As the market continues to boom in the Hunter Valley, Australian-based property developers, WST Property has announced the acquisition of a 240-hectare residential site at Mount View Grange.

Nestled below the Broken Back Range, Bellbird North in the Hunter Valley, Mount View Grange is a master planned community with land blocks ranging from 450 sqm to 800 sqm.

Across more than 50 stages, the site will deliver in excess of&nbsp;1,650 detached homes with 1,500 lots over three precincts.

The community will also be home to a 3.11-hectare retail town centre, with anchor tenants and speciality stores, along with a significant amount of green spaces and parks, as well as walking and bike tracks that will link to the retail town centre, surrounding wineries, and Wollombi Road.

WST Property Group&rsquo;s Managing Director, Krenalin Moodley said the project is expected to attract the family and first home buyer market, with Mount View Grange within a short drive of schools, preschools and day care facilities, as well as parks, restaurants, and leisure activities.

The 2021 census revealed the combined population of the region was 682,465, and is expected to reach over 1,000,000 people by 2031.

While the majority of growth was experienced in Greater Newcastle, the City of Cessnock population has almost tripled from 21,725 residents in 2016, to 63,020 residents in 2021.

Hunter Valley house sales up over 11%: CoreLogic's Q3 Regional Report

Famed trophy stud property Luskin Park along with its entire bloodstock holdings in the Hunter Valley, Luskintyre has been sold for $2,250,000.
It was purchased by the company of Matthew C Smith, the Warwick Farm-based horse trainer and his wife, Melissa.
The decision to sell the entire bloodstock holdings of Luskin Park Stud came after the death of the of proprietor Paul Whelan last October.
It was the birthplace of champions including Golden Slipper winner Luskin Star and more recently the G1 winners Foxwedge and Rock Classic.
The homestead, located at 110 Knockfin Road, was on a 46-hectare holding on the bank of the Hunter River, located a two-hour drive north of Sydney.

Glengrove, a lifestyle home in the Hunter Valley, quietly sold for $1.1 million

The Hunter Valley (excluding Newcastle) has witnessed a 7.7% increase in its annual dwelling sales over the 12 months to April, according to the latest CoreLogic Regional Market Update. 
The property data firm suggests Hunter Valley has recorded 6,108 dwelling sales over the year, with a 8.9% increase in its house sales. 
The unit sales has declined by 1.2% over the same period.

The property data firm says the region's unit values have declined by 1.8% over the year. 
Its current median unit value sits at $330,262.  
Its median house value has increased by 2.1% over the same period to $444,639. 
A Corlette unit situated opposite the beach was sold for $345,000 in February.

The vendor discounting sits at -4.5% for houses and -4.4% for units.
At the same time last year, vendor discounting was -4.3% for houses and -3.7% for units. 
The average days on market for both house and units have noticeably increased in the past 12 months.

Hunter Valley sees increasing annual dwelling sales: CoreLogic

The whisper is that international model Miranda Kerr liked Loggerheads, the trophy Hunter Valley vineyard, so much she has now bought it for about $7.5 million.
The Pokolbin estate includes a 36-year-old vineyard, plus the Michael Suttor-refurbished home­stead amid Paul Bangay landscaping. There’s a summerhouse, pool, orchard, vegetable garden and shiraz and gamay vines.

Land values across the Hunter region have generally increased since 1 July 2018. 
The NSW Acting Deputy Valuer General, Paul Chudleigh, has recently published land values for the Hunter region.
The land values reflect the property market at 1 July 2019.

Hunter region local government areas include Cessnock, Dungog, Maitland, Muswellbrook, Singleton, and Upper Hunter.
<h2>General overview</h2>
The total land value for the Hunter region increased by 2.3 per cent between 1 July 2018 and 1 July 2019 from $23 billion to $23.6 billion.
The movement of residential land values across the region generally remained steady at one per cent. However, a slight increase (3.5 per cent) was experienced in the Upper Hunter local government area.
Overall, commercial land values in the region increased slightly by two per cent. Most land values remained steady, however Maitland local government area experienced an increase of 3.1 per cent attributed to increased demand for commercial services within Maitland’s local centers.
Industrial land values in the region increased moderately overall by 6.3 per cent. The strongest increases were experienced in Cessnock (9.9 per cent) and Maitland (9.7 per cent) where land values were impacted positively by the Hunter Expressway and improved access to Newcastle.
Rural land values experienced an overall increase of five per cent. The rural increases occurred despite ongoing drought conditions. Dungog local government area had the strongest overall increase at 7.6 per cent.
Mr Chudleigh said property sales are the most important factor considered by valuers when determining land values.
“It is important to note that land value is the value of the land only and does not include the value of a home or other structures.”
The 1 July land values have been prepared by private contract valuers with expertise in their local areas working on behalf of the Valuer General, to determine new land values across the region. Property NSW, part of the Department of Planning, Industry and Environment, has quality assured the land values for accuracy and consistency.
Mr Chudleigh said councils receive new land values for rating at least every three years. All councils have been issued with 1 July 2019 land values.
“Land values are one factor used by councils to calculate rates,” said Mr Chudleigh. “Changes in land value don’t always mean a change in council rates.
Each council develops a revenue policy to use when calculating rates to fund services for the community. Councils make their draft policy available for public comment.”
Landholders will receive a Notice of Valuation showing their land value before it is used by council for rating. This gives landholders time to consider their land value.
Revenue NSW will use the 1 July 19 land values to calculate land tax for the 2020 land tax year. Registered land tax clients will receive a land tax assessment from Revenue NSW from late January 2020.

Hunter land values increased since July 2018

A historic Hunter Valley pastoral estate built by convicts 190 years ago is for sale for the first time in nearly a decade.
The 100 acre, 26-room luxury heritage estate at 7 Range Road in Whittingham - known as ‘Baroona’ or locally as ‘The Castle’ - is one of Australia’s most renowned country estates.
Since it's construction by John Lanarch and Co in 1829 it has had only seven custodians, with the current owners, Tony and Gaylene Poke, putting the property up for sale after eight years of ownership via agents Deborah Cullen of Knight Frank Prestige and James Callinan of Colliers International Newcastle.
Ms Cullen said “The estate is in pristine condition – it has been beautifully maintained and recently upgraded by the current owners,” she said. “The refurbishment was designed to showcase Baroona’s stunning history and Victorian architecture while including a stylish blend of contemporary upgrades to create a ‘best in class’ luxury country estate,” she said.
Set on 100 acres of grazing country watered by seven dams and town water, it is on the doorstep of the lifestyle region of the Upper Hunter, situated just south of the Hunter Valley town of Singleton and only 15 minutes’ drive from the Pokolbin Wine Region.
Mr Callinan said the property would attract a wide range of buyers, from Australia and overseas.
She also suggested it would be suitable as a commercial venture.

Features include a deep and covered flagged sandstone verandah, carved double cedar front doors, a wine cellar (which was once used as holding cells), swimming pool and billiard room.
