Sydney's urban sprawl has seen developers look for opportunities outside the confides of the Sydney CBD and its immediate surrounds.

We've looked at the top five apartment developments west of Sydney, ranging from harbourside Putney to Sydney's second CBD, Parramatta, all of which are expected to launch in 2024.

Project: Marquette & Mary

Location: 4 Mary Street, Rhodes

Developer: Deicorp

This year Deicorp will launch Marquette & Mary, their $310 million, Fender Katsalidis-designed mixed-use tower in Rhodes. There will be 214 apartments across the 32-level building.

The City of Canada Bay Council Design Jury for the design excellence competition selected FK’s design for its “elegant internal apartment planning, the tripartite vertical rhythm of the facade and elegant tower form, along with the human scaled design of the podium. …The central courtyard providing light and natural ventilation, the provision of a public plaza at the southern entrance to the through site link and fine-grain design of the ground plane… “.

To the east of the site, a new public landscaped laneway, enlivened by active retail uses on the ground level, aims to connect the greater Rhodes area.

The materiality proposed on the podium references the masonry and brickwork heritage of inter-war period bungalow typologies historically known in the suburb. Adding an atrium to the north of the podium was a key design element to provide new apartment offerings, natural light and ventilation to the site.

The tower’s eastern edges are angled and feature a profiled facade. The sleek, glassy form minimises shadowing on an existing plaza adjacent to the site, creating a dynamic and articulated tower expression.

Project: Cosmopolitan Parramatta

Location: 34 Hassall Street, Parramatta

Developer: Deicorp

Deicorp will also Cosmopolitan Parramatta, their two 46-level, side by side towers in Parramatta which will add another 600 apartments to their portfolio.

Designed by Turner, Cosmopolitan Parramatta will comprise one, two and three-bedroom apartments which will sit above a new hub of retail village laneways with alfresco dining hospital.

The entire structure is inspired by a nature, offering a park-like experience for both residents and visitors. The apartment's design follows this theme, providing district views of nearby points of interest such as the river and parkland, inviting the surrounding nature in to each of the homes. 

Cosmopolitan is ideally located on Hassal Street, overlooking the park and next to the new light rail stop.

Project: Pier 20

Location: 20 Waterview Street, Putney NSW 2112

Developer: PERIFA and Abadeen

Newly launched Sydney-based development company PERIFA is partnering up with developer Abadeen on a waterfront precinct in Putney, intending to create a premium mixed-use development on the harbour.

The project, named Pier 20, spans 15,870 sqm and includes the refurbishment of Halvorsen's boatshed to create a waterfront dining and commercial area, the construction of two three-level apartment buildings, 18 three-level townhouses, and a 36-berth marina.

Pier 20, located near Putney Village, provides immediate access to major retail amenities and is within walking distance of ferry stops, train lines, and local parks.

Joe Tack, Abadeen's Chief Operating Officer, sees the project as a rare opportunity to regenerate a significant infill site with 300 metres of waterfrontage. 

The mix of townhouses, apartments, curated food and beverage options, and a new marina is expected to be a unique offering when the project is brought to market in 2024. Pier 20 is slated for completion in 2027.

Location: 9-13 Blaxland Road, Rhodes

Developer: Billbergia

National property developer Billbergia is seeking to create a new sustainable tower in the heart of Rhodes.

The proposed tower, located at 9-13 Blaxland Road, will rise 37 levels and home 244 apartments. It is designed to be environmentally friendly and aligned with the principles of the Rhodes Place Strategy. 

The apartments will sit atop a mixed-use podium with nine levels of basement car parking, a café, and outdoor seating.

The design also incorporates a two-storey high suspended Ficus tree at the entrance as a nod to nearby remnant giant Ficus trees from the early 1900s. 

The Group GSA-designed tower will be part of the Rhodes Station Gateway East precinct, rezoned by the NSW State Government in 2021, and is intended to connect various public spaces such as Blaxland Road, Rhodes Station, Churchill Tucker Reserve, McIlwaine Park, and Brays Bay.

The proposed tower aims to set a new benchmark for sustainable living, targeting a 7.4 Star NatHERS sustainability rating. It includes communal spaces, a rooftop tree canopy, and an infinity pool. 

The overall architectural concept is described as a "vertical forest," with a green façade providing both aesthetic appeal and practical benefits such as acoustic and urban heat mitigation.

The tower's design emphasises sustainability, with features like natural cross-ventilation, vertical biophilic gardens, and a focus on waste minimisation, recycling, green transportation, landscaping by Singaporean landscape studio Salad Dressing, climate adaptability, and eco-materials.

Location: 444-446 Concord Road, Rhodes

Developer: Meriton

Australia's largest apartment builder Meriton is gearing up for a new buy-to-sell project in Rhodes.

The $137 million project involves the development of two towers designed by Plus Architecture, comprising a total of 285 apartments on a 5,516 sqm site situated across Blaxland Road, Concord Road, and Llewellyn Street.

The apartment includes configurations in one, two, three, and four-bedroom, with over half of the units being two-bedroom apartments.

The project includes amenities such as nearly 1,500 sqm of communal open space, a rooftop swimming pool on the smaller building, and five levels of basement providing 283 car parking spaces, 678 bicycle spaces, and 57 motorcycle spaces. 

The Rhodes development will also have a 1,143 sqm medical centre, a 1,153 sqm child care centre, 529 sqm of commercial tenancy, and four retail tenancies totalling 626 sqm.
