Landlords, do you think that dog owners are better tenants?
RE/MAX WA managing director Geoff Baldwin believes that opting for tenants with dogs and pets may actually be a better option.
“The general feeling is that a dog may in some way damage the property however as an experienced manager of large rent rolls I have found this to be far from the truth and in many ways quite the opposite applies,” said Baldwin.
“Considering, or even welcoming applications from dog owners has two major advantages for the landlord in that these tenants will usually pay a premium rent and they are much less likely to move because it’s harder for them to find another pet friendly property owner,” he said.
He says that while it “may sound brutal” often more damage can be done by young children than by a dog, yet no one considers banning families with children from applying.
“Of course it is important to take into account the size of the dog, whether or not it is a breed that sheds fur, its age, whether it’s an inside or outside dog and any other information that can be gleaned before making a final decision,” he said.
He also suggests seeking feedback from previous landlords. In Western Australia, the property owner does have the ability to legally ask for an additional ‘pet bond’ – a luxury not necessarily available in the other states and territories.
“In a more competitive rental market as is predicted for 2015, owners should be looking at ways to make their property more attractive and actually inviting tenants with dogs to apply is a huge point of difference,” he said.

When you’re listing a residential property, there’s usually plenty to run with.
A beautiful front façade image in the dim light with all the porch lights on? Gorgeous.
An outdoors verandah near the pool where you can place a, debatably effective, bottle of wine? It has been done.
But what do the experts opt for when it’s just a simple block of land? We decided to have a look.
This first offering – <a href="https://www.realestate.com.au/property-lifestyle-nsw-inverell-7687479" target="_blank">Monatana in New South Wales’ Inverell</a> – is a series of blocks offered through Landmark Harcourts. They’ve done a great job at the opening photo (below), with an evocative picture of a boat on the river, and use their gallery to show off the features of the land blocks. Dams, scrub and even a tent feature in the images.

Meanwhile, Spencer Woods Real Estate – Northcote are advertising <a href="https://www.realestate.com.au/property-estate-vic-wallan-200739767" target="_blank">the last three blocks of land in a Wallan estate</a>. They include just one picture – of generic grass (below).
The land, priced from $105,000 to $115,000 for over 500 square metre offerings, can also be bought together but advertise themselves to first home buyers.

Wilson Property RCI – Traralgon, <a href="https://www.realestate.com.au/property-estate-vic-traralgon-200442679%20" target="_blank">now selling stage five</a>, has another approach. Providing an overhead image of the lots available (below), and the masterplans and all associated information, it appears they’re aiming for detail rather than evoking the dream.

Some of the “cheapest land” in South Australia’s Terowie – at $3,500 for a 1,000 square metre block – <a href="https://www.realestate.com.au/property-residential+land-sa-terowie-201003947%20%20" target="_blank">is up for sale</a>. The images share a somewhat drying looking block (below), but also provide a shot of the plan and aerial imagery.

Other common ways to advertise land or land releases include an image of the sign of the development, a map of the masterplan, or a generic stock photo of a family either on play equipment, at a café or at the park.

The rate of price growth in the housing market has peaked, with prices to grow modestly over the fourth quarter and beyond, according to LJ Hooker’s Buyers’/Sellers’ Market Index.
Sellers were in favour over the third quarter, but now it’s buyers that may be given the upper hand.
In New South Wales, Victoria and Queensland, the third quarter recorded the ninth of favourable selling conditions. This is indicated by statistics that show sales outstrip listings.
Meanwhile, in Western Australia and the ACT the markets remain balanced, while Tasmania has been in favour of buyers.
While sellers were still in favour in the third quarter, LJ Hooker national research manager Matthew Tiller said that it was important to note that the index was a record result for sellers and may have reached its peak.
“According to the ABS [Australian Bureau of Statistics], the rate of growth of finance commitments peaked in the second quarter after considerable growth over the last three years,” said Tiller.
“As price growth returns to a more sustainable level and listings come on to the market for the spring and summer selling seasons, we forecast a gradual shift back towards a buyers’ market,” he said.
Western Australia, Tasmania and ACT offer immediate future and opportunities for house growth, according to LJ Hooker head of real estate Christopher Mourd.
“LJ Hooker’s network of offices are commonly reporting that many owners are viewing the low interest rate environment as an opportunity to upgrade,’’ said Mourd.
“However, many won’t commit to listing their home until they’ve found their next home. This preference has created a shortage in supply, and heavily weighted the index in favour of sellers going to market now,” he said.

