Top Spring Australia's $500 million residential community, The Newlands, has made a significant mark as the first development approved in Lane Cove's rezoned St Leonards South Precinct. 

Designed by Bates Smart and landscaped by Arcadia Landscape Architecture, The Newlands emphasises a pedestrian-oriented precinct with a focus on the natural landscape of Newlands Park.

We recently visited the display suite, onsite at 21 Canberra Avenue, St Leonards, to look more into what's on offer.

Architectural Vision and Design

The Newlands comprises five buildings ranging from eight to twelve levels. The first released building, Verdant, offers 99 one, two, and three-bedroom apartments. These apartments boast garden terraces, communal lawns, and a pedestrian link to Newlands Park. The development’s emphasis on green spaces and natural aesthetics aims to provide a serene, urban living experience.

Verdant's Features and Market Appeal

High demand has prompted the expedited launch of the next building, Glade, a boutique nine-level building. Glade features one, two, and three-bedroom apartments alongside The Newlands' 5,700 sqm green spine. Colliers Director Daniel McMahon noted that the majority of buyers are professional couples, with significant interest from downsizers within the Lower North Shore area.

"The Newlands is a development for every generation," said McMahon. "The mix of buyers includes young families valuing the large apartments and parkland proximity, as well as empty nesters who appreciate the premium finishes and walkable lifestyle."

The most recent buildings launched were Saige and Gaia, which will form the heart of the masterplan.

Community and Sustainability

The community-driven design of The Newlands resonates with buyers’ values of sustainability and connection to nature. Around 90 per cent of apartments and terrace homes will offer green landscape views, with some providing direct park frontage. The buildings are interconnected by a 5,700 sqm communal green spine featuring boardwalks and lush landscapes.

Prime Location and Connectivity

Located just minutes from the heart of St Leonards, The Newlands is a 10-minute walk to the Harbour and close to Crows Nest and North Sydney, benefiting from the area's major projects, transport, and employment opportunities.

Market Reception and Pricing

Top Spring Australia broke ground late last year, with construction on stage one by 4.5-star iCIRT-rated builder Dasco expected to complete in late 2025. The project has garnered interest primarily from owner-occupiers attracted to its amenities and the green, harbourside lifestyle.

The Newlands is marketed by Colliers, with prices starting at $878,000 for one-bedroom apartments, $1.48 million for two-bedroom apartments, and $2.45 million for three-bedroom apartments. The next stage release will soon bring additional opportunities for potential buyers to join this thriving community.
