A record $16.1 million was paid at auction for a luxury Noosa apartment.

It was the top selling auction result among the 669 apartment auctions held over the past week, according to CoreLogic, which put the national success rate at 70 percent.

There was a national $807,000 median apartment sale.

There were the four phone bidders at the auction of the three-level Hastings Street apartment, located within the late 1980s Hastings Park complex.

Friday afternoon&rsquo;s auction was held by Tom Offerman Real Estate.

The four-bedroom, four-bathroom apartment came with northerly views to Little Cove and First Point.

It has been tightly held having last sold in 2004 at $4.5 million, and before that for $790,000 in 1993.

It was among the last sold in the 1989-built terraced complex of nine apartments.

Designed by John Dimitriou Architects (JDA), the terraced complex took four years to sell out for its Noosa Heads developer Brian Wood.

&ldquo;Apartments of this calibre commanding such presence, rarely come to market,&rdquo; noted selling agent Rebekah Offerman.

&ldquo;Hastings Park&rsquo;s history of back-to-back year-round bookings makes this a judicious one-off investment opportunity,&rdquo; she added.

Its peak season nightly rate has been $3100.

The price surpassed the previous record Noosa apartment sale of $14m in February last year elsewhere on Hastings St.

The Queensland auction apartment record was set this year at $15.25 million when the Soul penthouse at Surfers Paradise went to May auction.

The Noosa LGA has clocked over 70 apartment sales over $2m so far this year, compared to 55 apartment sales over $2m last year, above the 41 secured during 2019, according to CoreLogic.

The whispers that Sydney identities Anthony Bell and Kelly Landry had bought a Noosa waterfront home have been confirmed.

But the story behind the big purchase on Hideaway Island suggests the family are now seeking to turn the page on their tumultuous maritial breakdown.

They were the mystery $10.3 million buyers on Noosa Sound, which set a then record price for the Queensland town late last year.

“Kelly and I have purchased the house in Noosa as she and the kids have moved up there," Anthony Bell advised.

"I travel up there on the weekends and I can happily report Kelly and I are working as a team to co-parent our beautiful children, who love the area and are enrolled in a local school."

The couple have two young daughters, one at primary school and one at pre-school.

“Anthony and I are in the happy position of being co-parents and focussing our energies in our children to ensure they can enjoy a happy upbringing in this beautiful part of Australia," Landry added.

The recently built house on two parcels was rated HIA Queensland home of the year when built with concrete, steel, timber, stone and glass.

Designed by Paul Clout and spanning over 800 sqm of living space, the home has six bedrooms, six bathrooms, an award winning kitchen, study, media room and self-contained caretaker wing. 

There are a number of internal courtyards integrating indoor and outdoor living.

A 25 metre solar heated infinity pool and outdoor kitchen overlooks the 45 metres of water frontage which features a private sandy beach, two jetty's and a boat ramp.

The waterfront sale was secured by Tom Offermann Real Estate agent John Dover, who had an $11.9 million price guide.

Last weekend The Sunday Telegraph reported their make peace endeavours. 

Their family home at Watsons Bay has been sold for around $18 million to the Calligeros hotelier family with Bell living as a bachelor in a clifftop Dover Heights home he bought off Channel 7 television personality Larry Emdur for $11.5 million.

The Noosa agent John Dover said he had multiple buyers submitting eight digit contracts.

"We meet a lot of people who lament not buying here years ago, and I am certain that history will repeat itself," he said.

"It is an expansive home with lavish detailing that bathes the home in vibrant tropical tones," Oliver said.

The sale eclipsed the record set by the Offermann team when a beachfront home on Sunshine Beach fetched $9.3 million. The buyer was Australia's richest female executive Maxine Horne.

Since then there have been sales of Pat Rafter's iconic seven-bedroom, five-bathroom house located on exclusive Seaview Terrace at Sunshine Beach.

Another of the recent sales was an apartment in Hastings Street that fetched $6.9 million.

