Melbourne based developers <a href="https://www.urban.com.au/developers/icd-property">ICD Property</a> have partnered with Ohmie Go – a local Australian tech start-up – to launch the country’s premiere electric car-sharing service. Ohmie Go will be run out of ICD Property’s landmark development, Eq. Tower, a 63-storey residential building comprised of 633 apartments. The electric car-sharing service will join a long list of the award-winning building’s resident amenities, including karaoke rooms, games rooms, resort-style spa facilities and more.

Tower</a> will have access to two brand new Kona electric vehicles, which can be booked, unlocked and billed via the Ohmie Go app. At this stage, the developers have identified that two cars would be sufficient to accommodate the requirements of Eq. Tower residents but will consider adding more should the demand for shared cars increase.

If you don’t own a car in Australia’s major cities, there are plenty of convenient transport options, which even involve car use, just not your own. Uber and car-sharing are two complementary modes of transport to the great public transport infrastructure in Australia’s cities, as well as cycling, walking and e-scooter/bikes.

To rent a car will cost $15 per hour, with a daily cap of $79 – giving users the flexibility to take the car for a long weekend away, or just a quick school drop off.

Ohmie Go has been supported by automotive giants Hyundai, as well as JET Charge (Australia’s leading electric car recharging company), with plans to expand to other residential developments across Australia in the near future.

Australia welcomes first ever electric car sharing service

With the release of Infrastructure Victoria’s first ever 30-year infrastructure strategy, the state is set to discuss the draft’s proposed developments and projects before the review of the final strategy in parliament in late 2016.

The blueprint aims to address areas in need of improvement including congestion and housing. It also seeks to provide infrastructure to increase Victorian’s access to essential services such as jobs and education in order to build and sustain the state’s businesses, industries and communities.

The draft outlines a number of initiatives to be delivered over the next three decades to shape the best possible outcomes for the state in years to come. Initiatives range from construction projects to regulatory measures concerning transport pricing and affordable housing.

The 30-year strategy will allow the state to prepare for population change, reduce disadvantage, connect people to jobs and increase workplace participation to offset an ageing population. Moreover, it is expected to drive productivity, support the economy and look at strategies to produce and consume resources in an environmentally friendly manner.

As Australia faces rapid changes with an ever growing population and urban density on the rise, inevitable questions of living conditions, urban sprawl and property demand emerge.

Viable solutions to accommodate population growth and combat urban sprawl lie in the realm of the city’s building and construction future. Solutions include urban planning, green solutions, liveability, tall building design and high-rise engineering.

Melbourne to host the Australian Smart Skyscraper Summit in March 2017

Almost three years to the day of <a href="https://www.urban.com.au/news/the-fahrenheit-tower-a-closer-look-at-127-141-abeckett-street">Urban.com.au covering Eq. Tower's planning application</a>, ICD Property's 62-storey tower at 127-141 A'Beckett Street has held its topping out ceremony. The event held onsite yesterday coincided with the first round of residents settling on apartments within the Elenberg Fraser designed scraper.

According to ICD, the build is on track with the balance of apartments due to settle in April 2017.

Urban.com.au was on hand to witness this significant project milestone. Eq. Tower is the latest in a string of 200 metre towers that have sprouted in the northern zone of Melbourne's CBD.

Eq. Tower follows hot on the heels of Vision Tower in joining CBD North's 200 metre club, soon to be followed by a host of other towers designed by Elenberg Fraser.

The distinctly shaped tower, which tapers from its mid-section as it transitions to the high-rise segment, responds to key setback and planning requirements. Despite the result being a varied floorplate for a significant portion of the tower, Eq. Tower has still reached structural completion in what has been described by the team as "record time."

Tower also presents a number of firsts for the project team, with the topping out ceremony marking the completion of Elenberg Fraser's first 200 metre-plus tower on the Melbourne skyline. Callum Fraser remarked that he's going to have to get used to attending topping out ceremonies, with a number on the horizon over the course of the next year.

For developer ICD Property, it marks their first foray into the realm's of high-rise development in Melbourne, following previous project success with the mid-rise You &amp; I on Smith Street, Collingwood.

Looking ahead, ICD's next project lies north of the border in the harbour city, while they scour the Melbourne landscape for their next significant development opportunity. Meanwhile Elenberg Fraser is occupied with five towers in the city's northern reaches, plus a sixth which received approval last month on the adjoining site at 111-125 A'Beckett Street.

