The best apartment developments to take advantage of St Kilda Road's new Anzac Station
Melbourne is undergoing massive infrastructure works as part of Victoria's $11 billion Metro Rail Project.
The Metro Rail Project includes the construction of twin nine-kilometre rail tunnels from Kensington to South Yarra as part of a new end-to-end service from Sunshine to Dandenong.
Five new underground train stations are also being built for the project: North Melbourne, Parkville, State Library, Town Hall, and ANZAC.
The stations will not only enhance public transport accessibility but also offer retail opportunities and benefits to the local areas. The new stations are also expected to alleviate congestion in the Swanston Street/St Kilda Road tram corridor in particular.
ANZAC Station, situated at the corner of St Kilda Road and Domain Road, is set to be a game changer for the St Kilda Rd precinct when it opens in 2025 on the edge of the Shrine of Remembrance Reserve. It will be just one stop to the CBD.
It will serve thousands of residents and workers in the area, with a daily passenger capacity of up to 40,000 by 2031. The station is designed with a distinctive canopy above the tram interchange and will have three main entrances for an integrated passenger experience.

Project: The Albertine

Residents at leading property developer Mirvac's latest $200 million Melbourne apartment development, The Albertine, will be ideally positioned to take advtange of the new ANZAC Station from its Queens Lane address.
Mirvac snapped up the prime 2,323 sqm site in mid-2022, with the driving force behind the purchase being the unbeatable location.

Like Mirvac's portfolio, particularly across their Sydney and Melbourne projects, there's also a high level of amenity for residents.
The resident facilities are split across different levels. The Circadian Club will feature an indoor pool and spa, state-of-the-art gym, yoga and Pilates studio, and sauna, while the Elysian Room on level 10 will be residents' exclusive dining space with sweeping views across Melbourne.

Projects by Crema's recently completed The Eighth is a mixed-use development between three of Melbourne's best parks and a few hundred metres to St Kilda Road.
The Eighth is in an ideal transport pocket, just off the bus stops on Park Street and the new ANZAC Station.
Designed by Elenberg Fraser and Kennon, the 18-level building is home to two levels of commercial office space, 36 high-end apartments, a resident rooftop with a swimming pool and bar, and a new holistic corporate wellbeing business taking up the whole podium level.

Developer GURNER™ plans to create an $800 million mixed-use development on St Kilda Road after snapping up 424–426 St Kilda Road, a 4,651 sqm site opposite Albert Park.
The unnamed project aims to include between 160 to 180 residences with uninterrupted views over the Royal Botanic Gardens, Domain precinct, city skyline, and Albert Park Lake.
The residences are designed for downsizers and lifestyle upsizers, focusing on wellness and lifestyle.
The plans include on-site retail that complements the prestigious location and wellness amenities to promote a healthy lifestyle among residents.

Developer: Cbus Property
Property developer and investor Cbus Property marks the first venture into the St Kilda Road precinct with an acquisition of a residential development site at 437 St Kilda Road, which the company aims to bring the development to the market in 2024.
The site is described as one of Melbourne's premier undeveloped residential opportunities due to its prime location with views across Fawkner Park and proximity to the CBD, Toorak Road, South Yarra, Albert Park, and the future ANZAC Station.
The proposed development, designed by the renowned architecture firm Bates Smart, envisions 83 apartments spread across 17 levels and will include various residential amenities such as an indoor pool, gym, residents' lounge, and private dining room.
The forecasted end value of the development is $350 million, and it is currently in the process of obtaining development approval from the Department of Transport and Planning.
