September was a busy month in the Gold Coast off the plan apartment market, with significant activity in Main Beach and Palm Beach in particular

Gold Coast units have experienced robust growth throughout 2024.

According to the latest data from property analytics firm CoreLogic, unit values in the <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> increased by 0.6 percent in September, marking a 1.5 percent rise for the quarter.

The median unit price, which surpassed $800,000 last month, has now reached over $807,000—an increase of 12.3 percent since the beginning of the year.

In fact, this growth has outpaced that of houses, which have shown a slight decline of 0.1 percent in September, despite being up 12.1 percent for the year.

September was particularly active in the off the plan apartment market, with notable activity coming from <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a> and <a href="https://www.urban.com.au/developments/palm-beach-qld-4221">Palm Beach</a>.

<h2>What happened in Gold Coast’s off the plan apartment market in September</h2>

There was a mix of new apartment supply in Main Beach in September, as well as supply to come.

Builder developer Alroe Construction launched <a href="https://www.urban.com.au/new-apartments/lune-main-beach-19-21-rankin-parade-main-beach-qld-4217">Lune Main Beach</a>, a boutique block of six villa-style apartments across the road from Broadwater.

Located on the corner of Rankin Parade and Peak Avenue, Lune offers just half-floor apartments, each spanning nearly 300 sqm of indoor and outdoor living space.&nbsp;

Alroe has already started construction at Lune, which will welcome its buyers in mid-2025.

There's some more density planned for Main Beach, with boutique developer Arena Property Group proposing a 28-level tower with 70 apartments.

<a href="https://www.urban.com.au/architects/plus-architecture" target="">Plus Architecture</a>&nbsp;has designed the tower, named Belle Vie—French for "beautiful life"—to feature two distinct sections, separated by an amenities level on the 18th floor. This facilities level includes a residents' lounge with a games area, a library, and various lounge spaces.

Adjacent to the lounge, is a wine cellar, a private dining room, and an outdoor sunset dining area. This level also offers a dedicated work-from-home space with a boardroom, as well as a 91 sqm gym that includes a Pilates studio, a sunrise yoga deck, and a functional training room.

There were two big proposals in Palm Beach in September.

Mantaray Marina and Residences developers Gordon Corp and the hospitality Mathieson family are teaming up again, proposing a nine-level building on Jefferson Lane.

The building, a block from the beach designed by Cottee Parker, will have 47 two and three-bedroom apartments.

Sherpa Property Group is also continuing to double down on the Palm Beach apartment market. They've revealed their newest brand, Flourish, a collection of apartments that will target a diverse buyer mix, not just high-end downsizers.

The new development, Flourish on Sixth, will have 94 one, two and three-bedroom apartments, which are expected to be popular among first home buyers.

The biggest proposal in September however came from the heart of the Gold Coast.

Local developer <a href="/developers/andrews">Andrews Projects</a> revealed it was the buyer of the well-known <a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise">Orion Towers site</a>. One of the towers was approved at over 100 levels, which would have made it one of the tallest towers in the southern hemisphere.

Andrews however has pared back the plans for 1,100 apartments, instead opting for two 37-level towers with just under 400 apartments.

City Beat October 2024: Price growth continues in Gold Coast units as house market slows

Local developer Andrews Projects has submitted plans for its largest project to date: a $700 million twin-tower development in <a href="https://www.urban.com.au/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Andrews Projects purchased the 5,700 sqm site, two blocks from the beach at <a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise">3006-3016 </a><a href="https://www.urban.com.au/developments/surfers-paradise-qld-4217">Surfers Paradise</a><a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise"> Boulevard</a>, earlier this year. It's the well-known Orion Towers site, which had approved plans for two 104 and 73-level towers with 1,100 apartments.

In collaboration with renowned architects Bates Smart, <a href="/developers/andrews">Andrews Projects</a> has completely changed the original design, reducing the density by 65 per cent. The project will now feature two curved 37-level towers with 394 apartments ranging from one to four bedrooms.

The two residential-only towers will rise above a six-level podium that includes a double-height residents’ foyer, a co-working space for residents, a publicly accessible café opening onto a landscaped outdoor seating area, and four levels of above-ground parking enhanced by cascade planting.