Three years on, Eq. Tower tops out

Melbourne is in the unprecedented position of now having a seventh tower spanning at least 200 metres at construction.

Far from its heydey of years gone by, the Carlton United Brewery site fronting Swanston and Bouverie has remained dormant since its closure during 1987. In that period a variety of proposals have filtered through for the prime site, but none were successful until developer Hengyi secured the development plot and revealed Swanston Central.

At 237 metres, Swanston Central is now in the hands of Multiplex, adding to the builder's already bulging current Melbourne construction portfolio.

Rich in history, the Carlton United Brewery site was subject to an archaeological dig during 2013 which <a href="https://www.propertyobserver.com.au/http://collections.museumvictoria.com.au/articles/13635">unearthed 2,187 artefacts</a>. With the ground underneath no longer baring any hidden relics, Delta Group over the last week have begun site remediation and excavation.

Eventually the Elenberg Fraser-designed Swanston Central will encapsulate approximately 1,000 dwellings, with a host of amenities to match. A level 69 Skyline Bar and Lounge leads the way, with a wellness centre, winter garden and ground level hawker market also planned for the project which accounts for another piece of the overall Carlton United Brewery site regeneration.

Tower, Aurora Melbourne Central and Victoria One are jointly beginning to, or are impacting the skyline, while Swanston Central will visually fall under the umbrella of Melbourne's northern CBD despite it being in Carlton.

The two remaining towers under a builder's guidance are Collins House at 204 metres and Australia 108 on Southbank Boulevard at 319 metres. A notable mention should also go to Tower Melbourne; due to legal wrangling, it too would be well into construction.

Seventh heaven: Melbourne sports seven 200 metre towers under construction

It looks to be one of those instances where a single image says it all.

In this case the lead image above illustrates the rapid change engulfing the northern stretch of <a href="https://www.urban.com.au/new-apartments/melbourne-vic">Melbourne's CBD</a>. During a recent visit to Hickory Group's topping out ceremony for <a href="https://www.urban.com.au/buildings/la-trobe-tower-323-la-trobe-street-melbourne">La Trobe Tower</a>, the scale of this change became patently evident.

Given abundant coverage to date on Urban.com.au, towering individual planning applications and rendered city models fail to adequately convey the emergence of a new crop of tall Melbourne towers. The above image for instance would be greatly augmented should the 210 metre <a href="https://www.urban.com.au/buildings/uno-melbourne-117-abeckett-street-melbourne">111 A'Beckett Street</a> rise in the foreground; essentially block out three of the new crop of towers which all weigh in above the 200 metre mark: Vision, <a href="https://www.urban.com.au/buildings/victoria-one-452-472-elizabeth-street-melbourne">Victoria One</a> and <a href="https://www.urban.com.au/buildings/light-house-450-elizabeth-street-melbourne">Light House</a>.

Assuming that we're currently at a nominal half-way point in the construction of this rash of new residential towers across the north of Melbourne's CBD, what observations can be made at this time?

Minimal setbacks have given the eastern site of Elizabeth an imposing presence from street level; some will argue it as a welcomed change representing Melbourne's progression, while others will note that Elizabeth Street is becoming a cold and uninviting public place. Much will depend upon how readily these new towers interact with the streetscape upon their respective completions.

A previously rundown streetscape or an uninviting wall of towers, for those who value urban design it could be argued neither is a particularly palatable outcome.

<figcaption>Lighthouse on show</figcaption></figure>On a larger scale though, these new towers have definitely brought a fresh design dynamic to Melbourne's skyline, with <a href="https://www.urban.com.au/architects/fraser-partners-0">Elenberg Fraser</a> the primary firm responsible.

The architecture practice can lay claim to seven current towers in the northern stretch of Melbourne's CBD; five are at construction with the shortest being the 172 metre <a href="https://www.urban.com.au/buildings/avant-60-abeckett-street-melbourne">Avant</a>. Colour and form are coming to the fore, with Light House above a prime example of Elenberg Fraser's progressive design dynamic.

Perhaps though the most stylish tower on the rise anywhere in Melbourne is <a href="https://www.urban.com.au/buildings/eq-tower-127-abeckett-street-melbourne">EQ Tower</a>. It's pinkish-purple facade and inverse flowing lines are particularly attractive and it has rapidly emerged as a beacon of design prowess, owing to its many unique characteristics.