When we think of coasts, we are likely to think about the great sandy beaches that have been the destination for many day trips and long weekends.
At times these spaces have been sources of contestation, especially in areas of public access and codes of conduct. However, behind the sand dunes are other landscapes with deep histories of social conflict.
Moments from coastal pasts have had a major impact on how we see different coasts today. They feed into distinct ideals and ethics on place, especially in terms of how it is developed.
Noosa Heads versus Surfers Paradise
Noosa Heads is a prime example of this. Noosa’s history during colonisation includes a number of difficult stories to tell. Examples include the contentious tale of the rescue of Eliza Fraser, or the fate of the traditional owners, the Gubbi Gubbi people, at the hands of the colonial settlers and the native police.
Yet it was in the 1960s when modern conflict over land use really took shape in Noosa. A proposal by the developer T.M. Burke to build a resort at Alexandria Bay created a stir among locals. The local shire was set to build an access road around the headland, destroying well-trodden walking tracks.
A group led by local Arthur Harrold fought this proposal and formed the still-operating Noosa Parks Association. Thus began a long-standing fight against over-development, mining and other impediments to what residents saw as the natural beauty of the coast. This included the Cooloola Conflict and the now-famed resistance to high-rise development.
While there are elements of conservationism here to consider, these conflicts arose in a bid to keep Noosa low-key, with a slower mentality and authentic natural surrounds. Today, these ethics of authenticity are firmly embedded in planning regulation, illustrating the strength of local resistance past.
Noosa residents’ key fear in the 1960s and ’70s was losing their sense of place to the different ideals embodied in another coastal mecca, Surfers Paradise. Like Noosa, Surfers has a long history of conflict. Yet this place developed much differently due to several key factors.
Arguably, the significant turning point was in 1925 when Jim Cavill bought the then Elston Hotel and renamed it the “Surfers Paradise” hotel. Cavill and his wife proceeded to turn the coastal setting into something more than a place to bathe or surf.
Alongside the hotel, they built a zoo full of exotic animals that gave the place a peculiar flavor. Having been influenced by the American example of how to develop coasts, Cavill exhibited a desire to construct Surfers Paradise as an exotic international resort. However, due to the war in the Pacific, Surfers Paradise was restricted by building codes, frustrating locals who were eager to begin making the space bigger.
Shortly after the war, the codes eased and developers flocked to the “Golden Coast”. In the course of development, local leaders such as the progress association often came into conflict with governance.
In the example of parking meters, this led to the controversial meter maid scheme, which further established Surfers Paradise’s theme as an overtly transgressive and sexualised place.
Conflicts of a climate-changed future
In both spaces, conflicts have continued into contemporary times.
Recently, for instance, the fight against the proposed Southport Spit development has again drawn locals into conflict with authorities. Such fights against development continue up and down our coastlines. These are mostly driven by the desire to maintain a specific lifestyle and aesthetic appeal.
However, early critics of coastal development saw other concerns about coastal development. For instance, in 1879 a journalist for The Gympie Times, while contemplating the construction of Noosa and Tewantin, wondered about the location of the village and whether one day seawater might be running between you and your neighbour.
While we have different motivations for maintaining or developing our coastal places, we seem to neglect discussions about the risks of living so close to the ocean.
As we approach a climate-changed future, issues of sea-level rise and coastal flooding are going to challenge our thinking about coasts.
History has shown that several of our coastal meccas are already susceptible to significant damage from storms and cyclones. We scramble to rebuild following these events, but few debates are had about retreating away from the sea.
As we continue into that risky climate-changed landscape, however, we might see new players like insurance companies become increasingly important.
Already in the tropics, insurance premiums have caused a stir politically and in the media. In the future, though, we may need to consider to whether we have to redefine our relationship with coasts as they become more risky places to live.

Contested spaces: conflict behind the sand dunes takes a new turn

Thomas Muster, the former Austrian tennis champion, has spent $6.6 million on adjoining Noosa riverfront homes.
The dearer of the two cost $3.6 million on Weyba Creek which was less than its prior $3.75 million paid some 10 years ago. Both blocks were 620 square metres with early 1980s homes. 
Thomas Muster returns regularly to the Queensland town because his former wife, Jo Beth Taylor, the former Australia's Funniest Home Videos host, resides on the Sunshine Coast with their son.
The 35-hectare hinterland property, Cintamani, was Muster's first house in 1994 as a home away from his then Monte Carlo base, which was sold in 2002 for $7.6 million to Collection House founder Stephen Walker. 
It was in 2006 when Thomas Muster bought back into the Noosa property market spending $3.5 million on one of six luxury houses on the steep slopes of Noosa Hill. Set in the Viridian Noosa complex, overlooking Noosa Heads and Laguna Bay, the house is virtually wrapped around the trees.
Viridian Noosa was a joint venture between Leighton Properties and Ariadne Australia, designed by Noosa resident John Mainwaring. The long-time owner of the then 19.8-hectare banana plantation ended up in the High Court after a decade-long battle with Noosa Shire Council, which constrained the land's development potential.
His latest acquisition was a single level absolute waterfront residence on the sandy shoreline of the Noosa River with over twenty metres of sandy beach offered a $4.25 million by Eric Seetoo at Tom Offermann Real Estate.

