CoreLogic's Monthly Index for February showed further 0.6 per cent growth, taking the median unit value on the Gold Coast to $832,000.

The unit market on the Gold Coast shows no signs of slowing down.

After a brief cooling in December, where the market remained flat, 2024 still saw values climb by more than nine per cent.

The <a href="https://www.urban.com.au/developments/gold-coast-qld">Gold Coast</a> unit market kicked off 2025 strong, with a 0.5 per cent gain in January. CoreLogic’s Monthly Index for February revealed further growth of 0.6 per cent, pushing the median unit value on the Gold Coast to $832,000.

House values have followed a similar trajectory, with a 0.7 per cent rise in February. The median house value on the Gold Coast is $1.2 million.

The growth in Gold Coast property market aligns with national trends, as February saw a reversal of the short-lived housing downturn.&nbsp;

Although the national index increased by just 0.3 per cent, regional housing markets, including the Gold Coast, continued to outperform capital cities.&nbsp;

CoreLogic’s research suggests that this growth is being driven by improved buyer sentiment, spurred by expectations of lower interest rates and a slowdown in new property listings. &nbsp;

<h2>What happened in Gold Coast’s off the plan apartment market in February? &nbsp;</h2>

Sentiment in the Gold Coast off the plan property sector remained strong in February.

Although slightly softened from its 12-month highs in January, interest in new projects on the Gold Coast remained elevated in February, surpassing levels seen throughout most of 2024.

In February, views of projects in Surfers Paradise reached a new 12-month peak, surpassing even January’s numbers, reflecting continued strong demand in the heart of the Gold Coast.

While the market remained robust, February was a relatively quiet month in terms of updates.

<a href="https://www.urban.com.au/new-apartments/avva-19-anne-avenue-broadbeach">Avva</a>, the Greek translation for Anne which reflects the heritage of Bassar Director Leo Sarris, will feature a range of amenities on the podium levels, from a lap pool with day beds to a wellness area with a gym, yoga deck, hot and cold plunge, and a sauna and steam room.

Sarris said the conditions are right for their next installment of luxury in <a href="https://www.urban.com.au/developments/broadbeach-qld-4218">Broadbeach</a>.

"We're excited to announce the next Bassar tower following on from Infinity which sold out before construction completion," Sarris says. They've kept the same design team, with BDA again on board.

Broadbeach is always the most popular suburb on Urban for new apartments. Bringing more timely supply to the market in Febraury was&nbsp;<a href="https://www.urban.com.au/developers/amalgamated-property-group">Amalgamated Property Group</a>, who officially launched Affinity, their 39-storey development on Chelsea Avenue.

It's the first new development in Broadbeach to hit the market fresh in 2025.

Featuring 180 two and three-bedroom apartments, <a href="https://www.urban.com.au/new-apartments/affinity-broadbeach-40-46-chelsea-avenue-broadbeach">Affinity</a> aims to attract owner-occupiers with spacious floor plans, coastal views, and an extensive range of amenities, including a heated outdoor pool, gym, and private dining areas.&nbsp;

Construction is expected to commence in the second quarter of 2025. &nbsp;

Staying within the centre of the Gold Coast but on its fringe is Capri Villas. In February, developer&nbsp;<a href="https://www.urban.com.au/developers/monaco-property-group">Monaco Property Group</a> released the final stage of the gated community on the Isle of Capri, with construction progressing towards mid-2025 completion.&nbsp;

Offering something different to the new development market on the Gold Coast, <a href="https://www.urban.com.au/new-townhouses/capri-villas-81-salerno-street-isle-of-capri">Capri Villas</a> offer low maintenance living while retaining that feeling of living in a house.

The three and four-bedroom villas are spread across a 12,000 sqm community behind a secure gate only accessible by residents and its guests. Once inside the gates, it feels like an American country club, with private roads leading to the villas.

Bassar Group's penchant for Broadbeach development is set to continue with its latest apartment play.

Bassar, led by Leo Sarris and Simon Bassil, has filed plans with the Gold Coast City Council for a 33-level tower with 56 half-floor apartments on Anne Avenue, similar to their successful Infinity project which they completed around the corner in 2023 on Surf Parade.

Sarris says it's all about finding that sweet spot for both the developer and purchasers.

"We're targeting to provide a product that ticks boxes for location and local amenity to suit our buyers, but also being as simple as possible when it comes to design. If we simplify the design process, and give buyers what they need and not overdo it with unnecessary additional costs, we can then offer a competitive price point.

"We'll still be having large 166 sqm internal floorplans with three bedrooms, with just two apartments per floor. We know that's what our type of buyer wants after delivering Infinity."

When comparing to the COVID boom which Bassar benefitted from when they were marketing Infinity, Sarris says the landscape on the Gold Coast is now very different.

"Buyers are more savvy now," Sarris says.

"There was a time when buyers would pay anything to get into the Gold Coast market. Now, with the cost of living and increased interest rates, it's not as easy, so you really need to hit the sweet spot in terms of design which then informs the price you can sell the apartment for."

Sarris still expects some interest from the southern states, however acknowledging that demographic won't be as prevalent as it was several years ago. Local buyers are likely to dominate sales.

BDA Architecture, who designed Infinity, has been in charge of the architecture for the new project.

They said the new "modernist-inspired tower&nbsp;adopts an angular expression to its form."

"The tower floor plan is shaped to create striking oblique spatial expression. The tower form offers visually interesting angles to passers-by. The movement and angles reflect the subtle angles of the coastal context."

The new tower at 19 Anne Avenue will replace the 1970s MaxMar apartment block.

GV Property Group's Luke Reaby put the 1,032 sqm site together, amalgamating eight individual owners in the original two-level walk-up.
