Oz Property&nbsp;Group&rsquo;s latest residential venture is closing in on 50% sold as interest continues to grow in the future-proof, 51-home community. Kingloch Parade, however goes even further to break down the buzzword of sustainability and provide tangible sustainable measures for future residents - which was no small feat according to Oz Property Group Marketing and Sales Manager, Scott Williams.&nbsp;

&ldquo;Achieving a 7-Star energy rating took a lot of consideration with all aspects of design playing a part,&rdquo; he says.&nbsp;

&ldquo;The size and function of each room, the type of building materials, the specification of each building&#39;s openings and the orientation of each individual home are all carefully designed into every floorplan to make them as energy efficient as possible,&quot; said Williams.&nbsp;

Perhaps even more importantly, Kingloch Parade is fully electric, something the developer believes will soon be mandatory for all new developments. It will utilise the latest, cutting edge appliances for cooking, hot water and heating to ensure all homes are future-proof &ndash; and without a gas bill. Saving residents up to $700 annually.&nbsp;

These considerations also helped Kingloch Parade achieve a BESS Score of 70 per cent, which equates to BESS design &lsquo;excellence&rsquo;, a voluntary commitment that goes beyond ticking the minimum requirements.

BESS is especially important as it ranks how sustainable the design is as a whole, scoring areas such as energy, water, waste and urban ecology.

Dubbed as a development that is &ldquo;good for humans, great for birds&rdquo;, Kingloch Parade is surrounded by lush landscaping, with considered plant selection to foster native flora and fauna.

While underneath the surface, swales and tree pits will passively irrigate the many plants and trees to create local biodiversity and feed the native birdlife.&nbsp;

The largest swale is called the Blue Green Spine, which will cut right through the middle of the site, creating a sustainable water management system but also a practical and beautiful space for residents.&nbsp;

Made for all of Melbourne&rsquo;s&nbsp;weather conditions, solar panels will be provided as standard, generating over a quarter of the energy demand for the development.

In collaboration with&nbsp;DKO, SLAB and REALM Studios, Kingloch Parade lands on the old site of Wantirna Heights School, a piece of history that Oz Property Group were keen to honour.&nbsp;

&ldquo;We know we&rsquo;re building on a place that was very important to the community, so we wanted to build something that was future proof and would stand the test of time, &rdquo; added Williams.&nbsp;

Situated on the old Wantirna Heights School site at 56 Kingloch Parade, you're only a 30-minute drive from Melbourne CBD. The suburb of Wantirna offers plenty of established amenities, including parks, a shopping centre, education facilities and convenient access to the EastLink freeway. I love that Kingloch Parade homes are tucked away on a quiet site, away from the main road.

The project has undergone an extensive two-year community engagement phase, where Wantirna residents provided feedback on the look and feel of the homes.&nbsp;

Realm Landscape Architects designed a considered planting scheme to allow the development to seamlessly fit its surroundings – with extensive greenery and even a stream* running through development. The feedback from locals also inspired the material selection – they wanted to see high quality, robust materials instead of light-weight cladding. DKO and SLAB architects incorporated a lot of brick for this reason.

Set to create a benchmark in green living, the development will hit 7 Star NatHERS energy ratings and will meet BESS Design Excellence.

A diverse range of flexible floorplans offer layouts to accommodate multi-generational living and working from home. All properties also feature mid-century inspired internal courtyards, which also help to add noise buffers within the home.&nbsp;
