Maple - 121 Power Street, Hawthorn

<p>Continuing on our journey of taking a look at Melbourne's development along each tram line, we're kicking off 2017 with the 48 - the first of the "south of the river" routes, and the 75 - both of these routes leave/enter the city on the same corridor: Wellington Parade / Bridge Road.</p>

<p>As a reminder, I'm not including projects from the City of Melbourne or City of Port Phillip in any of these individual route analyses, for the simple reason that as the network "bunches" its routes the closer to the city, the more irrelevant an individual line becomes.</p>

<p>Nevertheless, such is the nature of the tram network in the east, that routes interact with each other on a grander scale compared to Melbourne's north (use the navigation section below to view routes in the north already covered) where the network is just like our heavy rail: mainly radial. The 48 &amp; 75 could be described quite easily as radial as well however the routes link up with others in the inner suburbs, particularly in Richmond, Kew, Hawthorn and Camberwell.</p>

<p>The 48 uses the relatively new Collins Street to Spring Street southbound junction and then continues along Wellington Parade and is one of the two main routes on Bridge Road. Crossing the river the 48 turns north to Kew and then continues in a north-easterly direction to its terminus at North Balwyn.</p>

<p>The 75 begins outside Edithad Stadium and runs down to Flinders Street and shares the same track as the 48 along Wellington Parade and Bridge Route.</p>

<p>Where the 48 turns northward once crossing the river, the 75 heads through Hawthorn, turns south on Power Street then heads east along Riversdale Road - sharing the tracks with route 70 in the process - then at Camberwell junction heads south east to Toorak Road and then all the way out to Vermont South on the Burwood Highway.</p>

<h2>Richmond</h2>

<p>It should come as no surprise that within Richmond, the section of Bridge Road between Punt Road and Church street has a very high concentration of projects - 12 in total.  Further down the hill toward the river, 5 projects are located either side of the tram corridor.</p>

<h2>Kew &amp; Balwyn (route 48)</h2>

<p>Kew junction features 5 projects with a further 3 located not far from the tram corridor. As route 48 climbs up the hill, the project density becomes sparse however there is one notable project located - depicted below - not far from the terminus.</p>

<h2>Camberwell, Burwood &amp; Vermont South (route 75)</h2>

<p>The 75 is one of the longest routes in the city and transitions through a wide variety of streetscapes.  In particular, as the route leaves Burwood-proper, the wider Burwood Highway sees the tram route run in its own right of way.  Interestingly, in this section, near Middleborough Road, a cluster of pipeline projects exists.  Ditto near Deakin University and Burwood East - clusters of 2 and 3 projects exist.</p>

Melbourne's development by tram: the 48 & 75

<p>Following on from <a href="https://www.urban.com.au/news/welcome-to-boom-town-melbournes-low-rise-high-density-projects-in-one-long-list">Friday's list of 2, 3 and 4 floor low-rise high-density projects</a>, today we're looking exclusively at projects which have either 5 or 6 floors.</p>

<p>There are 243 current projects in the list below and while the overwhelming majority of projects are residential, there are a few notable commercial projects such as the ABC's expansion of its offices and broadcast facilities on <a href="/new-apartments/southbank-vic-3006">Southbank</a>, the <a href="/developments/burnley-vic-3121">East Edge Botannica</a> project in Richmond and <a href="/developments/hawthorn-vic-3122">8 Hall Street</a> in Hawthorn.</p>

<p>Factoring in purely residential projects, the list of projects below yields 10,781 dwellings from planning assessment to construction.</p>

<h2>The low-rise high-density story</h2>

<p>Combining the numbers across both lists - that is, buildings with 2, 3, 4, 5 or 6 floors - there are just under 18,000 dwellings across 453 projects (2 more low-rise projects have been added since Friday's article). 46% of all projects on Urban.com.au <a href="https://www.urban.com.au/developments">Project Database</a> have 6 or less floors.</p>

