Brisbane developer <a href="https://www.urban.com.au/developers/dusk-group">Dusk Group</a>&nbsp;made a point to start construction on its latest townhouse development, Aurora on Depper in St Lucia, before taking it to market.

They commissioned&nbsp;<a href="https://www.urban.com.au/builders/akam-constructions">AKAM Constructions</a>&nbsp;to handle the build of the eight townhouses at 68-72 Depper Street that fills the need for a dwelling type in <a href="https://www.urban.com.au/developments/st-lucia-qld-4067">St Lucia</a> between apartments and standalone houses.

Urban.com.au CEO Mike Bird recently sat down with Huw Feeney, Director at Dusk Group, to talk about <a href="https://www.urban.com.au/new-townhouses/aurora-on-depper-st-lucia-68-72-depper-street-st-lucia">Aurora on Depper</a>.

Aurora on Depper aims to provide a more diverse range of housing options in this sought-after area by introducing eight three and four-bedroom townhouses, each designed with multi-purpose rooms that offer flexibility for use as a home office, additional bedroom, or second living area.&nbsp;

The townhouses are spread across three levels and are expected to appeal to a range of buyers, including downsizers, young families, and those with children attending the nearby University of Queensland.

Everything a buyer needs to know about Aurora on Depper, St Lucia townhouses

St Lucia has long been one of Brisbane's premier riverfront suburbs.

The sought-after suburb, named after the West Indian island, is well known for its leafy streets, the Brisbane Botanic Garden, and the main campus for the University of Queensland.

As it's grown from its origins as a cotton farming district, significant riverside development has grown with it.&nbsp;One market that's been missed however is the growing market frequently being called the "missing middle".

The missing middle in this instance is the townhouse market, a&nbsp;market that sits between apartments and houses. A third of <a href="https://www.urban.com.au/developments/st-lucia-qld-4067">St Lucia</a> is made up of standalone homes, and another 60 per cent on apartments. According to the latest 2021 ABS Census, less than seven per cent are townhouses.

Aurora on Depper townhouses to target St Lucia's "missing middle"

National developer Metro Property Development, once the largest inner-city residential apartment developer in SEQ, is bringing its reputable name to Rochedale, a small suburb south of Brisbane.

Metro is currently developing <a href="https://www.urban.com.au/new-townhouses/citrine-townhomes">Citrine</a>, a community of 90 two to three-level, three to four-bedroom townhouses on Gardner Road, a stone's throw from <a href="https://www.urban.com.au/developments/rochedale-qld">Rochedale</a> Village, the area's central shopping hub.

The townhouses offer a huge point of difference in a suburb dominated by houses. The latest ABS Census showed 90 per cent of the dwelling type in the suburb is a separate house. There are only around 150 townhouses in the whole suburb.

Australia's largest semi-detached builder,&nbsp;<a href="https://www.urban.com.au/developers/creation-homes">Creation Homes</a>, has already started construction on the 3.83ha site Metro acquired in mid-2021.

Each townhome within Citrine features an open plan living and dining area that extends to either courtyards or balconies that characterise the Queensland lifestyle and dwelling typology. The kitchens have been made for entertaining with a stone island bench, while the master retreats have their own ensuites with double vanities.

South East Queensland developer Rogerscorp has launched to market its latest townhouse project, Nautica, following the successful sell-out of their Fable development in Everton Park.&nbsp;

Located in the beachfront suburb of <a href="https://www.urban.com.au/developments/margate-qld">Margate</a>&nbsp;on the Redcliffe Peninsula, <a href="https://www.urban.com.au/new-townhouses/nautica-by-rogerscorp-35-bank-street-margate">Nautica</a> is a collection of 42 three and four-bedroom villas, ranging from 183 sqm to 213 sqm.

Brisbane is crying out for new supply in the off the plan apartment market.

Confidence in the Queensland capital is at an all-time high, and there's no suggestion of a slowdown in demand.

Assisting in the growth in the unit market is the lack of new projects. There's not been a release of a new apartment development, certainly nothing close to a tower development, in months.

Developers have been active however over April, which bodes well for Brisbane's future supply.

Of course, these projects won't be realised for several years, with the approval phase, marketing, and then the build generally making the lifespan of a new development between four to five years, depending on density and the speediness of the approval process.

We've wrapped up the top five apartment developments that were submitted to the Brisbane City Council in April.

