Sierra Hawthorn: How Hawthorn's latest apartment development draws first home buyers and downsizers
Buyers have started to move into the recently completed Hawthorn apartment development, Sierra.
The architecturally-friendly project, designed in the shape of an S by MAP Architecture to maximise natural light, has been developed by CDG Group who have a solid track record of developing quality mutli-res and high-end homes across Melbourne's most affluent suburbs.
Nest Projects Director Nick Marinakis says buyers so far have been drawn to Sierra's prime location, one of the project's biggest selling points.
'Hawthorn is a blue chip suburb within easy reach of the CBD as well as an abundance of parklands," Marinakis says, but he suggests Sierra sits in one of the most favourable locations in the sought-after suburb.
Across Burwood Road from Sierra is the Grace Park Parklands and Sportsgrounds, which Marinakis says isn't just for the sport enthusiasts.
"The sports ground is just the start of large expanses of walking paths and public open space, which run all the way from Power Street to Glenferrie Road, which itself as everyone knows is bustling with retail and food and beverage choices," Marinakis says.
"There's also community gardens just 50 metres away from the project, and given there's a large majority of downsizer in Sierra, we expect a number of residents to tend to the gardens regularly.
The Hawthorn Aquatic Leisure Centre is a few minutes walk away with Glenferrie Oval being adjacent and Grace Park tennis club even closer.
"There's everything from leisure and nature to multiple cosmopolitan hospitality venues on the doorstep of Sierra. The location is almost unrepeatable, and that's just as important as the apartment itself."
The project was designed to take in the green vistas that Hawthorn is known for, with balconies strategically located just above the tree line. Parts of levels three and four will also take in district views as well as views to Melbourne CBD.
Residents are likely to get forever unobstructed views, given the railway line in proximity and Grace Park, which has strict height limits to not build over two levels.
Siera was built on a prime 7,000 sqm plus corner site, which could have accomadated much more than the 252 apartments on offer. The project was designed for the owner-occupier.
Marinakis is fielding enquiry from first home buyers looking to get their foot on the ladder in the 59 sqm, one-bedroom apartments, as well as downsizers and rightsizers who are more keen on the 150 sqm plus, two-bedroom apartments.
The amenity continues inside Sierra, with resident amenity including a wide lap pool, a state-of-the-art equipment by Technogym, as well as a number of outdoor seating and dining areas within the internal courtyards.
Everything has been considered, Marinakis says. Small touches like a separate laundry cupboard with timber panels, as opposed to the more standard laundry area in the bathroom.
A number of the apartments have recessed study nooks or study rooms, which is drawing the work-from-home buyer.
The entry presents well, but isn't overstated. There's vertical slatted timber and LED lighting welcoming residents.
Prices for one-bedroom apartments at Sierra start at $500,000. The two-bedroom apartments start from $620,000.
