Passing through the heritage walls, residents will entire a landscaped courtyard into a living lobby, designed to be synonymous with a&nbsp;luxury hotel.

Design brief: How the Rothelowman-designed One Coburg Quarter came together 

One Coburg Quarter is the newest development by the Melbourne-based property developer Future Estate.

The contemporary eight level&nbsp;building is being constructed on the&nbsp;historic site was once the Pentridge Prison, with the heritage bluestone walls used by renowned architecture firm Rothelowman as part of the facade.

The residential tower homes just 125 one and two bedroom apartments, priced from $351,000.

The&nbsp;multi-faceted masterplan has been designed with the community in mind.

A European-style central square complemented by a new high street, offering an exciting range of restaurants, cafes, bars, retailers and public spaces will form the civic and cultural focal point.

Urban has taken a look at five reasons why One Coburg Quarter should be on a buyer&#39;s shortlist.

1. The Developer

Future Estate has been developing property since 2009 when it was founded by its managing director Ben Anderson.

Currently they have two Bundoora projects, Botanic at Parc Vue, the 407 apartment block, and Parc Vue Bundoora, neighbouring Bundoora Park.&nbsp;

A Sydney-based private investor with an overseas partner, has outlaid $21.3 million for a Woolworths anchored shopping centre at Coburg.
The strata-titled Coburg Hill Shopping Centre was sold with a WALE of 11 years including 14 years remaining on the Woolworths lease which accounts for 72% of the centre’s 4419 square metres GLA.
The sale was made on a passing yield of 6%.
The Centre is 97% leased with a net passing income of $1.28 million from Woolworths and the seven specialty stores including Degani and Regency Pharmacy.
According to CBRE’s Victorian Retail Investments team lead by Justin Dowers, Kevin Tong &amp; Lewis Tong the transaction represented an extremely good deal given the strata title nature of the holding.
The sale follows that of the Woolworths Group owned Keysborough South Shopping Centre which last month sold to a local investor for $33.13 million.
The property attracted 11 offers including locally based Chinese investors before the current lockdown.
Mr Dowers said the sale provided further evidence that investors continue to seek safe havens in assets underwritten by long term leases to non-discretionary spend tenants.
“This is the second sub $50 million shopping centre sale in Victoria, post COVID-19, and both have attracted significant interest from a range of local and off-shore buyer groups.
“Investors are obviously demonstrating that they have a good appetite for this sort of stock and that should give institutional owners confidence in their sub $50m retail holdings around the country,” Mr Dowers said.
The average yield of the last 10 Victorian neighbourhood centre sales is 6.15%.

Coburg shopping centre sold for $21.3 million

The Victorian State Government has awarded the contract, valued at $542.4 million, to an alliance of John Holland Group, Kellogg Brown &amp; Root and Metro Trains Melbourne to remove four level crossings and rebuild two stations on the Upfield railway line in Melbourne's north.

Renders and the overall design for the upgrade to the railway corridor were released in August and both stations to be rebuilt will be elevated above the current rail grade.  Similar to the Caulfield-Dandenong corridor, with the elevate of the railway lines, community spaces will be provided underneath the tracks.

Bell Street, Munro Street, Reynard Street and Moreland Road are the four level crossings that will be removed.

Minister for Transport Infrastructure, Jacinta Allan, is reported to have said to the Herald Sun the corridor is one of the narrowest in Melbourne and will require an extended occupation period.

Further investigative works and service relocations are scheduled to ramp up in the short term with major works beginning next year that will include a construction blitz that will shut down the rail corridor for three months.

As part of the community space improvements, the congested Upfield bike path will see an upgrade as well as a new pedestrian path added underneath the railway line.

The alliance that has been awarded the contract is also removing the High Street level crossing in Reservoir.  Like the soon-to-be-rebuilt Moreland and Coburg stations, Reservoir station will be elevated above the existing road level.

Namely, the Suburban Rail Loop's second phase will see a station interface with the Upfield line to the north of Coburg and also plans leaked to the media prior to the November 2018 state election show the Upfield line extending to Wallan via Roxburgh Park.