With the growing trend towards wellness and urban bathhouses, residents will have access to state-of-the-art facilities on level six. These include two large outdoor pools, a Hammam, a steam room, plunge pools, saunas, a fully equipped gymnasium, and BBQ picnic areas, all integrated and framed by extensive subtropical landscaping.

The apartments, located from level seven through to level 37, feature&nbsp;wrap-around balconies designed to provide indoor-outdoor living.

The considered design staggers and rotates the two towers in opposite directions to maximize the number of apartments with beach and river views, with most two and three-bedroom apartments enjoying dual or triple aspects.

Andrews Projects Sales Manager, Sarah Andrews, said the project&nbsp;aims to establish a new residential address that embodies the essence of high-rise coastal living in Queensland’s distinctive subtropical environment.

“We are thrilled to be working with Bates Smart to bring this visionary project to life," Andrews says.

"Over the past few months, we have developed a fresh approach to beachside living, crafting apartments that offer enhanced liveability with abundant natural light, cross-flow ventilation, and dual-aspect living areas."

Andrews says the Gold Coast market&nbsp;is severely undersupplied, and this situation is likely to worsen.

Aniko are pushing on with projects in Hope Island and Brisbane as the Queensland market continues to boom

The Gold Coast developer Aniko Group have lodged plans for a $48 million luxury townhouse development in Hope Island.

They&#39;re hoping that, depending on sign off from the Gold Coast City Council, they will be able to start building the 58 luxury townhouses this year and have them completed by the middle of 2022.

The townhouse project at&nbsp;31-35 Grant Avenue sits next to Aniko&#39;s hugely successful $140 million apartment development 1 Grant Avenue (below), which&nbsp;they have nearly sold out. It&#39;s also near their $130 million residential precinct at 6-8 Sickle Avenue on the Hope Island waterfront which is soon to begin construction.

Aniko have also a foot in the Queensland capital and have been given the green light by the Brisbane City Council for their $52 million land estate in the high growth corridor of Ripley Valley in Brisbane&#39;s west.

The approval&nbsp;paves&nbsp;the way for a 219-lot residential community on the 24.6 hectare site within the Ripley Valley Priority Developer Area. There will also be a service station and convenience&nbsp;precinct as part of the development.

The proposed development will be delivered over five stages, comprising diverse housing lots averaging 400 sqm. Construction is scheduled to later this year with completion due in mid 2023.

&ldquo;This is one of south-east Queensland&rsquo;s fastest-growing urban areas, and it&rsquo;s also proving to be equally strong in terms of job growth, so we see a great future ahead for the project,&quot; George Mastrocostas said,

&ldquo;While the appeal of this region began with affordability, increasingly we are seeing more buyers choosing the western growth corridor for lifestyle. South Ripley will be a big part of this growth story and we are pleased to be part of it.&rdquo;

About a third of the site, which is bounded by Barrams Road and Cumner Road at White Rock, is dedicated to open space as Aniko Group takes a master-planned approach to its latest project.

This will include a 5000 sqm neighbourhood recreation park which will link up with two large-scale linear parks that will offer an extra layer of extended green space totalling more than 8.2ha across the new community.

&ldquo;We&rsquo;ve incorporated a fairly dominant green space network within this community, in keeping with the surrounding area,&rdquo; George Mastrocostas added.

&ldquo;The linear parks will tie in with the recreation park which has been designed to become a central focus for residents as the community grows.&nbsp;

&ldquo;We plan to develop the recreation park in the very early stages for the immediate benefit of residents.&rdquo;

The boutique 27 apartment development across 17 levels offers residents a luxury unseen in the between Surfers Paradise and Broadbeach for a number of years.

Miles Residences, Kirra Beach

The Miles Residences Kirra Point will be one of Kirra Point&#39;s most impressive towers when it&#39;s completed in 2023.

The development of 118 apartments is part of the redevelopment of the&nbsp;Kirra Beach&nbsp;Hotel. The brains behind the operation is the family-ran KTQ Group, led by Peggy Flannery, who are behind the award-winning Elements of Byron Bay.