Sunshine Beach currently has $1.95 million median price for four bedroom homes, according to realestate.com.au, reflecting an annual rental yield of 2.3 percent for rental holiday homes.
It is one of the hottest property markets in the country, as based on five years of sales, Sunshine Beach has seen a stellar compound growth rate of 11 percent.

Karl and Jasmine Stefanovic buy Sunshine Beach holiday home

The former Austrian tennis champion Thomas Muster has listed one of his Noosa Heads riverfront properties at $5.9 million.
It was the first he bought on the water paying $2.8 million in 2013, <a href="https://www.realestate.com.au/property-house-qld-noosa+heads-122755794" target="_blank">with the house then designed by architect Tim Ditchfield</a>, according to the marketing by Tom Offerman who declined to comment. 
Muster has most mystified since he's consolidated three nearby properties for a combined $9.9 million, though no application has yet been lodged with council.
Muster first bought into Noosa in 1994 when he paid $1 million for Cintamani, a 35-hectare hinterland property.
He sold it in 2002 for $7.6 million and bought back in 2006, spending $3.5 million on Noosa Hill, which he later sold to motor racing driver Mark Webber.
Muster spends time in Queensland because his former wife, Jo Beth Taylor, the former Australia's Funniest Home Videos host, has resided there on the Sunshine Coast with their son.

Thomas Muster lists Noosa home

The semi-retired company director Alex Hamill and his wife Brenda are swapping Noosa district homes.
In 1999 he bought a three-bedroom unit off the plan in the Gerry Nettleton-designed Villa Nette, at <a href="https://www.rwnoosa.com.au/buy/property-display/3-bedroom-apartment-noosa-heads,458" target="_blank">2/56 Park Road, Noosa Heads</a>, for $1.9 million.
The four-unit luxury development was by Tjeerd La Grouw who retained one of the apartments, as did his joint venture partner, architect Gerry Nettleton who sold for $4 million last year.
After more than 15 years they are swapping high-end Noosa Heads for bustling Noosaville.
Hamill is asking $3.6m for his unit, listed the unit previously in 2011. 
Richardson &amp; Wrench Noosa director Peter Butt has the property.
Of the nine properties Richardson &amp; Wrench auctioned last month, five sold under the hammer for between $620,000 and $1.2 million.
The former chief executive and chairman of what was once Australia’s biggest advertising agency, George Patterson told The Australian it was one very few places in Australia, if any, that have a beautiful beach, great food, shopping, low-rise development and a national park right on the doorstep.
He first holidayed at the Sunshine Coast tourist destination in 1974.

The Noosa Junction Plaza neighbourhood shopping centre on the Sunshine Coast has been sold for $16 million to OzProp Holdings.
The property attracted strong interest from investors, with more than 200 enquiries.
Noosa Junction Plaza is set on a corner site at the gateway to Noosa Heads and is anchored by a Prince’s SUPA IGA supermarket, a Target Country store and Sogo Irish Pub. There are other food and specialty tenants as well.
The centre was taken to market late last year via an expressions of interest campaign handled by Peter Tyson, Jon Tyson and Steven Lerche of Savills along with Sashi Makkapati and Nicholas Potter of Cushman &amp; Wakefield.
Tyson said shopping centre had strong embedded real estate value, as it has a landholding of almost one hectare in Noosa’s main retail precinct.
“Noosa Junction Plaza boasts an irreplaceable, high-profile location in Noosa Heads backed by a strong tenancy profile with dual anchor tenants, IGA and Target Country,” he said.
“Quality retail investments remain in very strong demand from investors, and this offering attracted an enormous level of enquiry and multiple offers to purchase. The availability of similar properties has eased since 2014 and 2015, which is only intensifying the demand for the opportunities that do become available.”
Noosa Junction Plaza is a fully-enclosed neighbourhood shopping centre set on a 7,904 sqm site with a total gross lettable area of 5,090sq m. 
This sale follows on from Savills' sale of the Woolworths-anchored Southside Town Centre at Gympie late last year for $28.3 million.