<h2>Address: 18 Macgregor Street, Upper Mount Gravatt</h2>

<h3>Developer: Salter Brothers</h3>

One of the most interesting apartment developments submitted in Brisbane in April was in <a href="https://www.urban.com.au/developments/upper-mount-gravatt-qld">Upper Mount Gravatt</a>, where&nbsp;diversified investment group and property developer <a href="https://www.urban.com.au/developers/salter-brothers">Salter Brothers</a>&nbsp;has sought to create their first project in Brisbane.

Salter Brothers is seeking to demolish the Mercure Brisbane Garden City Hotel&nbsp;and develop a new 17-level apartment building at <a href="https://www.urban.com.au/new-apartments/18-macgregor-street-upper-mount-gravatt">18 Macgregor Street</a>.

They've had <a href="https://www.urban.com.au/architects/bates-smart">Bates Smart</a> create the plans for the mixed-use building that will have 101 apartments above a four-level podium. That will home a 90-space childcare centre and parking for 107 cars.

There will be eight apartments per floor, six two-beds and two three-bedders. The apartments are expressed as "gently undulating petals," Bates Smart wrote in their submission to the Brisbane City Council.

<h2>Address: 28 Beesley Street, West End</h2>

<a href="https://www.urban.com.au/developers/tocu-properties">Tocu Properties</a>, which has been developing townhouses across Brisbane's inner-ring suburbs, is moving into the apartment market in the <a href="https://www.urban.com.au/developments/west-end-qld">West End</a>.

They've had&nbsp;<a href="https://www.urban.com.au/architects/woods-bagot">Woods Bagot</a>&nbsp;draw up plans for a seven-level apartment development on the corner of Beesley and Filmer streets, one of the last remaining infill development sites within the highly sought-after West End precinct.

Crowning the building will be a 656 sqm rooftop amenity level with an infinity edge pool, hot and cold plunge pools, and open lawn and barbecue areas with views over <a href="https://www.urban.com.au/developments/brisbane-qld">Brisbane</a>.

<h2>Project: Canopy House by Aria, Kangaroo Point</h2>

<a href="https://www.urban.com.au/developers/aria-property-group">ARIA</a> is again seeking to bulk up its upcoming <a href="https://www.urban.com.au/developments/kangaroo-point-qld">Kangaroo Point</a> apartment project, <a href="https://www.urban.com.au/new-apartments/canopy-house-by-aria-58-62-leopard-street-kangaroo-point">Canopy House</a>.

The Tim Forrester-led developer is seeking to add a further four levels to the previous 29-level tower by&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>, which were approved in August after a&nbsp;<a href="https://www.urban.com.au/news/qld/aria-seek-to-make-kangaroo-point-cliffside-tower-canopy-house-by-aria-larger">change application in June last year</a>.

The new design will also see an extended podium which will now feature a resident park with a barbecue kitchen and outdoor dining area, playground, and seating pods.

The documents suggest the new design will improve the facade, providing a "greater visual relief to the built form and significantly increasing the project’s ‘Green Factor’."

The Gold Coast-based architecture firm <a href="https://www.urban.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a> has put together a design for their next project in the neighbouring&nbsp;<a href="https://www.urban.com.au/new-apartments/taringa-qld">Taringa</a>&nbsp;on behalf of developer <a href="https://www.urban.com.au/developers/vista-projects">Vista Projects</a>.

The six-level project, dubbed La Flor, will have eight three-bedroom apartments and a four-bedroom penthouse with its own private rooftop. The rest of the rooftop is reserved for resident amenities, comprising a resort-style pool, a sauna, extensive seating, barbecue spaces and sun lounges.

La Flor draws inspiration from nature, with its design metaphorically likened to the unfolding petals of a flower and translates into an architectural interplay between openness and enclosure.&nbsp;

Even rarer than a submission at the moment is the approval of a new tower.

Brisbane developer&nbsp;<a href="https://www.urban.com.au/news/pikos-property-group-changes-to-kangaroo-point-maroochydore-employment-hub-of-the-sunshine-coast" target="">Pikos Group</a>&nbsp;is backing up its recently launched Skye Residences in Kangaroo Point with another project in the affluent suburb.

They've been given the green light for Gaia, two 15-level buildings at&nbsp;<a href="https://www.urban.com.au/new-apartments/108-lambert-street-kangaroo-point">108 Lambert Street</a>&nbsp;which will home 215 apartments as well as creating a full acre of inner-city parklands in the process.

Brisbane developer and townhouse community specialists Azure has sold out Willow by Azure, its most recent townhouse development in North Lakes.
