A multi-national portable equipment hirer purchased 71 Long Street, and will relocate its local headquarters from Sydney’s north-west.
Formerly home to a transport firm, the site features a large concrete yard and a 1,221 square metre building with warehouse and office space and an expansive awning.
The warehouse offers clearances of up to 5.5 metres with access via two roller doors, while the multi-level office area has been refreshed.

CBRE’s Janet Joljian and Elijah Shakir managed the sale on behalf of the vendor, DSE Superannuation Fund, with an auction originally scheduled for mid-June.

Smithfield warehouse snapped up pre-auction for  $3.23 million

Smithfield Property has purchased a mixed-use gem with multiple value add options for $3.9 million in Brisbane’s New Farm.

The property was sold by Ray White Commercial (QLD) Retail Investment Sales Michael Feltoe. “The property had some unique features that really divided buyers into two camps. There were three easements and council requirements that significantly restricted development upside of the car parking land," Mr Feltoe said.
“The buyer acquired the asset on an eight per cent yield that reflected the long-term vacancy, overall short-term income security, and the amount of work required to bring the property up to standard. In the last two years, the property had been formally on the market for sale twice with two other agencies, and had been under contract and fallen over a few times in some off-market processes by other agencies. “Instead of doing the same thing again and expecting a different result, we recommended marketing the asset for sale via auction which generated a huge amount of enquiry (147).
“Smithfield Property were the perfect buyer due to both their track record with properties that need creative solutions and their requirement to relocate their office into the vacancy."

Smithfield Property pays $3.9 million for New Farm value asset

A three bedroom house at Smithfield sold for $142,500 was Adelaide’s and the nation's cheapest weekend auction sale.
Built in 1980 it was last sold in 1995 for $56,000 featuring three bedrooms.
The median price of a house in Smithfield is $245,000.
This is a drop of $5,000 compared to last year to date when the median price was $250,000.
The property at <a href="https://www.realestate.com.au/property-house-sa-smithfield-125500850" target="_blank">19 Adaluna Crescent</a> has 420 sqm.
It was offered through LJ Hooker agent Ryan Stapleton with $110,000 price guidance.
