behind both The Oxley and LAANI—another Mermaid Beach apartment project soon to be completed—and J.AR Office to design the seven-level building, which will house 80 one- and two-bedroom apartments.

In their submission to the Gold Coast City Council, the architecture firms noted that “an opportunity exists to create a flagship mixed-use development that redefines the urban experience along the Gold Coast Highway.”

“Through considered analysis of the existing context of this area of Mermaid Beach and the envisaged potential for adjoining urban redevelopment, this design outcome will result in the addition of an elegant and visually interesting mixed-use tower with a highly active ground plane, which will provide considerable amenity for residents and visitors and become a complimentary and respectful addition to the ever-emerging light rail corridor of Mermaid Beach.”

The design proposition, they said, “provides a clear strategy of a generous and active ground plane, defined sight lines, visual permeability and creates a focus on the public realm.”

“A central atrium creates a human-scale and sub-tropical environment, extending the public realm into the site with connections to the existing street pattern. Above this sits a luxury residential tower which leverages the abundant amenity in the podium.”

The latest Home Value Index by Cotatlity (formerly CoreLogic), shows another month of growth in the local unit sector, with values rising 0.7 per cent in April.

Over the rolling quarter, unit prices have increased by 1.8 per cent, reaching a new median high of $849,000. Over the past 12 months, values have risen by 6.3 per cent, reflecting sustained demand and market confidence.

While many national property markets are now benefiting from a declining interest rate environment, the Gold Coast has remained relatively resilient throughout the high-rate cycle. The region’s strong performance has been underpinned by its lifestyle appeal, limited supply of new housing, and continued interstate migration—factors that have consistently supported price growth.

Melbourne-based developer&nbsp;<a href="https://www.urban.com.au/developers/hirsch-faigen" target="">Hirsch &amp; Faigen</a> filed plans for <a href="https://www.urban.com.au/new-apartments/marbella-broadbeach-7-9-surf-parade-broadbeach">Marbella</a> Broadbeach, a 31-level, $240 million apartment tower with 100 residences and extensive wellness offerings.

The project marks the H&amp;F's fourth Gold Coast venture, following the success of Hemingway at Palm Beach, Emerson at Kirra, and Yves at Mermaid Beach.

One of the busiest individuals in the development industry on the Gold Coast is John Kearney, who heads up construction company Greyburn and developer <a href="https://www.urban.com.au/developers/immerse-projects" target="">Immerse Projects</a>.

In April, Immerse filed for a new 14-level building in the heart of Kirra. The proposed development at Haig Street includes 105 apartments, with a diverse mix of two and three-bedroom floorplans designed to attract both downsizers and part-time residents.

The podium level will house a full suite of amenities, including a lap pool, gym, spa, work-from-home spaces, and children’s play area, underscoring the project's intent to create a balanced, multi-generational living environment close to the beach.

A rare new development is heading for <a href="https://www.urban.com.au/developments/miami-qld-4220" target="">Miami</a> where&nbsp;<a href="https://www.urban.com.au/developers/monaco-property-group">Monaco Property Group</a>&nbsp;paid $70 million for the holiday resort Nalu.

They have since sought approval from the Gold Coast City Council for a new 46-apartment development, a collaboration between&nbsp;<a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada Architects</a> and&nbsp;<a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a>.

The new project, which will retain the name Nalu, will feature a central resort-style wellness zone that includes a pool, hammam, steam room, yoga area, and hot and cold plunge pools.

More immediate new offerings are on the horizon in Main Beach and Broadbeach.

<a href="https://www.urban.com.au/developers/arena-property-group">Arena Property</a> secured final approval for <a href="https://www.urban.com.au/new-apartments/belle-vie-main-beach-47-pacific-street-main-beach">Belle Vie</a>, a 28-level residential tower in <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a>, in April. April also saw <a href="https://www.urban.com.au/developers/polycell-group">Polycell</a>&nbsp;approved for its redevelopment of the former Voyager Resort on Broadbeach's Old Burleigh Road.

The new 59-level tower will deliver 130 apartments, along with premium wellness facilities and a private resident-only Club Lounge on Levels 38 and 39.

The Gold Coast’s beachfront is on track to become the most connected coastal strip in the country.

The existing light rail system, known locally as the G:LINK, currently runs from Helensvale in the north down to Broadbeach South.

