While many property markets across the country are cooling due to prolonged higher interest rate forecasts, the Gold Coast is gearing up for a big year in the off the plan apartment space in 2025.

In contrast to the national property downturn, new projects on the Gold Coast are still in high demand, driven by a significant imbalance of supply and demand.

According to Colliers, the Gold Coast new unit market reached new highs during the June quarter, with the average price hitting $1.77 million. However, Colliers noted in September that even an additional 2,000 apartments would not be enough to address the ongoing supply shortage.

CoreLogic's Monthly Index revealed that the broader unit market, which includes established apartments, townhouses, and settled new apartments, isn't as buoyant as earlier in the year. Despite this, developers are still seeing strong results when they can bring projects to market with all the right planning in place.

There's now a longer lead time between approval and launch, as developers are approaching the market with more caution than in the past three years. There are many factors driving purchasing demand, such as certainty around project delivery. One thing, however, that hasn’t changed is the sustained demand for new apartments.

Confidence is high that the market will experience another strong year in 2025. In this article, we’ll take a closer look at the key players, standout projects, and the best new apartment developments set to launch in 2025.

Who: Aniko Group

What: The Landmark

Where: 14 Seaview Avenue, Mermaid Beach QLD 4218

Apartments in the much anticipated $2 billion, four-tower Mermaid Beach precinct by Aniko Group, will become available to purchase next year.

The precinct-style development, known as The Landmark, will spread across a prime 1.1-hectare site on the corner of the Gold Coast Highway and Seaview Avenue. It will comprise residential, hotel, retail, hospitality, and commercial spaces, as well as significant amenities for future residents.

The Landmark has been designed by Plus Architecture and will deliver 821 apartments, over 10,000 sqm of A-grade commercial office and medical space, and a new casual fine dining and beverage precinct on the ground floor.

Aniko’s vision for The Landmark is to create a new lifestyle and tourism heart for Mermaid Beach that will leverage its prime location as the southern gateway to the heart of the Gold Coast’s bustling central beachside suburbs.

Aniko Group Managing Director George Mastrocostas said The Landmark will have every conceivable amenity onsite for residents, hotel guests and office tenants while being just a short walk to everything that Mermaid Beach and nearby Broadbeach have to offer.

“Residents will have access to facilities they are more likely to find in a holiday resort while hotel guests will have ready access to everything the Coast has to offer from the beach to shopping and theme parks.”

Sales are expected to begin in early 2025.

Who: Siera Group

What: Enderley Avenue

Where: Surfers Paradise

SIERA will launch its third local apartment development since breaking onto the Gold Coast development scene in 2021 with their debut project Tapestry.

SIERA, led by founder and managing director Brent Thompson, is gearing up the launch of its Enderley Avenue project at 8 Enderley Avenue, just off Northcliffe Beach.

The project, designed by BDA Architecture, will comprise 54 apartments across a 25-level building, a maximum of three apartments per floor.

There will be two levels of amenity, with the lower level hosting a communal mezzanine with a spa, gym and sauna, and the upper level with a lap pool with pool deck, barbecue alfresco space, a private dining area with a bar and cellar room, a games room, and a space with work from home facilities.

Thompson believes the majority of buyers at Enderley will be local downsizers.

"We want to really elevate the liveability factors of an apartment for a downsizer, and we think, on top of larger sized apartments with good design, we can do that with extensive amenity," Thompson says.

SIERA is soon to complete Pipis Bilinga, a luxury project on the beachfront, and is well into construction of Tapestry on Chevron Island, which will complete toward the end of 2025.

Sales at Enderley are expected to commence in early 2025.

Who: Morris Property Group

What: Crest Broadbeach

Where: Broadbeach

Prominent Gold Coast developer Morris Property Group will be launching the second stage of its popular Broadbeach development, Crest, early next year.

Having already sold nearly 70 per cent of the 184-unit first tower, Morris will take to the market the second tower with a similar apartment makeup.

The second tower will have 157 apartments over 35 levels, as well as a gym, pool, and barbecue area.

Morris' inhouse construction team has already started the build and is expected to complete both towers in mid-2027.

Who: Morris Property Group

What: Maison, Broadbeach

Where: Broadbeach

Morris will go again in Broadbeach in 2025, at completely the other end of the density-scale.

Similar to their recently completed Malo Broadbeach, Morris will launch Maison, just 18 three-bedroom apartments just a few doors down from its Opus development on Chelsea Avenue.

The second level of the 20-level tower will home the recreation with a barbecue area, gym and pool. The space will provide an outlook towards Broadbeach Park and maximise northern sunlight.

Maison will be Morris' 10th development in Broadbeach since they completed Verve in 2006. 

Who: Amalgamated Property Group

What: Affinity, Broadbeach

Where: Broadbeach

Canberra-based apartment developer Amalgamated Property Group is another who is doubling down in Broadbeach.

Approaching completion of Amaya Broadbeach, Amalgamated and joint venture partner Base Developments is set to release its next tower.

Affinity Broadbeach, at 40-46 Chelsea Avenue just 700 metres from Nikiforides Park, will have 185 two and three-bedroom apartments designed by DBI.

The recreational amenities for residents will be situated on the fourth level, offering a range of facilities such as a swimming pool, residents' lounge, community living area with barbecue and outdoor dining space, gardens, gym, sauna, and a yoga/meeting room. 

Who: Gordon Corp

Where: Palm Beach

Luxury developer Gordon Corp has teamed up again with the Mathieson family to make hay on the booming Palm Beach off the plan apartment market.

Early next year they will launch their nine-level building at 62-64 Jefferson Lane, just one row back from the beach.

