Toorak's top six apartment developments to buy into
Toorak is one of Melbourne’s oldest suburbs, and one of the most affluent and prestigious.
Home to some of Melbourne’s most prestigious private schools, proximity of train, tram and bus stations, in addition to high-end fashion, entertainment and dining precincts, Toorak offers a superb family lifestyle.
But runaway house prices has seen the median reach $5.38 million, according to REA Group data, which has seen prospective home buyers wanting to live in the exclusive suburb head in to the off the plan apartment market.
Urban has taken a look at the top six off the plan Toorak apartment projects currently on the market.
1. Euroka Toorak
Developer: Sun Property Group
The Sydney-based developer, Sun Property Group, are breaking in to the Melbourne apartment market with Euroka.
Euroka, at 5 Brookville Road, is inspired by Melbourne’s iconic Roy Grounds House – once home to one of Victoria’s most influential modern architects.
The renowned architect and design firm, Carr Design, has created the 10 luxury apartments, which features a robust form, with a gallery-like, three-tiered elevation. Each apartment has been designed with a unique aspect across the three levels.
The theme of Euroka is ‘welcome to the light’, with the developer given permission from the Aboriginal Council, Wurundjeri Woi Wurrung Cultural Heritage Aboriginal Corporation, to use the name.
The body of water on arrival to the residences creates a welcoming arrival, leading to a light-filled atrium entry, incorporating landscape design in conjunction with Acre Studio.
The apartments at Euroka are generously sized, with a three-bedroom floorplan measuring around 160sqm. The project will have two penthouses, each with an expansive floor plan measuring 260 sqm.
Construction on Euroka is expected to be completed by June 2023.
2. Ode
Developer: Fortis
Ode has been designed to contribute to the future narrative of Toorak. The building comprises four-levels designed by Ewert Leaf, with six half-floor residences crowned by a full-floor penthouse.
Imported European white Morada bricks have been used throughout, contrasted by cascade planting. Durable materials also feature in the interiors, with natural stone slabs, hard-wearing timber floorboards and wool broadloom carpet.
The development by the well regarded developer Fortis sits within 500 metres of Toorak Road Tram Station, Toorak Village, St Catherine’s School, St John’s Anglican Church and a range of shopping, dining and entertainment precincts.
Three-bedroom offerings with differing floorplans are still available in Ode.
3. ADA Toorak
Developer: Buxton Projects
A curated collection of 22 private residences in the heart of Melbourne’s most sought-after suburb, ADA is the vision of Buxton Projects, Conrad Architects and Jack Merlo.
ADA’s distinct sculptural form is complemented by lush, layered landscaping that grounds the façade at street level.
With an offering of three-bedroom and three-bedroom plus options, each residence benefits from large, open courtyards and terrace configurations, along with penthouse and city skyline vistas.
Three-bedroom apartments are still available in ADA Toorak, which is set to be completed by mid-2022.
4. Edition
Developer: Samuel Property
Samuel Property, Cera Stribley Architects and Jack Merlo have teamed up in the creation of the Edition residences, developing a single building envelope that encompasses three individual residences of varying size and philosophy.
The architectural design rethinks conventional apartment floor plans to present residences that boast size, functionality and detail.
Edition No.1, The Arc Residence, is a single level residence inspired by the winding banks of the Yarra River.
Edition No. 2., The Botanic Residence, is a two-level home with an inherent connection to its tranquil, leafy environment. Architecture defies standards, removing the barriers between inside and out, to reintroduce nature and modern life in a uniquely luxurious way. Inspired once again by the winding banks of the Yarra River, curved, flowing hallways, staircase and sculpted forms connect the spaces.
Edition No. 3., The Sky Residence, has the distinction of a privately commissioned home. Designed to encompass the two topmost levels of the building, it has living zones across two floors, fireplaces, a pool and spa, expansive terraces and an abundance of windows that allow natural light to filter through.
5. the mill Residences
Developer: Delta Property Group
the mill Residences bring a timeless five-storey stone and metal apartment building to Malvern Road.
Developed by Delta Property Group, the mill is suited to owner-occupiers and families. Designed by the award-winning CHT Architects,the mill Residences feature luxury apartments up to 266 sqm to terraces up to 240 sqm.
Stepping inside the five-storey stone and metal apartment building from Malvern Road, residents enter to a lobby leading to an internal landscaped walkway. Serviced by two elevators with security card access and CCTV, 15 three-bedroom apartments feature open plan layouts, large balconies and extensive double-glazed windows.
A full-time manager assists in residents requirements and maintains the building, which includes a private gym and pool.

Hamish Guthrie, Director at Hecker Guthrie spoke on the design of the tower, noting its timelessness and durability.
“A classic design with a soft, neutral palette that is less about fashion and more about creating a space that will stand the test of time” he said.
Nine townhomes comprise integrated living over three storeys, with full floor master suite and terrace on the top level looking out to panoramic city views.
Eight townhomes occupy two storeys, with a lower level media room (including projector screen and surround sound package) with optional glass elevator connecting all three levels.
The terraces feature private basement garages and inclusions such as a biometric locking, BOSCH Alarm system and SOMFY remote controlled power blinds in living areas.
Construction has commenced on the mill Residences, where a mix of three and four-bedroom residences are still available.
6. Avant Garde
Developer: Bravo
Avant Garde, delivered by Bravo, is a boutique development of eight residences, including a whole floor penthouse, built over four levels; The Garden Residence, Terrace Residences, Views Residences, and The Penthouse.
The apartments have been designed by the renowned Bruce Henderson Architects and Jack Merlo Design Landscaping.
Complemented by a shared fitness centre and a resident’s lounge, the residences benefit from high-ceilings and open-plan living areas.
Highly-equipped, Italian made kitchens are centrally located, with ample storage and European appliances, including built-in fridges, wine storage, ovens and cooktops.
Bravo noted the importance of creating a sustainable lifestyle in their development design vision stating,
“To contribute to sustainable living by installing thermally insulated double glazed windows, making allowances for solar panels and electric vehicle charges to be installed for each apartment, a large water tank for the luscious gardens, and sustainably harvested timbers for our flooring.”
A fully enclosed store room and basement carpark is also provide for each apartment, including a bicycle storage space.
Located in the residential heart of Toorak, Tintern Avenue is a leafy avenue that takes the form of a crescent, beginning and ending at Toorak Road.
