The most architecturally striking off the plan development to hit Melbourne's Bayside suburb of Mentone has just officially been launched the market.

Kindred Mentone, the next collaboration to be delivered by Sloane and award winning architect Megowan, will deliver a striking collection of just 10 townhouses located in arguably the suburb's best spot.

Jellis Craig Projects Director Stephen Bowtell said it's unlikely a project, with this level of architecture in this location, will be replicated in the suburb.

"This one ticks a lot of boxes," Bowtell says.

"Kindred Mentone stands out from anything that's been done in Mentone before from an architectural standpoint, but it's also one of few residential sites that faces the park, which makes it difficult to repeat."

The boutique development sits across the road from Mentone Reserve on Brindisi Street and is located less than 800 metres to the beach, on the cusp of the shopping village, and only 400 metres from the Mentone Train Station. There's also a number of public and private schools in the area which is expected to attract the family buyer.

Bowtell expects interest from both young families wanting to be close to beaches, parks, schools and shops, with a lot of interest also likely to come from Bayside downsizers and empty nesters. These buyers have a bolthole down on the Mornington Peninsula and still want access to some of Melbourne's conveniences, live near the beach, without living in the heart of the city.

Each townhouse, priced from $1,295,000, has three bedrooms, a minimum of two and a half bathrooms, and oversized double lock up garages, ideal for a home gym or to store bikes and paddle boards.

The boutique development also offers a selection of homes with rooftop terraces, oriented to take in views across the bay. John Patrick, renowned as one of Melbourne’s finest landscape architects, has created an oasis of native plants to greet residents each time they come home.

Sloane, led by developer Adam Sloane, has created a niche of developing architecturally-driven townhouses across Melbourne. Sloane and Megowan have worked on a number of projects together over the last decade with a 100 per cent delivery rate.

Sloane has thrown their support behind Homes for Homes, an organisation which helps build homes for those in need with 0.1% of each sale to be donated to support this important cause.