<p>Furthermore Urban.com.au has site area data on 214 of the 453 projects outlined in the table above; this subset has an average of 312 dwellings per hectare. Dwellings per hectare = 10,000 ÷ (Site Area m<sup>2</sup> ÷ Dwellings).</p>

<p>Where Friday's list has projects which provide a good insight into what is possible in the residential growth zone throughout the Metropolitan area, today's list looks at the small step up into areas where suburban structure plans encourage higher-density development.</p>

Melbourne's low-rise high-density: all projects with 5 or 6 floors in one long list

<p>Urban.com.au recently caught up with ICD Property's Director of Operations and Development Manager, Sal Quah, along with ANGLE Director Lachie Gibson just prior to the official launch of the Maple Hawthorn display suite.</p>

<p>Having visited a number of display suites over the years, I can safely say that the Maple display is in the upper echelon. Sal took me through the display suite explaining the rationale behind the interiors, the layout of the apartments and the flexibility they offer to residents to really customize the apartment to suit their needs, be they single, married or with a family.</p>

<p><em>Laurence Dragomir: How did ANGLE come to be involved with the project? ICD owned the site for a number of years.</em></p>

<p>Sal Quah: The last couple of years we've been focusing on some of our larger projects and the smaller ones like Maple were just sitting there so we gauged buyer interest but also interest from development partners and ANGLE was one of the names put forward to us. We were really impressed by ANGLE and they actually reminded us a lot of ICD Property when we started in Melbourne. The research they undertook and the final presentation they put together for the project was far beyond anything we had expected. In the end it became a really easy decision.</p>

<p>Lachie Gibson: We've really enjoyed working with ICD Property, the whole team there is really young and passionate.</p>

<p>SQ: There's a real synergy that's developed between us.</p>

<p>LG: We went out to dinner with all the guys and we all pretty much hit it off straight away. It's been really smooth sailing all the way through on the project which isn't always the case.</p>

<p><em>LD: ICD already had the project in the works when you were marketing Eq Tower?</em></p>

<p>SQ: We had You and I and this site before we started on Eq Tower. Eq pretty much took up all of our resources.</p>

<p><em>LD: How did the name Maple come about?</em></p>

<p>LG: The inspiration was the maple tree on level 3. We wanted something that was really different and unique. Hawthorn's generally really known for being a green, leafy suburb so the maple tree as a feature was something we hadn't seen done here in Australia, particularly on a project of this size. It makes the corner of the building a real feature so essentially it was really about choosing what that tree was going to be. We love maple trees - my old man is actually a big fan of maple trees - but it also ties in really well with the architecture and there's a bit of Japanese inspiration in there.</p>

<p><em>LD: It's interesting that the maple tree idea came first and that as a result it has essentially become the identity for the building.</em></p>

<p>LG: It was really organic wasn't it Sal?</p>

<p>SQ: Yes, very spontaneous.</p>

<p>LG: In the end it seemed pretty obvious - why don't we just call it Maple? We thought that's not a bad idea, but let's sit on it and explore other options and then just came back to that. What's pretty cool as well is that it will change colour all year round. In summer it will be green and provide protection for these guys, but then come autumn it will turn red and in winter it'll let light in.</p>

<p>It makes for a really dynamic building - all these screens are sliding, they feather so as you move around the building, it changes appearance. The rationale I suppose in distinguishing the lower levels to the upper levels - is really about creating two parts to the building. The 'podium' levels are really guarded - it's a busy corner so the residents need privacy whereas on the upper levels, you're raised up and setback from the street so it's a lot more open and privacy is not as much of an issue.</p>

<p><em>LD: I think what's great is the residents have their privacy but being such a prominent corner the podium levels still have an active and animated facade unlike for instance above ground car parks. I was saying to Sal earlier, I really like how the balcony deflects inwards to embrace the maple tree.</em></p>

<p>LG: There was a fair bit of work involved in getting the detailing right for that but it's a pretty cool feature, especially for the people who will own the apartments around it.These are million dollar apartments up there and everyone gets the benefit of the canopy and its coverage.</p>