The changing face of Melbourne's northern CBD

The CBD's northern end is in full bloom so to speak as a variety of high-rise projects rapidly progress from paper designs to reality.

So much so one only needs to crane one's head skyward to see multiple tower cranes dotting the skyline in all directions. Hand in hand with this fundamental change to the look and feel of the CBD's northern reaches is the injection of purple facades over certain skyscrapers as design practice Elenberg Fraser seek to break the ubiquitous blue of many a Melbourne skyscraper. 

No less than 12 towers are under construction in the area, with the combined numbers as follows: 723 new student accommodation beds, 208 serviced apartments and 5,475 apartments.

<h2>Elizabeth Street's Big Four</h2>

Seen in the top image above, Brady's Vision Tower is all but externally complete whilst Victoria One, Light House and Empire's visible jump forms round out the quartet.

Under the guidance of Probuild both Victoria One and Empire's jump forms have skipped ahead of their respective floor plates, whilst Brookfiled Multiplex's Light House has employed a common placing boom to pour both floor plate and core, thus the difference in appearance.

In terms of physical finishes Light House shapes as being the most striking, with the undulating Elenberg Fraser-designed tower already showing some unique purple design features over its early levels. Victoria One has received its first glazed facade panels whilst the golden fins of Empire continue to rise rapidly.

<h2>La Trobe Street bulks up</h2>

Hickory Group's La Trobe Tower build is racing toward its structural completion thanks to the Hickory Building System whilst nearby Eporo Tower is also close to topping out.

Further along La Trobe Street and the ultra thin Trillium Tower is also approaching its final height under the guidance of head contractor Built.

Whilst not on La Trobe Street but in close proximity, EQ Tower is approximately half way to its ultimate height. Sporting a uniform purple facade, the highly overt build has brought another shade of Elenberg Fraser purple to the area.

Avant seen above left will have its core soon enough with footings in place whilst Scape Swanston has made rapid progression over the last month, with its tower crane starter already in place.

<h2>Future builds on the radar</h2>

Future builds for the area are headed by the twin-towered Queens Place development and Scape La Trobe Street which are well into their respective development processes.  

Future paper developments such as 48-52 La Trobe Street, the expected 200 metre Munro site tower, 98-102 Franklin Street, 97 Franklin Street and 111-125 A'Beckett Street as well as the extension to Melbourne Central Station as part of the Melbourne Metro Rail project will ensure Melbourne's Northern CBD will continue to see healthy levels of construction for some years to come.

The CBD's northern construction boom in colour

For the past three years the big planning story in central Melbourne has been the plethora of large skyscraper projects, with the majority of these towers located on either side of Elizabeth Street to the north of La Trobe Street.

Up until this point much has been made of the proposals however the majority are now construction sites.

Indeed many of the proposals have attracted sufficient sales in order for the developer to be confident enough to swagger on in to a bank manager's office and obtain construction finance.

<h2>EQ Tower</h2>

The tower has progressed well above its podium and facade-watchers are being treated to a splash of purple.

Similar to its sister tower MY80 directly opposite, Empire Melbourne's lack of a pronounced podium already gives it an enormous presence on the corner of Elizabeth and A'Beckett Streets.

Proposals no more, the top end of Elizabeth Street is now a story of mass construction

It has been some time since the last update of the northern quadrant of our CBD model, better known as CBD North. With a host of new proposals and approvals adding to the precinct, it seems an opportune time to revisit the area as it stands prior to the effects of <a href="/tag/planning-scheme-amendment-c262">amendment C262</a> becoming clear.

The area has been limited to an island bound by La Trobe Street, Swanston Street, Victoria Street and William Street.

Significant towers outside of this include <a href="https://www.urban.com.au/buildings/eporo-tower-279-la-trobe-street-melbourne">Eporo</a>, <a href="https://www.urban.com.au/buildings/la-trobe-tower-323-la-trobe-street-melbourne">La Trobe Tower</a> and <a href="/buildings/swanston-central-168-victoria-street-carlton">Swanston Central</a>, while the fate of 293-303 La Trobe Street remains unclear.

