A fully leased office/warehouse property at Prahran in Melbourne’s inner east is on the market for the first time in 40 years through Teska Carson with expectations of more than $1.45 million.

The property, 11-13 Regent Street will be auctioned on Wednesday, September 7 at 1pm and comprises a single-level, 210 square metre building with an office area, and a clear span warehouse with roller door access. The 245 square metre site is zoned Commercial 1 and includes storage areas, on-site parking and 14 metres of street frontage.

According to Teska Carson’s George Takis the property will be sold subject to a short term lease to Big Blue Corporation at a current rental of $32,096 per annum net.  

"Regent Street is close to High Street and Chapel Street, which offer an abundance of retail, cafés, supermarkets, restaurants and other amenities," he said.

"It is also only four kilometres from Melbourne’s CBD via major arterial routes, train or tram, and within close proximity of lifestyle amenities such as Fawkner Park, Albert Park Lake and St Kilda. "