<p><em>LD: What's been interesting - and Sal and I were discussing this earlier - is the standard and quality of apartment buildings of this size and scale, particularly in the inner city, has gone up in the last couple of years. Looking at some of the finished and joinery etc. it seems quite apparent to me that with a development such as this you're really targeting that owner-occupier market. Would that be right?</em></p>

<p>LG: I would say that Melbourne is definitely a world leader in this space. We do a lot of creative marketing through another business called Earl Street and we were up in Sydney yesterday with some clients and you see the quality of the architecture up there and it's not even close to what we have here in Melbourne, which is probably 5 years ahead, and I don't know if Sydney will ever catch up. I think its born out of not only being competitive but the creative industry in Melbourne's so strong and thriving; in hospitality, in fashion etc. I think we're streets ahead.</p>

<p>SQ: I think it's also the culture created through migration and intellectuals bringing these really global ideas and way of thinking.</p>

<p>LG: That's a really good point. Plus the size of the stock's another one as well - you've sort of picked up on the owner occupier focus.</p>

<p><em>LD: Sal took me through the floor plans earlier and I noticed the one bedders are a decent size. They were about 54sqm from memory?</em></p>

<p>LG: The smallest apartments start from 51sqm which is pretty rare these days. But we made a real push for that.</p>

<p><em>LD: I've had a look over the layouts and I think they're great - all the apartments seem really well laid out, all bedrooms receive natural light and ventilation.</em></p>

<p>LG: The project threw up some really interesting challenges and I suppose came up with some responses that were really pushing the boundaries in that we hadn't really seen layouts like that. Particularly these two bedders there's no saddlebacks, no borrowed light which we're really proud of but getting these two bedrooms out onto the facade works really well.</p>

<p>A) You get a lot of natural light to all your rooms B) you get more privacy to your living area and C) you get a deck with 3 different interfaces and allows for a much more square shape which makes it really usable.</p>

<p>On the lower levels you can close the screens and open up the bedroom doors or the living area and still have that level of privacy. We've never really seen a floor plan like this so we took a bit of a risk with it.</p>

<p><em>LD: Is there scope for ANGLE to move on to larger projects? And will we be seeing more ICD and ANGLE joint projects in the future?</em></p>

<p>LG: I think the answer to both questions is definitely. We've really enjoyed working with ICD and look forward to any future opportunities to do so.</p>

<p>SQ: The feeling from ICD is mutual.</p>

Maple Hawthorn: interview with ANGLE's Lachie Gibson and ICD Property's Sal Quah

<p>Valued at $30 million, <a href="http://www.maplehawthorn.com.au/">Maple Hawthorn</a> is a freshly launched residential project located at 121 Power Street Hawthorn. A joint collaboration between <a href="http://www.icdproperty.com.au/">ICD Property</a>, <a href="http://www.angle.com.au/">ANGLE</a> and <a href="http://www.buxtongroup.com.au/">Buxton Group</a>, Maple was officially launched last week at the onsite display suite.</p>

<p>The 6-storey building comprises 51 apartments - 24 x one, 24 x two and 3 x three-bedroom - and has been designed by Stokes Architects with interiors firm Studio You and Me plus landscape designers Urban Commons also on board. ANGLE has over the years gained experience and built a track-record in developing in the Hawthorn area, following the success of its previous development, Luton Lane, which holds the same design team.</p>

<p>Maple's proximity to cafes, boutique shops, parklands and schools, along with Hawthorn Train Station and the Yarra River Trail - all within walking distance - is all part of the appeal of living in the area.</p>

<p>ANGLE Director, Lachie Gibson, said Maple Hawthorn is a joint venture project with respected Melbourne based developers, Buxton Group and ICD Property, and presents the best of true contemporary apartment living.</p>

By simply opening or closing a sliding door, the apartment spaces can be transformed into a dining room, study, spare bedroom or kids play space, depending on the needs of residents.</p>

<p>“Many homebuyers today look for flexibility in floorplans and this simple yet clever design consideration carefully reconfigures the living space for the resident’s everyday needs,” said Gibson.</p>