Some noteworthy facts and figures around the development happening within CBD North:

<ul>
<li>Currently there are six towers under construction with Empire at 398 Elizabeth Street the 'smallest' of these at 62-storeys and 198 metres.</li>
	<li>The tallest is Aurora Melbourne Central at 88-storeys and 267 metres with the current car park on site being demolished.</li>
	<li>Vision at 500 Elizabeth Street is currently the most advanced in terms of its construction, with the tower likely to top out before Christmas. It will be the first 200 metre tower completed in the north of the CBD since the 211 metre Melbourne Central Tower in 1991.</li>
	<li>Eq Tower has recently cleared its podium with work beginning on the tower proper and its bottle-like form.</li>
	<li>Seven towers are approved with either sales and registration or construction phases imminent.</li>
	<li>212-222 La Trobe Street has approval in place, but has a planning amendment under consideration with a change of use to student accommodation and facade articulation.</li>

<li>Five towers are currently at planning with the dual tower Queens Place development already being marketed overseas, after <a href="/news/the-future-melbourne-planning-committee-makes-some-decisive-calls">gaining support from the City of Melbourne</a>.</li>
	<li>111-125 A'Beckett Street is the most recent of these applications to appear on Urban.com.au, and stands at 210 metres.</li>
	<li>Two yet to be covered (but due to appear on Urban.com.au in coming weeks) are 478-488 Elizabeth Street and 189 A'Beckett Street at 210 and 203 metres respectively. Both projects were lodged in June before planning scheme <a href="/tag/planning-scheme-amendment-c262">amendment C262</a> was implemented.</li>
	<li>Of the 18 towers, ten are over 200 metres in height with all bar over 100 metres.</li>
	<li>There are three developments of dual towers: 212-222 La Trobe Street for Scape, Queens Place and 386-412 William Street.</li>
	<li>Remarkably, nine of the towers were designed by Elenberg Fraser and includes Lighthouse, Victoria One and 478 Elizabeth Street.</li>
	<li>Of the remainder, two were designed by Cox / Fender Katsalidis, one by Hayball, three by DCM for Scape, one by McGauran Giannini Soon, one by Buchan and one by Peddle Thorp.</li>

Media reports suggest the building opposite Queen Victoria Market will accommodate a residential tower of approximately 200 metres in height.

The Northern Heights: CBD North model updated

It has become increasing difficult to decipher the status of the many towers beyond 200 metres that are or are intending to stake their place in the Melbourne skyline. While <a href="https://www.urban.com.au/buildings/568-collins-street-melbourne">568 Collins Street</a> is at completion and a handful of others are in their construction infancy, a veil of uncertainty hangs above many intended developments.

The recent implementation of sweeping new planning regulations has cast doubt over many of the proposals which are both at planning and intended. Indeed the number of towers that Urban.com.au has identified for Melbourne beyond the 200 metre mark is ranging somewhere between 25 and 35; such is the uncertainty within the industry at the moment.

Only those close to each and every application know the status of their projects, and few are willing to comment at this time. Below is a current status of all 200 metre plus developments as best gleaned by Urban.com.au:

<h2>Under construction</h2>

No doubt surrounds these projects, with construction progress on the following: <a href="https://www.urban.com.au/buildings/eq-tower-127-abeckett-street-melbourne">EQ Tower</a>, <a href="https://www.urban.com.au/buildings/victoria-one-452-472-elizabeth-street-melbourne">Victoria One</a>, <a href="https://www.urban.com.au/buildings/light-house-450-elizabeth-street-melbourne">Light House</a>, Vision. Vision is the most advanced as it's rapidly approaching the 200 metre construction mark while the others have quite a way to go.

<figcaption>EQ Tower, Australia 108 render and Vision Tower looming large</figcaption></figure>Joining the list at construction is <a href="https://www.urban.com.au/buildings/australia-108-southbank-70-southbank-boulevard-southbank">Australia 108</a> which Urban.com.au <a href="https://www.urban.com.au/news/brookfield-multiplex-appointed-builder-for-australia-108-piling-to-commence-in-october">reported last week</a> as officially gaining Brookfield Multiplex as head contractor; works are due to begin onsite next month. <a href="https://www.urban.com.au/buildings/aurora-melbourne-central-224-la-trobe-street-melbourne">Aurora Melbourne Central</a> also has Probuild installed as its builder, with preliminary site demolition works having commenced for the sizeable tower.