Stage three of the G:LINK will soon extend the line further south to Burleigh Heads, while stage four is set to continue the route all the way to Coolangatta and the Gold Coast Airport—a level of beachfront connectivity that even Sydney’s Eastern Suburbs can’t match.

Burgeoning Gold Coast developer Polycell is fast becoming one of the busiest developers in Broadbeach.

Polycell is nearing a sellout of <a href="https://www.urban.com.au/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a>, their debut apartment development on the Gold Coast, which they are currently constructing through their newly established construction arm. Just last month, the company <a href="https://www.urban.com.au/news/qld/first-look-polycell-approved-for-next-broadbeach-apartment-development">secured approval</a> for its second project at <a href="https://www.urban.com.au/new-apartments/167-old-burleigh-road-broadbeach">167 Old Burleigh Road</a>.

Now they've submitted plans for what will be their third project, having successfully completed the buyout of the apartment owners at the <a href="https://www.urban.com.au/new-apartments/sandpiper-broadbeach-155-old-burleigh-road-broadbeach">12-level Sandpiper building</a>, also on Old Burleigh Road.

It's the third time they've called on BDA to handle the designs, after the local architecture firm put the plans together for The Rochester and their other approved project.

They said in the design statement the project presents an exciting opportunity to create a landmark residential tower within the vibrant, high-density Broadbeach precinct.

"The proposed fifty two storey residential apartment tower will feature a timeless façade inspired by the surrounding coastal context, establishing it as a unique sculptural addition to the Broadbeach skyline," BDA noted.

"Carefully designed to respect the character of Broadbeach’s high-density precinct, the project addresses key opportunities presented by the site.&nbsp;The design highlights exceptional architecture, thoughtfully designed public edges, boutique communal amenities, and lush subtropical landscaping, making it a valuable and sustainable addition to the Broadbeach area."

They said the spacious apartments&nbsp;are designed to accommodate a range of varying demographics, with an emphasis on maximising natural ventilation and light.

Of the 216 apartments, 146 (or 67 per cent) will be two-bedroom. The plans incorporate 65 three-bedroom apartments, three four-bedroom apartments, and two five-bedroom, full-floor sub-penthouses, each spanning 736 sqm.

The lower portion of the tower will comprise just six apartments per floor, while&nbsp;the upper levels offers a selection of larger apartments.

Much like The Rochester, Polycell has proven themselves to be committed to a high-level of resident amenity, and Sandpiper will be no different.

There will be three levels of dedicated facilities, starting from the&nbsp;podium level which will feature a lap pool with floating day beds, a communal kitchen, dining and lounge area, a gym with a yoga room, a games room with a golf simulator, and a wellness area with a spa, hot and cold pluinges and a sauna and steam room.

The 33rd and 34th level of the building will be home to the residents club that will have similar amenity to the podium level, but also meeting rooms, a two-level club lounge with a spiral staricase, a wine room and ajdoining private dining areas, a library, and a cinema.

For years, Michelle and Wade had cruised the Broadwater, often docking at the Main Beach Yacht Club and dreaming of a life closer to what they call their second home.

The couple recently secured a three-bedroom plus multipurpose room residence in the Sunrise Tower of Lagoon,&nbsp;with panoramic views and an enviable connection to the Broadwater lifestyle they adore.

“We live on our boat just as much as we live at home,” Michelle said.

“We were spending holidays at the yacht club just around the corner. It was during one of those stays we first came across Lagoon—started looking at the floorplans and just thought, ‘We can really do this.’”

`The couple live in a five-bedroom, two-level home in Broadbeach Waters, but Michelle was ready for a change. She couldn’t convince Wade when they first looked at Lagoon, but they came back a year later when the project began rising from the ground and they could see extensive progress in construction.

“Once we saw it in real life, it all just clicked”, Michelle recalled.

For the couple, Main Beach and Lagoon offers everything they need.

“We feel like we’re not losing anything by downsizing, in both the space offered at Lagoon as well as the facilities like a lagoon style swimming pool and a top-tier gym.”

Their new home at Lagoon offers a low-maintenance, lock-and-leave lifestyle that supports both relaxation and activity. “When we’re home, I want to be on the boat, and not mowing lawns,” Wade said. “Lagoon gives us that freedom.”