<p>With views across Melbourne’s skyline, Maple is oriented toward a north-westerly aspect ensuring light penetration to apartments. ICD Property, ANGLE and Buxton Group launch Maple Hawthorn

<p>A little over a year ago Urban.com.au ran a piece on Hawthorn, highlighting the <a href="https://www.urban.com.au/news/hawthorn-apartment-market-the-quiet-achiever">increased number of apartment developments</a> aiming to begin construction, with a high concentration around Burwood Road. Fast forward to earlier this week and the latest crane was erected in the area, marking Hawthorn and Hawthorn East as apartment hotspots.</p>

<p>Since the August 2013 article Urban.com.au has tracked 492 apartments through to completion within Hawthorn over a number of developments, ranging in size from 20 apartments to <a href="/new-apartments/atria-291-burwood-road-hawthorn">Atria's</a> 249 apartments. Providing upwards of 1000 new residents for the suburb, the number of apartments completed is nearly matched by the number either under construction or due to commence.</p>

<figcaption>Syracuse gains its crane, joining the Hawthorn ranks</figcaption></figure><p>Currently tower cranes are present on four of the six major apartment projects under construction in the area. <a href="/new-apartments/brilliant-hawthorn-30-lilydale-grove-hawthorn-east">Brilliant Hawthorn</a>, Syracuse, <a href="https://www.urban.com.au/buildings/my-place-hawthorn-10-albert-street-hawthorn-east">My Place</a> and Hawthorn Hill constitute those four projects with Averi and <a href="https://www.urban.com.au/buildings/8-montrose-street-hawthorn-east">8 Montrose</a> also in the construction mix. Combined these six under construction projects add a further 447 apartments around Burwood Road, with the exception of Averi which is located south of the strip.</p>

<p>Further west along Camberwell Road, <a href="https://www.urban.com.au/buildings/leo-18-camberwell-road-hawthorn-east">Leo Apartments</a>, <a href="https://www.urban.com.au/buildings/elmington-96-camberwell-road-hawthorn-east">Elmington</a> and <a href="https://www.urban.com.au/buildings/solstice-apartments-138-camberwell-road-hawthorn-east">Solstice</a> are at varying stages of construction. Together these add an additional 264 dwellings to the Camberwell Road strip between Burwood Road and Burke Road which has in recent years become a desireable location for buyers in its own right.</p>

Beyond the current group of apartments under construction a number of approved/at planning projects are set for Lilydale Grove with <a href="/buildings/esquire-hawthorn-18-lilydale-grove-hawthorn-east">18-22 Lilydale Grove</a> and <a href="/new-apartments/24-lilydale-grove-hawthorn-east">24 Lilydale Grove</a> in the Urban.com.au Project Database.</p>

<p>JD Group's <a href="http://jd-group.com.au/projects/domestic/196burwood">196 Burwood Road</a> is a prime example of the multitude of large, low-rise development sites within Hawthorn and Hawthorn East falling under the control of property developers with sizeable apartment projects in mind. And it's for this reason that certain areas of Hawthorn and surrounds are set to continue their rapid transformation into high density enclaves.</p>

Hawthorn in construction mode

<p>A stone's throw from the sacred cow that is Camberwell, a subtle yet concerted change has taken effect over both Hawthorn and Hawthorn East. While all three suburbs fall within the city of Boroondara, Camberwell remains staunch in its opposition to any development with the likes of Geoffrey Rush and Barry Humphries leading the charge, with the failed Camberwell Station development firmly in mind. Both Hawthorn and Hawthorn East have in recent years headed down a different path with apartment developments slowly, and now rapidly gaining a foothold.</p>

<p>Five large apartments developments are currently under construction in Hawthorn, they being <a href="/new-apartments/atria-291-burwood-road-hawthorn">Atria Apartments</a>, <a href="http://www.emblemapartments.com/welcome">Emblem Hawthorn</a>, Riva Hawthorn, The Collective and <a href="http://www.sconstruction.com.au/22-wattle-road-hawthorn/">22 Wattle Road</a>. Together these five projects will deliver an impressive 491 apartments into an area well served with Public Transport links, retail and commercial space, Swinburne University and a 119 room hotel run by Asian Pacific Group. Clearly the infrastructure exists for substantial apartment development and developers have come knocking, so in no particular order we will look at what's upcoming for the area.</p>