<h2>Can't touch this</h2>

A handful of projects beyond 200 metres hold planning approval and are at sales, seemingly free from the <a href="https://www.urban.com.au/news/interim-central-melbourne-planning-controls-the-detail">new interim building controls</a> that look likely to derail a number of proposals that have not been lodged.

<a href="https://www.urban.com.au/buildings/swanston-central-168-victoria-street-carlton">Swanston Central</a> is at sales, set to make a notable difference to the city's northern skyline while <a href="https://www.urban.com.au/new-apartments/elysium-54-clarke-street-southbank">Elysium Southbank</a> is poised to launch its sales campaign for the highly distinctive BKK-designed edifice. <a href="https://www.urban.com.au/buildings/premier-tower-134-160-spencer-street-melbourne">Premier Tower</a> opposite Southern Cross Station is full steam ahead with project architect Elenberg Fraser suggesting works will begin onsite during March 2016.

<a href="https://www.urban.com.au/new-apartments/38-freshwater-place-southbank">25-35 Power Street</a> and <a href="https://www.urban.com.au/buildings/380-melbourne-380-lonsdale-street-melbourne">380 Lonsdale Street</a> are sitting on approval, as is <a href="https://www.urban.com.au/buildings/west-side-place-melbourne-250-spencer-street-melbourne-vic-3000">West Side Place</a>, with its sales campaign for the first tower which includes a Ritz Carlton set to launch.

<h2>The great unknown</h2>

The situation becomes decidedly more murky from this point (at least from a public perspective), with more questions than answers for the remaining batch of 200 metre plus towers. <a href="https://www.urban.com.au/new-apartments/150-queen-street-melbourne">Tower Melbourne</a> and <a href="https://www.urban.com.au/buildings/97-franklin-street-melbourne">97 Franklin Street</a> for example both hold planning approval but are no certainty to proceed.

It's been said that for differing reasons both may need to reapply for a planning permit and subject to the new planning controls may not receive approval in anywhere near their current form. Tower Melbourne in particular would be hoping to avoid this following the protracted legal dispute with its neighbouring land owner.

The status of <a href="https://www.urban.com.au/developments/melbourne-vic-3000">293-303 La Trobe Street</a> and <a href="https://www.urban.com.au/new-apartments/63-exhibition-street-melbourne">63 Exhibition Street </a>is unknown; both of which are still active on the GreenLight online register while <a href="https://www.urban.com.au/developments/melbourne-vic-3000">555 Collins Street</a>, <a href="https://www.urban.com.au/new-apartments/one-queensbridge-street-1-23-queensbridge-street-southbank">1 Queensbridge Street</a> and <a href="https://www.urban.com.au/developments/melbourne-vic-3000">180 Russell Street </a>remain active applications after having been at planning for considerable periods of time.

Word has it that <a href="https://www.urban.com.au/new-apartments/32-44-flinders-street-melbourne">32-44 Flinders Street</a> is headed for VCAT, leaving more recent submissions such as <a href="https://www.urban.com.au/new-apartments/293-297-city-road-southbank-vic-3006">295 City Road</a>, <a href="https://www.urban.com.au/buildings/aspire-melbourne-301-king-st-melbourne">295-309 King Street</a>, <a href="/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a>, <a href="https://www.urban.com.au/buildings/queens-place-157-a-beckett-street-and-370-queen-street-melbourne">350 Queen Street</a>, <a href="https://www.urban.com.au/new-apartments/272-282-queen-street-melbourne">280 Queen Street</a> and <a href="https://www.urban.com.au/buildings/melbourne-square-93-119-kavanagh-street-southbank">93-119 Kavanagh Street</a> to traverse the planning process. Further applications at 111-125 A'Beckett Street, 183-189 A'Beckett Street, <a href="https://www.urban.com.au/developments/melbourne-vic-3000">478 Elizabeth Street</a> and 71-87 City Road are also in play.

<h2>Possibles but not probables</h2>

260 La Trobe Street shaped as a likely tower with a preliminary assessment in front of CASA that seemingly has not entered state planning prior to the new interim controls, possibly rendering the intended 260 metre tower invalid; it remains to be seen what will come of the proposal.

All in all there will be a none too small change to Melbourne skyline in the next handful of years. The scope of this change remains to be seen, but it's not beyond the realms of possibility that a further 20-25 towers beyond the 200 metre mark will sprout skyward soon enough.
