The new $175 million development Kogarah Central in Sydney's south is just a couple of months away from completion.

And developer Level 33 has secured 50 per cent of sales in the 233 apartment block, with the majority picked up by first home-buyers or owner-occupiers.

Level 33 director Eddy Haddad said their business model from day one was more suited to the owner occupier.

“They like the quality that we deliver and it is a good price point for this market”, Haddad says, adding that they secure repeat custom from buyers who buy in another block developed by Level33.

Kogarah Central is made up of two low-se buildings each crowned by rooftop terraces capturing skyline views back to the city. It features a public park and a children's play area.

Studio apartments start from $435,000.

More than 100 of Kogarah Central's apartments are priced under $650,000, which under New South Wales new regulations means no stamp duty to be paid.

It's a busy time for Level 33, who have another project in Kogarah which is yet to officially hit the market, the 82 unit Premiere at 22 Stanley Street.

That will be a collection of one and two bedroom apartments.

They’re soon to be completing Burnham, a 104 apartment block in Carlton, anchored on the ground level by an Aldi supermarket.

And there’s exciting plans further south of Sydney in Wollongong where Level 33 are constructing 82 apartments in the Denison Street development Midtown, with prices for the one bedroom apartments starting from $430,000.

They've also got their biggest ever project in the pipeline, The Kenny, a 320 apartment development on Wollongong's Kenny Street which is due to begin construction at the end of the year.

Construction of St Patrick’s Green spanned just over a year and generated approximately 240 jobs.
One of the complexities faced during construction was the site’s proximity to the operational St Patrick’s Primary School and Church.
With the construction zone positioned directly adjacent to the primary school’s drop-off and pick-up area, Multiplex consulted very closely with the school and implemented a coordinated materials handling plan.
St Patrick’s Green is Greengate’s third integrated community, following its award-winning St Brigid’s Green community in Maroubra and continuing its strong relationship with the Catholic Archdiocese of Sydney and ANZ Bank.
Multiplex has extensive experience constructing aged care facilities, recently completing a Mark Moran seniors living project in Vaucluse and currently constructing an over 55’s development in Paddington known as The Terraces.
Nearby in Gray Street, Multiplex also just completed the $277 million redevelopment of St George Hospital.

The property located at <a href="https://www.realestate.com.au/property/57-bonar-st-arncliffe-nsw-2205" target="_blank">57 Bonar Street</a> near public transport links sold through Michael Pyliotis and Enzo Puopolo of Raine &amp; Horne Kogarah.
An original brick semi, the home is noted in the listing as having future redevelopment potential STCA. It is zoned R4 - High Density Residential.

Arncliffe semi with development potential sold

The Kogarah neighbours recall the limousine dropping off Clive James whenever he visited the home of his late mother Minora.
The Kid from Kogarah’s father, machinist Albert, bought the building block for £199 in 1938, with a £810 mortgage from the Rural Bank.
In those days the street was mostly market gardens.
Albert died in 1945 with the home (below) retained until 2003 by his widow whose executors secured $582,000 after her death.
The red-brick cottage (pictured below) was replaced by a cookie-cutter contemporary two-storey mansion in 2016 (pictured above).
Its demolition met with no uprising from Bayside Council in connection to heritage considerations. It sold at $2,175,000 two years ago.

Thongs were strewn at its front door yesterday, though they were not part of any social media hashtag homage following his death last Sunday.