<h2>Hawthorn Hill - 410-420 Burwood Road, Hawthorn</h2>

<p>Set behind a historic mansion, Hawthorn Hill apartments is the latest project from developer Equiset. Designed by Bates Smart, the nine level building is currently at registrations via the project website. The building will carry 64 apartments and 62 car parking spaces in what will be a high-end apartment building with expansive views owing to its heightened location. A public launch is pending.</p>

<p>The Independent will be the latest offering from ICD Property. Turning to Orbit Architecture once more, the design supersedes a previous scheme and instead will seek to deliver this fetching project. Details are sketchy but the six level project will avail itself soon enough.</p>

<p>One of the growing throng of apartment projects within close proximity to Auburn Station, My Place Hawthorn won approval via VCAT last year. A fully functional display suite is onsite yet the project has not launched publicly. The seven level, L-shaped project which also fronts Lilydale Grove has been designed by Carabott Holt Turcinov and will hold 151 apartments according to its planning application. The building will include an expansive courtyard designed by Jack Merlo.</p>

<p>With a sales campaign held early last year Alta Apartments seemingly faltered. Quite honestly we don't know too much about this project but a number of online sources say the project will be launching soon - time will tell. Designed by Crosier Scott the project fits in 41 apartments in a project fitting in both scale and design quality.</p>

<p>70% sold at launch last weekend. Not too shabby at all for the team from Kokoda Property Group who with Artisan Architects have conceived Leo. The project will take its place on the ever popular Camberwell Road where projects up to six levels are/will be the norm. 88 apartments in total meaning roughly 26 still at market as of earlier this week - snap to it!</p>

<p>A product of ITUM Property and BG Architects, Hawthorn Black will contain 55 apartments in an altogether decent looking building. Platinum Construction have been engaged to build the project so a start seems imminent. ITUM's website describes the project as "An economic and eco-friendly building, inflected with a touch of the area's history and an aesthetic affinity to its environment. The apartment complex features Hawthorn Black Brick which pays homage to the visual style of bygone Hawthorn."</p>

<p>Syracuse Hawthorn has ringed up 60% sales according to the projects website. Slowly but surely the little apartment project that could has moved the majority of its 27 apartments on offer. Apartments still available but this project in a quiet pocket off Burwood Road will move to construction seemingly quite soon.</p>

<p>66 apartments are up for grabs within Brilliant Hawthorn. A product of Topgan Group and Interlandi Mantesso Architects, the project has gone through the standard channels for construction tender with Hacer, Becon,Construction Engineering, Buildcorp Commercial and Harris HMC jostling to deliver the apartment project. A mix of one and two bedroom apartments are available with an overall sales worth of $45 million plus.</p>

<p>The website has yet to divulge much information but Solstice looms as one the area's premier apartment developments with Fender Katsalidis and Benson Property Group teaming up to conceive this 108 apartment project. Visually top notch with a large internal courtyard, Solstice will carry 31 one bedroom apartments and 77 two bed options. Last night (21st August) Marshall White and Australian Finance &amp; Property Solutions Group (AFPS Group) held an information night onsite at 138 Camberwell Road, so a public launch is imminent.</p>

<p>While the nine above projects are set to add approximately 640 apartments to the area's stock, they also ensure that Hawthorn/Hawthorn East will be home to a number of tower cranes for the foreseeable future. Coupled with the cluster of projects mentioned at the head of the article already under construction and over 1000 new apartments will be added to the area in the short/medium term with a broad choice of designs, layouts and amenity available.</p>

<p>Impressive yes, but in an upcoming article, we will look at a number of planning applications/projects within Hawthorn/Hawthorn East that have yet to make their mark.</p>