<li>Communicate with everyone involved in your project. It's a full time job to constantly be in the loop but it promotes a good working relationship that will stand you in good stead when challenges arise. </li>
<li>Keep the faith. Don't start cutting corners at the end of your project because you just want it to be over. Be as focused on what you want at the end as you were in the beginning, because all those finishing touches are what you will see when it's all done.</li>
<li>Enjoy the ride. It's important to embrace the journey of renovating by staying positive and enthusiastic - it is always worth it in the end.</li>

Just Think Real Estate’s Edwin Almeida took this question to Gai Waterhouse, legendary horse trainer and businesswoman, and <a href="/news/28109-gai-waterhouse-springs-into-melbourne-apartment-high-society-title-tattle" target="_blank">purchaser of a Spring Street, Melbourne apartment</a>.
“It is perhaps only when you stand next to celebrated women, iconic celebrities, if I can put it this way, that you truly understand how tenacious and well-grounded such individuals are in their knowledge of the industry,” Almeida explains.
“The question asked of Gai Waterhouse was; is there a glass ceiling that sits above professional women, particularly in regards to the real estate industry?”
The simple answer she provided was that yes, for professional women there is a glass ceiling.
“However, women that want to make it in any industry and be the leaders breaking new grounds, need to approach this obstacle with determination to be the best and to continually chip away until you break through. Notably, Waterhouse’s insights is grounded in experience and as I said, her expert knowledge within the racing industry,” said Almeida.
He explained that observing Waterhouse quickly identified some of the skills behind her successes.
With Waterhouse engaging every guest that visited at the Sunday charity event, including the children, Almeida noted that real estate agents could learn a lot – particularly for their approach at an open home.
She gave this advice: “Know your market, know your product, know your industry,” Almeida explains.

WATERHOUSE: Lovely to be with you. I’m very excited.
ALMEIDA: Gai has made a huge contribution to our inaugural competition to raise funds for Westmead medical research foundation. Gai, your prize on the night raised just over $3,000. Thank you.
WATERHOUSE: I’m glad you’ve come out today as it’s very important, firstly to raise money for charity. It’s such a worthwhile charity that you’ve personally had so much involvement with.
ALMEIDA: Gai, there’s a perception out in the real estate world that there’s a glass ceiling for female real estate professionals. I’m sure you have a lot to say about that. Is there a glass ceiling for any female professional?
WATERHOUSE: There is a glass ceiling, and I just say you keep on chipping away and you crack it and you make sure you get to the top. You’ve got to be very focused, you’ve got to be very determined in life and you’ve got to know what you’re doing and do it well. Every Sunday at the stables I open the yard for my owners and friends and people from charities, like you Edwin, to be here and to see exactly what we do behind the shutter door here on Kensington Street in Bowral, Sydney.
ALMEIDA: So, you’ve heard it from Gai, there’s the perception that there is a glass ceiling but you’ve got to chip away at it. Gai, I’ve written a couple of articles about the real estate industry being poised for female agents to take over the industry. The platform, the springboard is there, I’ve seen you do it in the racing industry, and I’m hoping that somebody of your calibre actually takes that platform on and takes on John McGrath.
WATERHOUSE: [Laughs] Well, John is a personal friend of mine. All I know is that if you know your product, you know it well and, importantly, you have the right product to sell – you’ve got to have the credibility, you’ve got to have the determination not to allow the sale to walk out the door. That’s the most important thing.
ALMEIDA: And the question I’m sure all the viewers are waiting for me to ask – what’s your tip for the weekend?
WATERHOUSE: My tip for the weekend… well, horses you should follow is a horse called Access Knowledge, which is a horse bought in England by Bruce Slade, a very exciting horse. I also like a horse called Almaha, he races in Queensland. He’s really exciting. A filly called Bay Rock runs at Randwick, she’s delightful and the cutest horse called PJ, we call it PJ like Pyjamas, Pajero, who runs on Monday over the long weekend – a very nice horse.

A vacant land block in Port Adelaide was up for sale through eBay. The 105 square metre block, <a href="https://www.realestate.com.au/property-residential+land-sa-port+adelaide-200904771" target="_blank">Lot 14 Mercantile Dock, Port Adelaide</a>, was discovered by a new Ray White agent when he was browsing on eBay.
It is now going to auction on 28 June, with a price expectation of $350,000. The eBay price asked for $360,000.
Ray White Norwood’s Murray Pope said that he approached the owners to ask if they wanted help selling the land.
“It turned out the owners were based in Queensland and they were very happy with the idea of a local agent auctioning the land,” Murray explained.
This will be Murray’s first auction, having just joined Ray White Norwood in early-2014.
It is one of the smallest blocks, but it isn’t expected to put off buyers, he said, noting that much of the land around is of a similar size.
“Good sized and functional homes are still easily constructed by building a tri-level home with a rooftop garden. We have the plans drawn up of a home that would suit this land,” he said.

He said that it will suit families and developers. The eBay listing noted council rates at $278 per quarter.
