PACE of Collingwood - 75 Wellington Street, Collingwood

PACE Development Group have pushed further into the suburban apartment market. Adding to their already impressive list of residential apartment projects is news that the firm will be involved in two new developments.

Whilst the wraps are due to come off a significant project in Melbourne's South East in which PACE will be a development partner, there's no mistaking their newest development at 554-558 High Street Road, Mount Waverley.

PACE as developer is seeking approval for 90 dwellings across the Mount Waverley site, replacing two low-rise brick commercial buildings which themselves form part of the Syndal Activity Centre along Blackburn Road. Staggered to a height of 8 levels, 554-558 High Street Road has been designed by Cera Stribley Architects.

Two basement levels and three ground floor tenancies form the balance of the development, with one space earmarked as a medical centre. Above, a mixture of one, two and three bedroom apartments are expected, ranging between 50sqm and 129sqm respectively.

The proposal is broken up into three distinct blocks - The Podium that addresses High Street Road and the rear carpark and recreational reserve, The Sandwich, which creates an immediate layer and The Crown, that floats above.

The primary design element is the grid. A simple yet powerful architectural expression that provides a balanced and subtle design response. This well refined expression ensures the building co-exists within its surroundings without trying to be overly striking, attention seeking or iconic.

The site in question covers 2,619sqm and has a 61.5 metre frontage to High Street Road. According to plans advertised with City of Monash, the project's complexion will be a mixture of glazing and metal cladding. Bronze, pale grey charcoal and white elements will define the building's look.

Cera Stribley Architects are also the design force behind another PACE development under construction, namely Pace of Northcote.

Mount Waverley joins Collingwood, Abbotsford, Doncaster East, Brunswick and Northcote as suburbs in which PACE has a current development interest. All six current projects also represent PACE's first foray into the respective suburbs, and a marked departure from the inner South East where PACE effectively served its development and construction apprenticeship.

With the recent commencement of works at Pace of Doncaster East, this brings to four the number of PACE projects under construction. The remaining projects at construction include Pace of Collingwood, Pace of Northcote and 808 Sydney Road.

PACE push further into Melbourne's suburban apartment belt

Buyers unsurprisingly are still showing a keen interest in <a href="/developments/collingwood-vic-3066">Collingwood's apartment market</a>, as demonstrated by Pace of Collingwood's strong sales.

Pace Development Group's latest project notched the enviable figure of accounting for 50% of the building's apartments during its first week at sales. This in turn has prompted Pace to commence construction on the project immediately, with an eye toward completion during the last quarter of 2017.

At 75 Wellington Street, Pace of Collingwood will include 77 apartments within the SJB Architects-designed 9 level edifice. As a developer/builder Pace will oversee construction of the project, which joins 808 Sydney Road and Pace of Northcote as fellow current builds under the Pace banner.

With a number of projects freshly completed and no sign of buyer intent waning plus a relative dearth of projects at sales, prospective Collingwood apartment purchasers will be limited in what they can secure.

As a point of reference, Urban.com.au has in the past highlighted the surge in apartment sales and subsequent construction boom that has blanketed many parts of Collingwood. Since late 2014, well in excess of 1,000 apartments have been completed in the area.

As these projects have been completed, others have filled the void, but in doing so have fallen well short of the volume of apartments being offered relative to recent years.

So much so the fresh release of Holme Apartments for sale is the only new release that buyers can peruse in Collingwood. The imminent release of 88 Cambridge will add to available buyer stock, as the Centreland Property-backed project looks to add 93 apartments to the suburb.

Collingwood still beats true for the apartment buyer

Starting with an alert from their architect about unused space at their display suite, PACE Development Group has begun a unique collaboration with co-Ground, a registered charity who has located a pop-up cafe on the land where the display suite for PACE's next project - PACE of Collingwood - will eventually rise.

<a href="http://co-ground.org/our-story/">Co-Ground launched in 2015</a> in response to the devastation caused by record-breaking category 5 Cyclone Pam in Vanuatu and their 100% of their profits generated by Co-Ground are channelled into support their education and livelihood programs across the Asia-Pacific region.