The building, designed by Cottee Parker, will home 47 two and three-bedroom apartments. The apartments start from 115 sqm and range in size to 275 sqm. 

Private resident amenities have been incorporated on the ground floor. There will be a 15m lap pool with day beds and cabanas, a wellness centre with a cold plunge and a hot spa, as well as a sauna and steam room. The wellness centre will also feature a state-of-the-art gym.

Gordon Corp Managing Director, Tim Gordon, said the project was a welcome addition to the group’s growing residential portfolio, which includes the ultra-luxe The Mantaray Marina & Residences – its first project with the Mathieson family - currently under construction on The Spit.

“Luxury isn’t just in the location, it’s in the detail, and we’ve have been able to channel the same elevated design approach from The Mantaray into our plans for Palm Beach,” Gordon said.

Who: Macquarie York

What: Sunset Residences

Where: Surfers Paradise

Roy Skaf's Macquarie York will launch its Sunset Boulevarde tower, Sunset Residences, in Q2 next year.

The 17-level tower at 50 Sunset Boulevarde, on a prime 1,057 sqm riverfront block on the Nerang River facing the famous HOTA, will home 42 two and three-bedroom apartments, as well as a three-level, four-bedroom penthouse.

Each floor up to level 15 will accommodate just three apartments, varying in size from 96 sqm to 129 sqm. 

Among the amenities planned for residents is a dedicated recreation level on the second floor boasting a swimming pool, lounge area, BBQ space, gym, sauna, steam room, and work-from-home office space complete with desks and a boardroom. 

Who: Macquarie York

What: Cirrus

Where: Palm Beach

Macquarie York is also working toward a 2025 launch of Cirrus, which also recently received approval from the Gold Coast City Council.

Cirrus will comprise just 10 full-floor apartments and at two-level penthouse near the Palm Beach Surf Club.

Cirrus will also feature a level one recreation deck with a swimming pool and lounge area overlooking the ocean.

Macquarie York had Plus Architecture take the architectural lead for the development.

Who: Pask Group

Where: Burleigh Heads

Veteran developer Pask Group continues to expand its Gold Coast footprint with a new project in Burleigh Heads, following the success of its Palm Beach development, Esplanade.

The luxury project, designed by acclaimed architect Koichi Takada, will feature a 17-level tower comprising just 28 half and full-floor residences at 216 The Esplanade.

Approved plans include three-bedroom apartments starting at 205 sqm and full-floor four-bedroom residences exceeding 411 sqm, each with high-end inclusions such as butler’s pantries and wine storage.

The building will also house two dual-level penthouses, each with expansive outdoor dining areas, sun decks, and private plunge pools. 

Resident amenities are planned for the second level, offering a resort-style pool, ice bath, hot tub, saunas, gym, and yoga studio.

Who: MRCB

Where: Southport

MRCB is tapping the affordable Gold Coast apartment sector for its second Gold Coast project, following its 51-level Surfers Paradise tower, 26 Vista.

They're planning 180 one and two-bedroom apartments at 20 Queen Street in Southport, in the Southport Priority Development Area

The building, another designed by Plus, will offer resort-style amenities, including a pool, gym, sauna, and barbecue areas, with the podium also housing car parking and a communal recreation deck. 

The north-facing apartments will feature unobstructed Broadwater views, complemented by proximity to popular dining, shopping, and entertainment precincts. 

Who: Abedian & Co

Where: Broadbeach

The Abedian family, known for their legacy with Sunland Group, is bringing their signature style to Broadbeach with plans for a striking 47-level residential tower at 14-20 Mary Avenue. 

The project, designed by BDA, will feature 115 two, three, four and five-bedroom apartments opposite Broadbeach State School.

The design statement highlights an “elegant and curvaceous” structure, aiming to contribute a memorable sculptural element to Broadbeach’s evolving skyline.

Residents will have access to premium amenities spread across the fourth and fifth levels, including a 25m cantilevered lap pool, indoor and outdoor spas, a wellness center with a yoga room, sauna, and steam room, as well as a club room, private dining facilities, and a theatre room. 

Who: Mosaic

Where: Broadbeach

Next door to the Abedian tower, fellow renowned developer Mosaic is plotting a new 38-level residential tower at 22 Mary Avenue.

The project will mark Mosaic’s fifth Broadbeach project in recent years, building on the success of their previous developments Bela, Dawn, Lily, and Marella.

Designed by Melbourne-based Fraser & Partners, the development will feature 59 luxury apartments, including three-bedroom residences with expansive interiors and east-facing balconies, as well as three full-floor penthouses offering over 365 sqm of living space.

The project embraces minimalist design principles, emphasising structure and space, with a three-level podium for car parking and amenities. 

Residents will enjoy a range of facilities on the fourth and fifth levels, including a swimming pool, wellness area with multiple plunge pools and a spa, a gym, and a library lounge with workspaces.

Who: Abedian & Co

Where: Coolangatta

The Abedian family is waiting on the green light for its redevelopment of the former Greenmount Resort site in Coolangatta which they will likely secure next year.

The last update saw plans for two eight-level buildings with 45 apartments, joining previous plans for two 14-level buildings with 63 apartments at the northern end of the large 7,071 sqm block they bought for $42.1 million.

Over 100 apartments have been proposed on the corner site that borders Eden Lane, Eden Avenue, and the dress circle Marine Parade.

The Town Planning Report by Zone Planning said the architecture of the buildings has been carefully curated having regard to the built form, scale and appearance of the two towers on the northern side of the site.

"The proposed towers incorporate the same high-quality concave balustrades and wrapping balconies that project from the corners of the building, the report noted.
