<a href="https://www.urban.com.au/developers/golden-age-group">Golden Age Group</a> has appointed <a href="https://www.urban.com.au/developers/icon-construction-group">Icon Construction</a> as the builder for its high-rise development, SKY SQR, in Box Hill.&nbsp;

The $450 million project is set to transform <a href="https://www.urban.com.au/developments/box-hill-vic-3128">Box Hill</a> into a hub of connectivity and culture, featuring a mix of residential, retail, and community spaces.

<a href="https://www.urban.com.au/new-apartments/sky-sqr-517-521-station-street-box-hill">SKY SQR</a> will encompass nearly 50,000 sqm of build-to-rent accommodation, commercial and retail spaces, and a childcare facility.&nbsp;

It will also include 1,180 sqm open public space with multiple street frontages and a range of exclusive amenities.

The development partner, Local: Residential, will manage and operate 425 apartments.

SKY SQR will feature a three-level retail podium and food precinct with tenancies ranging from 16 sqm to 2,000 sqm.

Located 14 kilometres from the <a href="https://www.urban.com.au/new-apartments/melbourne-vic">Melbourne</a> CBD, SKY SQR is strategically placed near Box Hill Station and the newly opened Harrow Street Car Park—offering residents and locals a quick access to transportation and recreational hubs.

Golden Age Group appoints Icon Construction as builder for SKY SQR, Box Hill

Box Hill's drive toward increased apartment living rolls on with developer Golden Age Group on Friday further elaborating on its planned $350 million mixed-use residential development at 517-521 Station Street.

The project's move to planning tails initial success for Golden Age Group during 2017, when the site was rezoned from Public Use Zone to a Mixed Use Zone outcome. Golden Age Group picked up the current car park and childcare centre for $51.8 million in August 2016.

Initial plans drawn up by DKO Architecture have now been firmed and consist of two 18 level towers supplemented by a smaller building. Under those initial plans 429 apartments and 77 serviced apartments spanned the 7,244 square metre site.

Although not elaborating on the intended apartment mix, Golden Age Group's press release reinforces the developer's liking for Box Hill, along with a new childcare centre onsite that will roughly double in size the existing facility.

The suburb's's soon-to-be tallest tower will be supported by 7 basement levels accommodating 325 car spaces. The emergence of the jump form is a noteworthy construction marker in the project's 32 month designated construction time frame stretching through to September 2019.

Upon completion the DKO Architecture-designed Sky One will rise 36 storeys and house 438 apartments above 3 levels of retail and dining. 517-521 Station Street and Sky One are a mere 100 metres apart from one another.

Golden Age leads a flurry of Box Hill activity

It was announced this morning that Golden Age Group will develop the residential component of The Glen.

Vicinity Centres with co-owner Perron Group have decided to sell the air rights above the centre which is at the starting point of its multi-million dollar redevelopment. Urban.com.au <a href="https://www.urban.com.au/news/vicinity-and-pellicano-provide-monash-with-a-development-boost">reported last month</a> on Vicinity's construction launch of the $490 million project, which will expand the existing centre to include 78,000 square metres of gross lettable area.

Vicinity Centres has indicated that the majority of retail spaces within The Glen's first development stage has been leased. Opening late 2017, this initial stage will include an Aldi, Woolworths, Coles and over 60 specialty stores.

Multiple dining precincts and a new Town Square will spearhead the redevelopment's push to open up/be more expressive with its surrounds.

The Glen will open in a number of stages and is expected to be complete by early 2020.

Initially submitted at a lofty 86 metres to its highest point, The Glen's tallest residential tower was eventually approved at 64 metres or 20 levels. Smaller residential towers reach 12 and 13 levels respectively.

The tallest tower in the area prior to The Glen receiving approval is Australian Nan Xin Investment's Galleria at 52-54 O'Sullivan Road at 15 levels and 47 metres.

Under the approved plans, the 539 apartments are split between 155 single, 357 double and 22 triple bedroom and 5 quad bedroom apartments. Whether Golden Age Group pushes on with the approved design or seeks to alter the format/configuration of the three buildings remains to be seen.

Victoria One, Opera, <a href="/buildings/collins-house-melbourne-460-466-collins-street-melbourne">Collins House</a> and Sky One Box Hill represent the developer's projects currently at construction. Also in Box Hill, Golden Age Group are pursuing a planning amendment that will allow for the delivery of dual towers across 517-521 Station Street, whilst The Glen joins 85 Spring Street as projects that the developer has licked up post planning approval.

Golden Age Group adds The Glen to their portfolio

Box Hill continues to rack up significant planning applications, with the eastern hub showing no sign of slowing in its skyward progression. Three significant proposals are in the works, potentially adding hundreds of new apartments to the Box Hill market, which has well and truly blossomed over recent years.

Ausgood Development Pty Ltd is proposing a 14 level tower directly opposite Box Hill Hospital, the first time that a tower of that magnitude has ventured that far north within the Hospital and Western TAFE precinct. At 17-19 Arnold Street, Desyne Developments have conceived the proposal which includes 119 apartments above 4 medical suites.

Well away from Box Hill's Whitehorse Road spine, the proposal is more significant in size than any of the contemporary apartment developments adjacent to it.

Plans are afoot to rezone the land parcel acquired by the developer during 2016 from Public Use Zone to a Mixed Use Zone. If successful, the 7,344sqm site which cost Golden Age $51.8 million will be transformed into multiple residential towers.

Preliminary plans by DKO Architecture shows the site hosting dual 18 level towers, supplemented by a smaller 6 level building. In addition to 429 apartments, the scheme also calls for 6,638sqm of retail space, 77 serviced apartments, 1,950sqm of office space, a gym, 400sqm medical centre and a child care centre with capacity for 107.

Whitehorse City Council have provided support for the development, with the rezoning subject to a final nod from the Minister for Planning.

Sought is approval for the development of a 30 storey mixed use building for the 1,208sqm plot.

Last year Urban.com.au speculated that a <a href="https://www.urban.com.au/news/is-this-box-hills-next-big-tower">current design for the site</a> by Taouk Architects may be the design which is at planning. Whilst that remains to be seen, what is black and white is Box Hill's position now as Melbourne's dominant suburban apartment market.

After the addition of 17-19 Arnold Street and 517-521 Station Street, Urban.com.au's Project Database is now keeping tabs on 4,150 apartments across 34 projects which are currently in the <a href="/developments/box-hill-vic-3128">development</a> pipeline across Box Hill.

Falling under the Box Hill Structure Plan, although technically within Mont Albert, it's worth noting that 813-823 Whitehorse Road is also at planning. The high profile vacant corner site is subject to a Bruce Henderson Architects-designed 18 level apartment tower encapsulating 96 apartments.