With PACE covering rent, electricity, water and other associated building costs, Co-Ground is set to maximise revenue for its charitable ventures, whilst at the same time bringing good coffee to the locals of Collingwood.

PACE of Collingwood is a 79 unit <a href="/developments/collingwood-vic-3066">development</a> located on the corner of Wellington &amp; Langridge Streets in Collingwood.  Building architect is <a href="https://www.urban.com.au/architects/sjb-architects">SJB Architects</a> and interiors by <a href="http://wearehuntly.com.au/">We Are Huntly</a>; the project is set to have a fully activated rooftop garden featuring an open-air kitchen, barbeques, entertainment areas, dining facilities and uninterrupted CBD view from the roof and from level 4 upwards.

The building will have 9 residential levels and 4 basement levels which house car parks and lock-up storage spaces.  The ground floor is set to house bicycle storage and 3 retail tenancies on the prime corner.

Pace initiates collaboration with Co-Ground at new project in Collingwood

Tram route 86 is the last of the routes in Northern Melbourne and it also happens to be the route with the largest development pipeline thus far in this series.

By virtue of the route passing through Fitzroy and Collingwood, Northcote and Thornbury, the emerging Preston cluster and then right out into the middle-to-outer north eastern suburbs, the route covers a lot of ground and therefore passes by a large population. The 86 is the 2nd busiest in Melbourne with 15.5 million trips recorded annually according to the publically available data on Yarra Trams' website.

The municipalities of Yarra, Darebin and Whittlesea are serviced by the 86 with all but 1 project on the Urban.com.au Project Database positioned near this tram corridor in Yarra and Darebin.

<h2>Fitzroy, Collingwood and Clifton Hill</h2>

Similar to the <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-11">11</a> and <a href="https://www.urban.com.au/news/melbournes-development-by-tram-the-96">96</a>, as the 86 passes through Fitzroy/Collingwood it passes properties with development-friendly zones - C1Z and MUZ.

Similarly as the 86 crosses Alexandra parade, Smith Street and Queens Parade have a liberal amount of C1Z as well as C2Z and some small parcels of GRZ2 and MUZ. A portion of Queens Parade near the intersection of Smith street is zoned Neighbourhood Residential.

<h2>Northcote and Thornbury</h2>

As the 86 tram crosses the Merri Creek into the City of Darebin, Northcote and Thornbury have 11 projects between them.

Excluding the properties located to the west of High Street just after crossing Merri Creek and a small section of Northcote hill, the properties directly facing High Street throughout the corridor all the way to Preston Junction are zoned C1Z.

<h2>Preston and Bundoora</h2>

It's a large suburb with the name and postcode present on both sides of Bell Street and three mini-clusters of new development within the same suburb are apparent.

Preston and Bell Stations (both out of the scope of this article) have various projects at different stages popping up next to them. And the High Street/Plenty Road intersection (Preston Junction) has its own mini-cluster - all of which are within the scope of this article.

The properties between Preston Junction and Bell Street are covered by a C1Z and GRZ2 combination and to the north of Bell Street along Plenty Road there's a mish-mash of C1Z, GRZ2 and Industrial Zones according to the most recently published <a href="http://planning-schemes.delwp.vic.gov.au/__data/assets/pdf_file/0011/178373/darebin11zn.pdf">Darebin planning maps</a>.

Beyond Reservoir, Plenty Road's zones become predominantly GRZ2 with the odd exception - there are three projects in Bundoora.

Melbourne's development by tram: the 86

There's news for Pace Development Group across a variety of fronts.

Firstly, the prolific developer has taken the 2016 Property Development Award at the Australian Property Industry (API) Excellence in Property Awards. St Kilda's 'The Icon' building was granted the citation as part of the event which recognises innovation and outstanding achievement s across the property industry.

Held last Friday evening, the award results from the deliberations of a group of property leaders which critically assessed all entries in their individual fields. The Icon landed the overall Property Development Award on the evening.

