The Preston-headquartered, Frater Group engaged Ben and Ben Architects to design the Carnegie project, with five townhomes planned for the site.

Three-bed, three-bath, two-car townhouses can still be snapped up at 14 Tranmere, with prices starting from $1,200,000.

Townhouse One is also still available, delivering one of the largest of the offerings of the project, spanning 190 sqm.

The ground floor incorporates a double garage, along with a retreat area, as well as an outdoor courtyard.

The first-level floor plan follows an open-plan layout, with one-bathroom and with the kitchen, dining and living flowing seamlessly onto an adjoining 15 sqm balcony.

Inside Frater Group's Carnegie townhomes

The Melbourne-based builder developer Cornus has seen solid buyer demand in its Carnegie apartment development, Cornus Carnegie.

Around 20 per cent have sold since the launch, with the majority&nbsp;of the 61 two and three bedroom apartments snapped up by first home buyers who took advantage of government incentives earlier in the year.

Most of the apartments that have sold have been close to the $600,000 mark, which qualified for the first home buyer grant.

Cornus were expecting a surge in first home buyers, and don&#39;t expect the appetite from first home buyers to&nbsp;cool off despite the government grants expiring at the end of June.

As house prices across Melbourne continue to rise, Cornus are receiving interest from buyers who have been priced out of the housing market and are keen on the fixed price for off the plan apartments.

The surge in the housing market however has seen the emergence of the downsizer, who are selling their larger homes at premium prices and looking to downsize to larger apartments.

Cornus told Urban that a lot of first home buyers had been drawn to Cornus Carnegie due to the location of the development.

&quot;It&#39;s a really popular area and doesn&#39;t really have many properties for sale,&quot; Cornus said.

&quot;The coveted suburb has great amenities and is great for young people, with good restaurants, bars and cafes.&quot;

Two bedroom apartments in Cornus Carnegie start from $575,000, with the three bedroom apartments priced from $849,000. Completion is slated for the end of 2022.

Cornus has also recently launched Cornus Oakleigh, in the neighbouring suburb.

The development of 69 apartments and 10 townhouses has prices starting from $449,000 for one bedroom apartments, $549,000 for two beds and $789,000 for three bedroom apartments.

The three bedroom, two bathroom townhouses start at $1.15 million.

An investor from Melbourne has paid $1.785 million, on a 3.8 per cent yield, for a multi-tenancy retail and residential investment, in the Melbourne suburb of Carnegie.
According to selling agents, Teska Carson’s George Takis and Commercial Bureau Real Estate’s Gideon Marcus, four parties from a 50 plus crowd contributed to the auction. 
“There was no doubt that this property was going to sell right from the outset as the bidders quickly bid and counter bid, one after the other, quickly reaching the reserve and selling on a  very tight yield for this area,” Mr Takis said. 
Located at 115 Koornang Road, the property comprises a 220 square metre, two storey, building including a ground floor retail tenancy, a rear ground floor, one bedroom apartment, and a first-floor, two bedroom apartment. 
The three tenants contribute to a combined net annual income of $67,860. 
The building sits on a 307 square metre site, zoned Commercial 1, with nearly seven metres frontage to Koornang Road and rear access via Neerim Road to on-site parking. There is additional public parking accessed via Kokaribb Road.
“The property offered a great opportunity to break into that highly regarded and tightly-held market in an area which will continue to see strong capital growth on the back of continued residential and commercial development,’’ Mr Marcus concluded.

Melbourne's south-east apartment market is set for a major boost with Melbourne developer Steller launching three projects in two weeks across Carnegie, Bentleigh and Cheltenham. Carnegie and Bentleigh in particular have benefited from the Victorian Government's Level Crossing Removal program which included the reconstruction of the respective stations, removing the conflict between rail and vehicle, while easing congestion.

Additionally, the three projects align with Steller's strategy in the south-east of delivering low-rise developments of around 30 apartments which are well designed and offer residents a high level of amenity.

Laila's mix of one, two and three-bedroom apartments, each come with one or two bathrooms, and private outdoor spaces which seamlessly connect to the interiors, with large windows providing living areas with ample natural light and ventilation. The interiors feature timber flooring throughout, while kitchens are appointed with sleek black ILVE appliances and shaker style cabinets.

Image: Steller</figcaption></figure>Ewert Leaf are once again the architects behind SORA, a four-storey low-rise of 27 apartments located 15km from the Melbourne CBD in Bentleigh.  Providing a mix of larger one, two &amp; three bedroom apartments, SORA has been designed to appeal to professionals, couples and families.

Situated within walking distance of Bentleigh Station, SORA also benefits from its proximity to Coles, Target, and the Centre Road retail strip which provides an array of essential services and amenity. A number of green spaces are also located within a short walk.

SORA's exterior is characterised by its tiered form, and combination of timber, brick and textured concrete with planters and vegetation providing green flourishes on the facade. The building is expressed as two forms to respond to the built form along the Hamilton Street and to minimise its impact on the streetscape and surrounding properties.

Internally, SORA comes complete with ILVE kitchen appliances and much like Laila, shaker-style cabinetry and natural timber flooring. In keeping with the desire to provide apartments with natural light and ventilation, large windows have been provided which also allow for a green outlook and seamless transition to the outdoors.

A Steller showcase in Melbourne's south-east

A retail property in Carnegie, Melbourne, has sold for $3.35 million.
The 66 Koornang Road property comprises a land area of 212 square metres and a building area of 150 square metres is leased to a Vietnamese restaurant trading as Pho 66.
The lease returns $84,872 per annum plus outgoings and GST and the sale reflected a yield of 2.53 percent.
Fitzroys agents Chris Kombi and Chris James said the sale reflected a land rate of $15,800 per square metre.
Kombi said the property attracted more than 150 buyer enquiries and had seven bidders at auction.
"The property is located just metres from the new Carnegie Railway Station currently under construction, which is part of the state government's $5 billion level crossing removal initiative and due for completion in 2017,” Kombi said.
"The property’s future value is underpinned by a rapidly growing residential catchment with a major transformation currently underway within the Koornang Road Activity Centre with a number of high rise residential developments completed nearby and approximately 15 others in various stages of planning and development."
