Kokoda Property are pushing forward with their $2.5 billion project pipeline despite the effects of the nationwide construction crisis currently plaguing the industry.

The situation has been exacerbated by a significant number of major property and construction companies facing collapse due to housing shortages, rising global material costs, and supply chain disruptions.

The resulting spike in construction company insolvency, which has increased by 90 per cent compared to the previous financial year, has left many in the industry feeling fearful and uncertain about the future.

Kokoda Property Managing Director and Founder Mark Stevens said that they won’t be putting any projects on hold.

“Demand will soon outstrip supply based on forecasted population growth across major Australian capital cities and will be further exacerbated by record migration, especially in Queensland," Stevens said.&nbsp;

“While some view it as a volatile market and trickier to navigate, our 25-years of experience has seen us through many property cycles and difficult times. We have great relationships with reputable, quality construction partners and are confident in where things are heading.

“In fact, we’re actively searching for more sites and signing new deals for projects across Melbourne and Queensland."

Kokoda Property is currently in the midst of transforming Dandenong Road with its mixed-use precinct, Malvern Collective, which is currently 70 per cent sold with construction underway and due for completion in the first quarter of 2024.

Malvern Collective will feature two Jackson Clements Burrows-designed multi-residential towers with unparalleled views of Port Phillip Bay, the Dandenong Ranges and Melbourne’s CBD.

Kokoda Property acquired its <a href="https://www.urban.com.au/news/qld/kokoda-secure-prime-milton-site-for-cottee-parker-designed-apartment-tower">second Milton site on Crombie Street earlier this year</a> for $11 million, with plans to build a 22-storey, 160 apartment multi residential tower featuring a rooftop pool, private dining, health and wellness space and gym.

The Crombie Street project will have a total value of circa $160 million and will soon launch its expressions of interest campaign.

Earlier this month Kokoda spent $100 million on the <a href="https://www.urban.com.au/news/qld/kokoda-snare-last-remaining-riverfront-in-teneriffe-for-mixed-use-development">last remaining riverfront site in Teneriffe</a>, with plans to build another $1.75 billion mixed-use precinct across the huge 17,600 sqm Skyring Terrace block.

Kokoda Property secure Woolworths as anchor tenant at Malvern Collective development

Two Edwardian period homes in Melbourne’s inner suburb of Malvern have sold for $6.85 million.

Located at 16 &amp; 18 Thanet Street, the site, which didn’t have development potential, comprised of two unrenovated homes formerly owned by Lady Nell Seeing Eye Dog School.

Prestige Homes of Victoria’s Sean Cussell, who marketed the listing, described the result as a solid result for the vendors and a good indicator in the strength if the inner Melbourne property market.

“We had six offers on the properties through the expression of interest process and the buyers are very happy with their new homes”, he said.

Each of the homes featured four bedrooms, multiple living rooms and original features, including open fireplaces, stained-glass bay windows and fretwork-trimmed verandah.

The 631sqm property at 16 Thanet Street is rumoured to have sold for $3.65 million, while the 836sqm property at number 18 sold for $3.2 million.

Situated within a heritage overlay area, the two homes were deemed significant which likely restricted their development potential.

The homes were sold individually to local families and both buyers intend to renovate the homes immediately.

Two Edwardian homes sell in Melbourne's Malvern for over $6.5 million

Canberra was the standout performer for another week with over 80 percent of weekend auctions being successful.
Adelaide’s clearance rate took a hit as the city entered into lockdown during the week, reducing from an 80 percent final clearance rate last week to a 41 percent success rate this week with many auctions withdrawn.

There were 1,791 homes scheduled for auction across the nation's combined capital cities this week and of the 1,442 results collected so far by CoreLogic, 73 percent have reported a successful result.
This week’s volumes were not only higher than last week’s 1,728 auctions held, but the highest number of auctions held since April.
 Preliminary figures indicate that the clearance rate weakened over the week, after last week’s higher preliminary figure of 75 percent, which later revised down to 70 percent at final figures. 
One year ago, a much higher 2,612 homes were auctioned, when a lower 68 percent cleared.
In Melbourne, volumes increased over the week with 632 properties scheduled to go under the hammer, of the results collected so far a preliminary clearance rate of 77 percent was recorded. 
This was higher than both last week and last year’s clearance rate, however volumes are only half of that seen last year. Last week, 604 Melbourne homes were auctioned recording a final auction clearance rate of 69 percent and last year a 70 percent clearance rate was achieved across 1,221 auctions.
It was the last weekend with Melbourne auctions to be held with only 10 bidders allowed to attend an auction or home inspection.
There has now been an easing of coronavirus-related rules, from midnight Sunday, to allow 20 people at a private inspection as long as social-distancing rules are met. 
Up to 50 people will also be able to attend an auction held outside under the new rules that were introduced.
Melbourne’s top reported weekend sale was $4 million in Malvern (top and below), having come with a $3.9 million to $4.2 million Marshall White price guide.

There were 807 Sydney homes taken to auction over the week, preliminary figures show that 76 percent sold, lower than last week’s preliminary figure of 76 percent when volumes were a higher 840. 
Sydney’s final clearance rate came in at 71 percent last week, "so it’s likely this week’s will be similar," CoreLogic noted.
 One year ago, 940 Sydney homes were auctioned returning a final clearance rate of 76 percent.
Sydney prestige sales included a $16.6 million house in Vaucluse. Wendouree, a Vaucluse house listed through Sotheby's for the first time in eight decades, was the nation’s top sale.
There was also a $11.01 million sale through Sotheby's in Bellevue Hil, which was $1.5 million above the reserve.
The four-bedroom home on 830 sqm, at 29 Kambala Road, Bellevue Hill, attracted six registered bidders.

Malvern residence listed with $4 million hopes

Essie Wine Bar has taken a lease in a two-level Victorian heritage building in Malvern.
The lease of 35 Station Street, opposite Malvern station, is for the next four years, with Essie paying around $61,000 per annum.
The 170 sqm building on 245 sqm was previously owner occupied as a medical business and Josh Cohen School of Music.
Essie is the creation of Tasmanian-born Angus Brettingham-Moore, who has been involved with the team behind renowned local staples Toorak Cellars in Armadale and Milton Wine Shop on Malvern Road.

Essie Wine Bar takes Malvern lease

Three bidders from a crowd of 100 plus pushed the price of a multi-tenancy retail investment at Malvern to more than $400,000 over the vendor’s reserve at a Teska Carson auction. 
According to selling agents, Teska Carson directors Matthew Feld and Michael Ludski, the RBA’s move to cut interest rates, with another in the offing, has sparked a return of confidence to retail strips. 
Mr Feld said,“there is no doubt that the interest cut and forecasts of more have driven renewed interest in bricks and mortar and particularly for the old favourite strip retail investments.  
“The amount of enquiry we had on this property and the crowd it drew on the day underscored just how much confidence has returned to the market following the election, the retention of negative gearing and capital gains benefits, APRA’s easing of loan requirements, and now the rate cut,’’ Mr Feld said.