$542.4 million contract signed for level crossing removals in Melbourne's north

In stark contrast to our growing database of <a href="https://www.urban.com.au/news/top-20-sydney-suburbs-with-the-largest-development-pipeline">Sydney projects</a>, Melbourne's been in <a href="http://www.urban.com.au">Urban.com.au's</a> DNA for over five years.  And what a difference it is with postcode 3000 (actually, the suburb name Melbourne, but you know what I mean) leading the pack among the top 20 suburbs across metropolitan Melbourne with the largest development pipeline.

Not to be outdone, <a href="https://www.urban.com.au/new-apartments/southbank-vic">Southbank</a>, home to some of the largest skyscrapers (and proposals) in the city comes in second with a 5 figure number in its development pipeline and spilling over from Southbank, <a href="https://www.urban.com.au/new-apartments/south-melbourne-vic">South Melbourne</a> takes the third top spot.

<a href="https://www.urban.com.au/new-apartments/box-hill-vic">Box Hill</a> and <a href="https://www.urban.com.au/new-apartments/doncaster-vic">Doncaster</a> are two suburbs in the top 10 which stand apart from the trend of much of inner Melbourne ruling the roost and <a href="https://www.urban.com.au/new-apartments/brunswick-vic">Brunswick</a>, <a href="https://www.urban.com.au/new-apartments/moonee-ponds-vic">Moonee Ponds</a>, <a href="https://www.urban.com.au/new-apartments/coburg-vic">Coburg</a> in that inner-city to middle-ring transition area are present within the top 20.

In fact, beyond the top 20, there are many middle-ring Melbourne suburbs with over 1000 dwellings in the development pipeline including <a href="https://www.urban.com.au/new-apartments/carnegie-vic">Carnegie</a> (1602), <a href="https://www.urban.com.au/new-apartments/essendon-vic">Essendon</a> (1527), <a href="https://www.urban.com.au/new-apartments/north-melbourne-vic">North Melbourne</a> (1407) and <a href="https://www.urban.com.au/new-apartments/maribyrnong-vic">Maribyrnong</a> (1279).

For a while I've been saying both privately and publicly, <a href="https://www.urban.com.au/new-apartments/footscray-vic">Footscray</a> is on the same level as <a href="https://www.urban.com.au/new-apartments/south-yarra-vic">South Yarra</a> - similar distances from the centre of Melbourne and with the rail transport to match - and lo and behold Footscray is well ahead of South Yarra's pipeline numbers at this time.

<a href="https://www.urban.com.au/new-apartments/collingwood-vic">Collingwood</a> (2668) outstrips <a href="https://www.urban.com.au/new-apartments/fitzroy-vic">Fitzroy</a> (1169, ranked #35) by a long margin and <a href="https://www.urban.com.au/new-apartments/preston-vic">Preston</a> (3369) is way out ahead of all the other suburbs on the High Street / South Morang corridor.

The monster numbers at the top can be explained that the suburb 'Melbourne' applies to St Kilda Road as well as the CBD, however when we look exclusively at postcode 3000, there are still over 18,000 dwellings in the pipeline.

The number of dwellings below are for all projects on the Urban.com.au project database across all four main statuses - Planning Assessment, Approved, Registration &amp; Sales and Under Construction.

Top 20 Melbourne suburbs with the largest development pipeline

IHG has signed a deal with Barnes Capital to open a striking Holiday Inn in Coburg, Melbourne’s up-and-coming northern suburb, in 2020. 
Holiday Inn Melbourne Coburg will enjoy views.
It will feature a gym and large meeting facilities, as well as a bar and all-day dining. 
The 150-room new build hotel will show off a bold, new design statement for Holiday Inn, created by architects Hachem, with its mirrored glass design destined to become a landmark in the heart of Coburg, 20 minutes to Tullamarine. 
Holiday Inn Melbourne Coburg complements the 16 Holiday Inn hotels already open across Australasia.
It is the IHG’s second Holiday Inn signing in a week, and the latest in a string of signings including Sydney Central, Melbourne Werribee and Geelong.

IHG to open design-led Holiday Inn in Melbourne’s Coburg

The 344-346 Sydney Road, Coburg (pictured below) premises have been leased to Permit Point Building Consultants for use as an administration office.
The 380 square metre building was leased on a 5 + 5-year lease term returning $55,000 per annum equating to $145 per square metre.