They liked the peace and quiet of Main Beach compared to neighbouring suburbs, but also loved the fact it still has significant waterside amenities on The Spit and an increasingly thriving hospitality and retail precinct on Tedder Avenue and at Marina Mirage.

One of the main drivers in purchasing off the plan was what friends and locals said about those behind the project.

“Everyone knows Hutchies as a builder,” Michelle said. “Drew Group was a new name to us, but everyone we’ve spoken to in the local community has nothing but praise for Jon Drew. Friends who know people in the industry spoke very highly of him and we value their opinion.”

Hutchinson Builders is approaching topping out of the two towers. Drew Group expects Lagoon residents to move in over the summer.

From Broadbeach to Main Beach: Why local downsizers are making the move to Drew Group’s Lagoon Main Beach

The small Gold Coast suburb of <a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Palm Beach</a> has been one of Australia’s most in-demand locations for new apartments since 2020. Much of the suburb’s development has taken place— and continues to take place—along the Gold Coast Highway and just off the beachfront, where apartments are now achieving prices that would have seemed unthinkable just five years ago.

When Sydney-based developer <a href="https://www.urban.com.au/developers/abadeen-group">Abadeen</a>&nbsp;decided to introduce its luxury brand to the Gold Coast, it took a different approach. The group secured an amalgamated site on Mawarra Street, toward the northern end of Palm Beach and on the western side of the Gold Coast Highway. While not directly on the sand, the site is just 400 metres from the beach, allowing Abadeen to offer a broader mix of apartment configurations and price points—something rarely seen in a market where new apartments often start from $3 million.

Families are also showing strong interest in the project, thanks in part to Villea’s close proximity to Palm Beach State School, located just 300 metres away, as well as the large floorplans that range in size up to 163 sqm.

Abadeen finds untapped Palm Beach pocket for debut Gold Coast apartment development, Villea

A few days after confirming their $70 million purchase of an unrepeatable development site in Miami, <a href="https://www.urban.com.au/developers/monaco-property-group">Monaco Property Group</a> has submitted plans for their luxury tower in Miami.

They're sticking with the name Nalu, which is the name of the current holiday block that was developed as Nobby's Outlook in the 1970s. It currently&nbsp;comprises four connected two-level buildings with 46 two and three-bedroom apartments, most recently operated as long-term rentals.&nbsp;

Monaco Property Group, directed by Jonathan Grasso and businessman Jay McPhee, has had <a href="https://www.urban.com.au/architects/koichi-takada-architects">Koichi Takada Architects</a>&nbsp;work with&nbsp;<a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a>&nbsp;to create 46 apartments across a striking curved tower at 122 Marine Parade.

The two architecture firms shared in their design statement submitted to the Gold Coast City Council that Nalu "embraces the Miami context of lush landscape, open architecture, beachfront living and active lifestyle."

They said the building has&nbsp;been positioned to open out to the ocean, but also blend with the mountain behind.

The mostly four-level building, with a partial fifth level for private rooftop terraces in the more premium apartments, has been designed in a U-shape so the communal spaces face the ocean. Residents will have access to a central resort-style pool, lounge,&nbsp;gym, yoga area, hammam, steam rooms, and hot and cold plunge pools.

The 46 two, three, four and five-bedroom apartments have been designed to maximise views, ventilation, and solar protections, while also protecting the privacy of the residents.&nbsp;Each apartment features expansive wrap-around balconies that serve as outdoor living areas.

One basement level will provide parking for 139 residential vehicles and eight visitor vehicles, which will access Nalu from porte-cochère entrance on Fraser Avenue.

First look: Monaco Property Group reveals plans for new luxury Miami apartment development

Approaching a sell-out of its debut Gold Coast apartment development The Rochester, developer Polycell has its eyes firmly set on its next project.

They've secured approval for a 59-level tower which will be a redevelopment of the&nbsp;the landmark Voyager Resort&nbsp;at <a href="https://www.urban.com.au/new-apartments/167-old-burleigh-road-broadbeach">167 Old Burleigh Road</a>. Polycell acquired the timeshare building, and its valuable 2,076 sqm corner block that also fronts Elizabeth Avenue, for nearly $45 million in 2022.

They had Gold Coast firm <a href="https://www.urban.com.au/architects/bda-architecture">BDA Architecture</a>&nbsp;design the tower which will feature&nbsp;glazed façades and coastal-inspired curves to reflect the surrounding Gold Coast landscape.

