Inside the Capri villas: A development not seen in three decades, and likely never again

Boutique apartment developer&nbsp;Alroe&nbsp;is currently delivering the most luxurious apartment project in <a href="https://www.urban.com.au/developments/main-beach-qld-4217">Main Beach</a> right now.

Different to what would be classed as a typical apartment development, the residences at Lune have been designed to be more like exclusive villas, with just six apartments in the building, located on the fringe of Broadwater and only a short walk from Tedder Avenue.

We recently visited the Lune site and spoke with Tye Alroe about the project, alongside <a href="https://www.urban.com.au/project-marketer/new-property-agent-qld-npa">NPA Projects</a> Director Andrew Erwin, who is overseeing the sales and marketing of the apartments.

“We designed this architectural building to truly bring the outside in,” Alroe said, adding that the structure's half-moon design was inspired by the ebb and flow of the tides in Main Beach.

The apartments at Lune start from nearly 300 sqm and each have three bedrooms, three and a half bathrooms, and three parking spaces.

Both of the ground-level apartments, and the two two-level penthouses, each have their own private swimming pools.

"Many of our buyers have come from the immediate Eastlakes area, transitioning from older apartments that lack the modern floor plans, spatial planning, and amenities of a brand-new development."

The facilities, proximity to train and light rail stations, and immediate convenience of a Woolworths Metro downstairs, have too been key contributors to the successful relaunch of the project, developed by the respected Crown Group.

"I think the standout feature is the location of the project compared to others in the area," McGrath Projects agent Sam Noakes says.

TOGA's new apartment development, <a href="/new-apartments/the-kensington-147-151-anzac-parade-kensington">The Kensington</a>, is one of the most connected apartment developments the longstanding developer has produced in Sydney.

That's the view of Anthony Falas, who has spent the best part of a decade with TOGA across several developments in the company's long 61-year history.

The Kensington, 142 apartments currently under construction by 4.5 Star iCIRT rated builder DASCO, is located directly right outside a light rail stop, and is a short walk to the Prince of Wales Hospital and health precinct, the University of New South Wales, and Centennial Park.

While TOGA tends to build its own developments, given their new development portfolio that includes Macquarie Rise in Macquarie Park, Surry Hills Village, and a several large commercial and hospitality projects, they've brought DASCO in to deliver The Kensington.

“It’s a win-win for the customer,” Falas said, highlighting the added assurance that both TOGA and DASCO hold iCIRT ratings.&nbsp;This certification from Equifax is increasingly recognised as a quality benchmark in the property development industry.

The apartments at The Kensington will sit above seven retail spaces, something that TOGA always incorporates into its developments.

There are a variety of floorplans on offer at The Kensington, a mix of one, two, and three-bedroom apartments that will cater to a wide variety of buyers.

The Kensington also offers several SOHO apartments which combine commercial and residential with dual-entry access to essentially run a business from home.

There's a reason apartment developer TOGA is set to soar past delivering over 1,000 apartments in Macquarie Park.

<a href="https://www.urban.com.au/developers/toga-group">TOGA</a> Executive General Manager, Tony Falas, says <a href="https://www.urban.com.au/developments/macquarie-park-nsw-2113">the suburb</a> is incredibly well connected, with the shopping centre acting as the focal point as well as the university, hospitals, and public transport links to wider Sydney.

TOGA's latest development in Macquarie Park, following on from its successful Macquarie Central, Macquarie Green, and One Twenty Macquarie developments, is Macquarie Rise, three towers with 268 apartments above retail and commercial spaces.

Falas said they have&nbsp;focused particularly on the amenity at Macquarie Rise, as well as the quality of the finish, which they believe is the best quality in the area in the market at the moment.

"We have looked at the competition and we wanted to position ourselves at the top as far as quality is concerned, and that's been vindicated by the buyers that are coming through."

Residents will have access to a suite of amenities including a heated pool, gym, a resident lounge, karaoke room, and a bookable dining room.

There has been a mix of first home buyers and downsizers in the development that offers one, two, three and four-bedroom apartments.

Why TOGA likes to develop in Macquarie Park: Inside Macquarie Rise

The largest mixed-use urban development Perth has ever seen is underway in Burswood, with developer Golden Sedayu recently launching their 10-year masterplan, Burswood Point.

<a href="/new-townhouses/burswood-point-saintly-entrance-burswood">Burswood Point</a> will see the 38-hectares around the Belmont Racecourse redeveloped to home 4,500 new dwellings, including apartments and riverfront homes, as well as a full retail and commercial precinct with restaurants,&nbsp;markets, riverside parks, shopping centers, and luxury hotels.

With everything going on at Burswood Point, I caught up with&nbsp;<a href="https://www.urban.com.au/developers/golden-sedayu">Golden Sedayu</a>&nbsp;Sales Director, David Dragun, to talk in-depth about Burswood Point and the vision.

Dragun said that the team has worked closely with the local council and government to bring this huge project to life. With the country in a bit of a housing crunch, having a development this big is a huge plus for Perth.

The first stage, Somerset West, has already seen strong interest on the 95 one, two, three and four-bedroom apartments released.

The curved facades flow into the interiors, providing uninterrupted views of the marina both from inside the apartments and on the spacious balconies.

Entry to each residence is through a central lightwell breezeway, emphasising the indoor-outdoor design concept.&nbsp;
