Nothing breeds confidence in the off the plan property market like firm construction timelines.

Completion dates can be the overarching factor in a prospective buyer's decision to purchase or not.

In the off the plan purchasing journey, most buyers have an idea when they want their new property to be ready, and will base the timelines of their current living situation around that.

A number of projects on the Gold Coast are at development application stage, and there are a number which are approved but are waiting for two factors; market conditions to change to become slightly more favourable based on their product mix, and build costs to come down a little further before announcing they're on the market.

We've wrapped up the top apartment projects currently aiming for a 2024 completion date.

<h2>Project: Orama

Promionent developers Aniko has branched out from Hope Island, taking to the burgeoning Chevron Island for their latest development.&nbsp;

Orama will rise 21 levels at 12-16 Weemala Street, conveniently located just off Thomas Drive, the retail, food and cafe hub that dissects the island.&nbsp;

The site is also located on the sought-after eastern side of Chevron Island, which makes it just a short 950 metre walk over the bridge to the heart of Surfers Paradise.

102 apartments will be constructed within the tower, which Aniko is tipping to be completed by late 2024.

Six residences will take up a spot across each floor, with the lower levels comprising two-bed, two-bath configurations, while the higher levels will feature three-bedroom skyhomes and two penthouses.&nbsp;

Plus Architecture has designed the tower, which will feature a sprawling rooftop recreation area overlooking Surfers Paradise.&nbsp;

The entire 21st level will house a lap pool and spa with 180 degree views across the ocean, a gym with a sauna and a yoga space, and a business lounge with private offices, booths, and a boardroom.

The Danny Andrews-led Andrews Projects has seen keen interest from buyers since launching their Robina project Cascade to the market.&nbsp;

The group has secured $125 million in pre-sales at the $250 million 116 Lavar Drive project, with its desirable location in the heart of the master planned suburb a major drawcard.&nbsp;

Two boutique 15-storey towers will be constructed across the site, offering a mix of two and three-bedroom apartments, as well as an exclusive collection of three-bedroom penthouses.&nbsp;

<h2>Project: Yves 
Location: Mermaid Beach 
Developer: Hirsch &amp; Faigen</h2>

Hirsch &amp; Faigen’s $200 million Yves is set to wrap on construction in August next year.&nbsp;

Comprising 145 luxury residences, all the one-bedders have been sold in the Mermaid Beach development, with just two and three-bedroom apartments remaining, in addition to the remaining half-floor and full-floor sub-penthouse and penthouse. &nbsp;

Construction giant Hutchinson's began the build in May last year on the prime 7-9 Mermaid Avenue site, just metres from the famed Hedges Avenue beachfront strip.&nbsp;

Designed by Rothelowman, the project is the third Gold Coast development for Hirsch &amp; Faigen, with each building crowned by outdoor rooftop seating.&nbsp;

Gold Coast developer Andrews Projects has seen huge success at it's recently launched Robina residential community, Cascade.

The family-owned Andrews Projects, led by prominent developer Danny Andrews, has secured $125 million in pre-sales at the $250 million project at 116 Lavar Drive, in the heart of Robina.

The building company with over 35 years’ experience achieved strong sales in the early stages of planning, with the development notching over the 90 per cent sold mark, accruing $45 million in sales to date.&nbsp;

Sitting just a stone’s throw from one of the Gold Coast’s premier shopping outlets, Robina Town Centre, Robina Grand Residences will comprise 69 apartments and four townhouses across its eight levels, offering a mix of two and three-bedroom apartments, along with the four-bedder townhouses.&nbsp;

Strong sales for the project have been attributed to the project’s cornering of the middle market, offering buyers luxurious living spaces for affordable prices.

Robina Grand apartments achieve $50 million in sales as construction commences

Opportunity knocks for apartment buyers looking for an apartment in the heart of the Robina CBD.

GV Property Group&#39;s Antonio Mercuri and Luke Reaby, who amalgamate and sell&nbsp;sites to developers up and down the Gold Coast, have just listed a development approved site at 46 Scottsdale Drive.

&quot;This is a&nbsp;rare opportunity to secure a shovel ready development site in a prime central location of Robina targeting a large spread of buyers who desire apartment living at an affordable price point.&quot; Mercuri says.

Pezet Matheson&#39;s Todd Matheson, who has been working the vendors, John and &nbsp;Fu-Mei Hutchins who are well known for their horse breeding facility Element Hill Stud in Running Creek, believes the project will fill a gap in the Gold Coast market.

New developer to take on Robina apartment development

Local and interstate buyers have snapped up the final stage of SPG Land&#39;s $162 million Cambridge Residences apartment development in Robina.

The $44.5 million sell-out of Brooke Residences was&nbsp;the final stage of Cambridge, which all up has over&nbsp;400 apartments.

Project marketer Colliers said the final stage, comprising 95 apartments, proved a hit with local and interstate buyers who were drawn by the value proposition of the development.

&ldquo;This final stage of Cambridge Residences demonstrated a quantum shift in the buyer profile from investors to owner-occupiers,&rdquo; said David Higgins, Director Residential for Colliers Gold Coast.