One of the standout features of the approved design is its emphasis on preserving the site’s existing natural elements, particularly the iconic Norfolk pines lining the street front.&nbsp;

BDA Architecture described the design as “coastal tactility infused with a sub-tropical vernacular,” echoing the organic textures of the local landscape.

The podium will reflect a layered material palette and gently undulating forms that complement the surrounding urban and natural environments.

The development will house 130 apartments, ranging from two to five bedrooms. The approved mix includes 32 two-bedroom, 79 three-bedroom, 15 four-bedroom, and four five-bedroom apartments.&nbsp;

The four sub-penthouses and the sprawling two-level penthouse will feature a private cinema, a state-of-the-art gym with plunge pools, and a 14-metre lap pool.

Each level will be home to no more than three residences, ensuring privacy and exclusivity.&nbsp;

The development will also feature extensive resort-style amenities across both the podium and upper levels. These include two swimming pools on the podium, daybeds, barbecues, a yoga and Peloton room, sauna and spa facilities, a games room, and a suite of wellness areas.

On levels 38 and 39, residents will enjoy a members-only ‘Club Lounge,’ complete with a zen lounge, tea bar, library, cinema, personal training gym, wine storage, private dining rooms, and more.

The new project is similar in density to <a href="https://www.urban.com.au/new-apartments/the-rochester-broadbeach-143-surf-parade-broadbeach">The Rochester</a>, which is nearly sold out of its 182 apartments on Surf Parade.&nbsp;

First look: Polycell approved for next Broadbeach apartment development

Monaco Property Group has acquired the Miami holiday destination Nalu for $70 million in one of the biggest residential deals on the Gold Coast in 2025.

The acquisition by Monaco Property Group, a Gold Coast company associated with seasoned developer Jonathan Grasso and Australian businessman Jay McPhee, positions the group to create a landmark beachfront project on a site that has been a popular drawcard for locals and holidaymakers for decades.

Formerly known as Nobby’s Outlook and originally developed in the early 1970s,&nbsp;Nalu comprises 46 two and three-bedroom apartments that are currently offered as long-term rentals.

It consists of four connected two-level buildings in a square configuration that includes a central recreation area with two swimming pools, and underwent a major refurbishment in 2019 after which it was renamed Nalu – a Hawaiian word that translates to ‘wave’.

The property benefits from an idyllic location fronting Thorn Park and Miami North Beach while offering 80 metres of uninterrupted ocean frontage and a central location which is just a short stroll from the popular Nobby Beach retail and dining precinct.

Monaco Property Group is leveraging its extensive development expertise to reimagine the expansive 7,238 sqm site, with the company currently laying plans for an ultra-luxury new residential development that takes advantage of its unique location in one of the most sought-after coastal enclaves on the Gold Coast.

Among the latest high-profile developments undertaken by Monaco Property Group is the $114 million award-winning Capri Villas, a collection of 48 architecturally designed villas at Isle of&nbsp;Capri on the central Gold Coast, which are due for completion in Q3 of this year.

“We’re extremely excited to have secured Nalu, one the best beachfront development sites on the eastern seaboard of Australia,” Grasso said.

“The site is not only one of the largest beachfront development sites on the Gold Coast, but its position overlooking the beachfront and close proximity to the heart of Nobby Beach provides a truly unique opportunity for our team to create an incredible residential development that will be a legacy for years to come.”

Nalu was secured by Monaco Property Group through an off-market deal in which the company dealt directly with the vendor. Monaco Property Group plans to lodge a development application for the site with the Gold Coast City Council.

“We are very excited to be working up plans for a truly world class project on such a unique site with an incredible 80 metres of beach frontage, which is certainly a rarity on the eastern seaboard of Australia,” Grasso added.

“It’s a property that locals know well, which is why we have decided to retain the name Nalu as it reflects the vision we have for this property. It’s very rare to have a site bound by two natural assets, being the pristine beach frontage and the lush elevation of Nobbys Hill and Lions Head Park. In line with our founding philosophy, our plans for Nalu will be defined by a commitment to quality, legacy, incredible landscape, world-class amenity and wellness, and an architectural statement of excellence.”

Located at 122-130 Marine Parade, Nalu backs onto Nobbys Hill and the untouched natural beauty of Lions Head Park to the west, while offering ocean views to the Miami North beachfront and south to Coolangatta and Rainbow Bay.
