Time & Place has broken the off the plan apartment record for Boroondara three times at its luxury Camberwell apartment development, Victoria Hill.

The three penthouses sold for a combined $30 million. One of the penthouses was bought by Vin Sammartino, the director at business development at Hacer Group who are the appointed builders of the Victoria Road project.

The Boroondara record had been around $6.5 million, secured in Kew for the penthouse atop Rondure House.

There are 25 apartments in Victoria Hill, located on one of Camberwell's highest points at 166 Victoria Road. The project has been designed by Cera Stribley and has interiors curated by interior design studio Hecker Guthrie.

There are two and three-bedroom apartments on offer, starting from 130 sqm and priced just under $2 million.

The amenities at Victoria Hill include a boardroom, gym, digital concierge, private lock up garages, bike storage, parcel delivery and dog wash facilities.

Time & Place Sales Director James Herbert believes the recent record sales of Victoria Hill underpin the unique nature of the offering, coupled with the suburb's reputation as one of Melbourne's most in demand pockets.

"Until now, however, there hasn't been a collection of residences offered to the market that con match the premium lifestyle experience that the downsizer market of this particular locale expects," Herbert says.

"We have worked hard with Victoria Hill to create residences that are uncompromising in their dedication to size, quality, and materiality, that capture the essence of Camberwell through the uninterrupted city and leafy-green views."

Herbert says Camberwell is arguably the most premier and coveted suburb within Boroondara.

"You only have to look to the exceptional private schools, stately mansions and 150-year-old tree-lined boulevards to see its appeal.

"Our buyers have expressed that they have been waiting patiently for the right opportunity to present itself that encapsulates their lifestyle needs; our purchasers have resonated with the grand proportions of the residences, the life-aligned amenity offerings and digital concierge, alongside the added security of the lockable garages and private lift-access entry."

When conceptualising Victoria Hill, Herbert says the team sought to address the gap in the luxury residential market for those Boroondara locals wanting to downsize and stay within the community they've spent so much of their lives shaping.

"The elevated nature of the site together with the falling topography to the west allows for unprecedented views of the city which has enabled us to offer a buliding comprising primarily of family sized high quality residences.

"The topping out of Victoria Hill, held last month, provides certainty in the project. With an extensive list of potential buyers attending, it's clear that there is increasing demand for developments of this calibre within the downsizer and right-sizer market. Now that we have reached this milestone, we can confirm August 2024 as the date that the first purchases can move in.

"It's for all of these reasons and more that we've been able to achieve these record prices, purely because the value of the offering is unparalleled."

Time & Place Founder and Director Tim Price, a longtime local in Boroondara, says he has witnessed first-hand the absence of developments that compare to the lifestyle that a traditional Camberwell family home affords.

"Residents in Baroondara are hesitant to leave the neighbourhood that holds so many memories for their family, but the reality is the large format homes and gardens become more time intensive to look after and maintain as they become empty nesters.

"Victoria Hill was crafted with these residents in mind, offering all the benefits of a significant family home, with large format terraces, breathtaking views, impeccable architectural and interior design quality and of course, privacy.

"Our aim is to create an address that will stand the test of time not only for Camberwell but across Melbourne's east and south east as a beacon of exceptional living."

Cera Stribley Co-founder and Managing Principal Dom Cerantonio says the residences are designed with longevity in mind, inviting high-end personalisation of the classic architectural form to allow each dwelling to reflect the lives and legacy of its occupiers.

"We wanted to create a multi-residential typology that would give residents a living experience that feels more akin to a stand-alone dwelling than that of traditional apartments.

"The offering is truly unique, with contemporary designed spaces responsive to the target market. The resident amenities are thoughtfully curated to enhance the experience of home, while the luxurious apartments evoke a sense of connected tranquility, where residents can entertain or retreat at their leisure."