With George Windsor and St Kilda's 181 Fitzroy Street all but complete, construction has commenced on Pace of Northcote. In excess if 60% of the initial stage has sold, allowing Pace of Northcote to progress from sales release to construction in little more than a few weeks.

The developer's Northcote pursuit is joined by Pace of Doncaster East and 808-818 Sydney Road which are both at sales, while Ode St Kilda is also at construction. This quartet is set to deliver approximately 320 new apartments across four separate suburbs.

City of Yarra are now displaying the updated plans which carry an estimated development cost of $45 million. Gone is an earlier scheme for an 18 level tower, with a smaller tower installed in order to respond to the official feedback received from Council's independent Urban Designers. Greater setbacks to Johnston Street and Stafford Street have also been included.

At 12 levels, Pace Development Group is pushing to realise 148 apartments across the project, comprising of 66 x 1 bedroom, 7 x 1 bedroom plus study, 69 x 2 bedroom, 1 x 2 bedroom plus study and 5 x 3 bedroom options.

Pace scores a gong, and looks to score with City of Yarra

Does the humble display suite still hold prime position in a development's given marketing and sales game plan compared to a few short years ago? In a time where international marketing campaigns and channel sales tend to sop up a fair portion of apartment sales prior to their local release, perhaps the worth of a display suite in on the wane.

While hard numbers sell apartments to those intent on investing, the same can't be said for owner-occupiers who are altogether more discerning when considering their next property purchase. With this in mind Urban.com.au viewed the 181 Fitzroy Street display suite recently and spoke with Pace Development Group's Georgie Bott on why their display is at the forefront of the sales campaign.

Image courtesy Pace Development Group</figcaption></figure>And it's the display suite leading the way with Georgie Bott explaining that the majority of buyers passing through to date have been local; either from St Kilda or surrounding suburbs and with an eye toward returning to the bayside suburb or upscaling their current residence. The long, slender north-south positioned apartments within 181 Fitzroy Street have allowed for a relatively easy amalgamation of apartments where desired; as an example contracts have been signed for a single bedroom dwelling in excess of 100sqm - almost unheard of in Melbourne.

This willingness for prospective buyers to implement changes to the specified floor plans with the intent of tailoring internal spaces to their own wants and desires has been facilitated by the addition of multiple fully interactive touch screens within the display suite which essentially allows prospective buyers to design their apartment as they see fit.

Combining two apartments, removal of a wall, a reconfigured kitchen or applying upgraded fixtures and fittings; whatever the case the interactive screens allow prospective buyers a greater level of input in attaining what they want from an apartment, all with the swish of a finger.

Of all the display suites visited by Urban.com.au we can't recall this level of empowerment given to the buyer previously. It certainly happens, just not in such an easy to use manner and this is in part why the project has sold strongly to date according to Pace.

<figcaption>A typical kitchen as per the display suite</figcaption></figure>BR Demolition in recent weeks has brought the existing structure down to ground level, with the car park sub levels to be retained. This in turn has allowed construction of 181 Fitzroy Street to begin immediately.

Slated to be removed later in the year and occupying a corner pocket onsite, 181 Fitzroy Street will be built around the sales suite. The onus on owner-occupier purchasers has prompted a decision to retain the sales suite onsite as long as possible, although this in turn has posed somewhat of an engineering challenge for the in-house build team.

Construction has commenced on George Windsor, with the adjoining Henry Windsor building nearing completion. Marquee project The Icon continues to lose its scaffolding, revealing a multi-coloured exterior while <a href="http://www.odeapartments.com/">Ode</a> is the developer's latest exploit in St Kilda featuring an exterior influenced by local artist Matthew Johnson, as per The Icon.

Archer has risen above ground level on its way to delivering 87 apartments in bayside Mentone while 73-77 Wellington Street has a date with VCAT for the sake of expediency rather than any great misgivings Yarra City Council may have about the project. The Collingwood project represents Pace Development Group's first foray into Melbourne's ever-popular inner north.
