Reviving history: Inside the transformation of Footscray's Kinnear's Ropeworks masterplan
Footscray's historic Kinnear's Ropeworks is in the midst of undergoing a major transformation as R&F Property Australia redevelops the heritage site into a visionary masterplan development.
With a commitment to preserving the site's rich history while fostering a vibrant and sustainable community, the project promises to breathe new life into the heart of the Footscray area.
Nestled on a sprawling 3.3-hectare canvas, the Kinnear's precinct masterplan seamlessly blends history with modernity. The ambitious endeavour encompasses the development of 1,400 apartments within a diverse mix of facilities spanning a massive 185,000 sqm of mixed-use gross floor area.
The masterplan pays respect to the site's unique historical fabric. The Kinnear's Ropeworks, with its industrial heritage, has been a vital part of Footscray's history, with the iconic Kinnear's ropeworks heritage buildings set to undergo conservation and adaptive re-use, ensuring that the history of the site remains intact for generations to come.
The design of the precinct reflects a commitment to creating a socially and economically sustainable community. The existing road network will be extended through the site, promoting connectivity, while partially underground parking facilities will cater to visitors. A boulevard will be created at the heart of the site, establishing a pedestrianised epicentre around a civic island.
As the precinct continues to expand, it will evolve into a self-sustaining neighbourhood, offering a diverse mix of amenities. Shops, cafes, and a range of services will be introduced to meet the needs of the growing community. The development envisions medium-density residential and mixed-use buildings of varying heights, integrated with the interfaces of Kinnear Street and Farnsworth Avenue. Along Ballarat Road, higher-density buildings ranging from five to 18 storeys will take shape.
The masterplan doesn't just stop at providing shelter; it strives to create a destination in its own right. Lined with retail spaces, eateries, and garden nooks, Kinnear's Ropeworks will become a bustling hub where residents and visitors can explore a tapestry of experiences in a carefully designed urban environment.
Construction of Stage 1 commenced in December 2017, with R&F Property Australia successfully completing the first heritage restoration project at Live City. The development will be developed across a multi-stage project, set to unfold over the next six to eight years, encompassing six precincts with an estimated total end value of $750 million.
The first stage, Live City, features 208 residential apartments across three buildings, setting the tone for what's to come.
Following the completion of Live City, Millhouse Residences will take centre stage in the masterplan. From integrated townhomes to sky terraces, each Millhouse residence is designed with individuality in mind.
The boutique building, nestled within the Ropeworks Precinct, offers a private oasis within Footscray's vibrant suburb. With features like a rooftop garden and co-working spaces, Millhouse promises an array of shared spaces suitable for solitude, socializing, or celebrating special moments.