&ldquo;An overwhelming majority of buyers in the final stage, 74 per cent, were owner occupiers which is a massive turnaround from the previous three stages where 80 per cent of sales went to investors.&rdquo;

Higgins said the development benefitted from a spill of buyers who have been priced out of projects in beachside locations. Apartments in the final stage sold at an average price of well under $500,000 each.

&ldquo;Not everyone can afford the beachfront, but Cambridge Residences proves that great projects in prime locations that are well priced and with great amenities are selling well,&rdquo; he said.

&ldquo;Our team received excellent local enquiry, as well as a number of value-seeking interstate buyers who flew up specifically to purchase off the plan.&rdquo;

Almost a quarter of buyers in the final stage were from interstate, while four apartments were sold to international buyers. Of the 74 per cent of sales to owner occupiers, almost 50 per cent were first-home buyers.

A large number of sales were secured by downsizers who had sold larger homes to take up residence in Robina&rsquo;s urban hub, while the 26 per cent of investors who bought into the final stage were all local Gold Coast buyers.

&ldquo;Cambridge Residences was a niche market offering that combined a fringe location with a high level of residential amenity,&rdquo;&nbsp;Higgins added.

&ldquo;The quick sell-out of this final stage was an outstanding vote of confidence in Robina and for price-pointed stock targeting the missing middle.&rdquo;

Following the sell-out of Cambridge Residences, SPG Land is now gearing up for an $800 million three-tower development in Surfers Paradise that will deliver an innovative design and create one of the largest residential resort projects ever undertaken on the Gold Coast.

Construction recently commenced&nbsp;on Brooke Residences, the last tower in the development by the China-backed SPG Land Australia, who are developing the project in partnership with&nbsp;Eastview Australia.

TVS Architects have designed the 95 apartment building, which homes a collection of one, two and three bedroom apartments, as well as a communal rooftop swimming pool.

Investor buyers&nbsp;have benefited from strong rental returns at the already constructed apartments in Cambridge Residences, with one bedroom apartments renting for up to $425 a week and two bedders up to $520.

One bedroom apartments in Brooke Residences are priced from $370,000, two beds from $465,000 and three bedrooms from $720,000.

The nursery, which sits on a 6,763 square metre parcel of land at 299 Scottsdale Drive, has been used by Robina master developer, Robina Group, to cultivate trees for the group’s residential developments for more than 20 years.
The original parcel is in the process of being subdivided into two sites, with the largest - Lot 1 - now available. 
Lot 1 measures 3,874 square metre, features 80 metres of street frontage to key arterial road Scottsdale Drive and is pre-approved for a wide range of commercial uses.
Robina Group Development Manager Darrell Irwin said the decision to subdivide and release the nursery site followed more than $17 million in sales of development-ready parcels in CBD Robina over the past year. 
The arterial road location is set to appeal to commercial developers.
It would be suitable for everything from a service station or showroom to a fast food outlet or commercial offices. 
Colliers International’s Geoff Lamb and Samuel Biggins will be handling the sale of the site under an offers to purchase campaign ending on November 22. 
The site is just a few minutes’ drive to Robina Town Centre.

Long-time Robina tree nursery hits market to meet strong boutique commercial site demand

Robina Group has secured the $2.9 million sale of a 2,621 sqm site purchased by M-Space QLD.
They have plans to deliver a new office and medical facility in CBD Robina.
The site, located at 18 Campus Crescent, was sold by Colliers International’s Special Projects Director Geoff Lamb to Brisbane-based developer M-Space QLD.
M-Space envisage a strata-titled commercial project offering 3,037 sqm of net lettable area over three floors with internal lift access to all floors, 106 onsite car parks and a basement.
He said the building, to be called Vicinity Robina, is due to be completed in the second quarter of 2020.
"The site was appealing because it is surrounded by Robina Public Hospital, Robina Private Hospital, and a variety of specialist medical amenities, so it's really an ideal fit," said Mr Jackson.
“Plans are for this to be a very versatile strata space and the building will have varied uses with space for showrooms and large or small offices.
“We have already had a very strong level of interest from owner-occupiers of various sizes from 65 sqm offices to 1200 sqm users who would take up an entire floor,” he added.
Robina Group’s Development Manager Darrell Irwin said CBD Robina had now established itself as a medical and health epicenter on the Gold Coast.
“This sale is yet another piece in the Robina masterplan adding to the CBD Robina health and medical precinct,” he said.
"The site is adjacent to Queensland Health’s Robina Health Precinct and Primary Health Care recently opened its flagship multi-disciplinary Primary Medical Centre, just 100 metres away.
The project will be available for lease and strata sale, and comprises five ground floor units suitable for office or medical purposes, along with a café opportunity, and a second and third floor, with suites from 65sqm to 225sqm.
The building design incorporates a high percentage of suites in the sub 100sqm size range to capture the active small to medium business enterprises in the Gold Coast market who prefer to be owner-occupiers to manage their occupancy costs.
