Builder developer Delta Property Group is expecting buyers to move into its new Toorak apartment development, the mill Residences, later this year.

Construction of the five-level stone and metal building, featuring both apartments and townhouses at 663 Malvern Road in Toorak, is slated for mid-2024.

Over 50 per cent of the 15 dwellings at The Mill Residences have sold.

Designed by the award-winning CHT Architects and landscaped by the renowned Jack Merlo, the development's facade is adorned with stone accents and expansive glazing which will integrate with its surroundings.

the mill Residences comrpise 15 luxury three, four, and five-bedroom apartments and terraces, each with large balconies or landscaped courtyards.

Entertainment in the living area is elevated to new heights with features like 75" TVs and BOSE surround sound systems in the apartments. There's further smart tech with a Bosch Alarm System, biometric smart door locks, and video intercom, all of which can be controlled from a smart phone.

The kitchensfeature waterfall-edge natural stone or Smart Stone island benches, walk-in butlers' pantries, and comprehensive Gaggenau appliance packages, including integrated coffee machines, 900 mm gas cooktops, and stainless-steel French door fridges.

Optional outdoor kitchens with natural gas BBQs and sinks extend the living experience outdoors. The apartments also feature full stone bathrooms with extensive custom joinery of the finest quality.

Renowned interior designers Hecker Guthrie have curated the interiors, characterised by a soft, neutral colour scheme and subtle styling.

“Classic design with a soft, neutral palette that is less about fashion and more about creating a space that will stand the test of time,” Hamish Guthrie, Director of Hecker Guthrie, says.

Each unit includes two secure basement parking spaces on two levels, along with access to visitor parking, a private storage room, and bicycle racks. Penthouses have the added luxury of three-car garages.

The terraces range in size from 175 sqm to 240 sqm and feature a more contemporary design with neutral tones.

Nine townhomes span three levels, featuring a full-floor master suite and terrace with panoramic city views on the top level. The other eight townhomes, spanning two storeys, include a lower-level media room equipped with a projector screen and surround sound package.

The design by Hecker Guthrie incorporates solid forms and authentic materials like terrazzo, textured render, and engineered oak flooring. Practicality meets aesthetics in the living area with the free-standing gas log fireplace.

Each townhouse has been designed with private outdoor spaces that integrate seamlessly with interior living areas.

“Connection to private courtyards is a key design element, with a seamless transition to the interiors. It recognizes what we love about the traditional terrace house and interprets it in a contemporary way,” Guthrie added.

The terraces also include technology features like biometric locking, BOSCH Alarm system, SOMFY remote-controlled power blinds, NBN, Foxtel, and free-to-air MATV in all rooms.

High-performance glazing and reverse cycle air conditioning add to the premium inclusions, along with a walk-in butler’s pantry, Gaggenau appliance wall, and stainless steel French door fridge in the kitchens.

Accessible through private laneways or the glass elevator in the lobby and basement garage, each townhome comes with two parking spaces, CCTV, keyless entry, and a video intercom system with phone app integration.

Within the precinct, residents can enjoy the common spaces, including a fully equipped gym and the lush landscaping of the mill’s central courtyard oasis, all managed by a full-time building manager.

The luxury apartments are slated for completion in mid-2024, while the townhouses are practically complete.
