<p>Whether it's beachfront Manly or higher density in the growing activity zones of Crows Nest and St Leonards, Sydney's North Shore market is booming.</p>

<p>The market has been buoyed by a mix of record sales, low supply, and new transport connections thanks to the recent opening of the NSW Government's $21 billion Metro line that dissects the likes of North Sydney, Crows Nest, and Chatswood.</p>

<p>With only a few months left of 2024, we've looked ahead to 2025 as to what's set to come to the market in the North Shore.</p>

<h2>Who: Cbus Property &amp; Galileo</h2>

<h2>What: East Walker Residences; 258 apartments</h2>

<h2>Where: North Sydney</h2>

<p><a href="https://www.urban.com.au/developers/cbus-property" target="">Cbus Property</a> and joint venture partner Galileo will take to market East Walker Residences, their new North Sydney development in 2025.</p>

<p>The towers, designed by&nbsp;<a href="https://www.urban.com.au/architects/rothelowman" target="">Rothelowman</a>, will home 258 one, two, three and four-bedroom apartments on the prime 3,950 sqm site across&nbsp;173-179 Walker Street and 11-17 Hampden Street.</p>

<p>The tallest building will rise 30 levels and home 161 apartments, while the smaller building will have the remaining 67.</p>

<p>There is a third building proposed on the large site, a small five-level building connected to Hampden House. That will have a handful of apartments and a rooftop lap pool.</p>

<p>The most recent application, lodged earlier this year, represents the latest iteration in the site's development, which has undergone two previous concept designs.&nbsp;</p>

<p>Local architecture and design firm fjmtstudio designed the 2022 plans, after SJB had had a crack on behalf of Avenor, who sold the site to CBUS and Galileo for around $150 million in 2021.</p>

<p>Iwan Sunito is lining up the first launch of his newly named development company,&nbsp;<a href="https://www.urban.com.au/developers/one-global-capital">One Global Capital</a>.</p>

<p>Sunito, who founded Crown Group, is taking what he knows to <a href="https://www.urban.com.au/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;where he'll be launching a three-tower project at some point next year.</p>

<p>The buildings, across 7-11 Lachlan Avenue and 157-159 Herring Road, will home just over 300 apartments, as well as an activated street level with retail and hospitality venues.&nbsp;</p>

<p>There will be 35 studio apartments, which take up just over 10 per cent of the building. The majority of apartments will be two-bed (149 apartments, 49 per cent), while there will be 60 one-bed and 60 three-bed dwellings (20 per cent).</p>

<p>There will be a handful of 'Plus' apartments, which will feature a dedicated study space, responding to the rising trend of working from home.</p>

<p>One of the towers will feature a range of amenities, including indoor and outdoor recreation spaces and a swimming pool, set in landscaping and rooftop gardens. There will be play areas for children and barbecue areas.</p>

<p>Earlier this year&nbsp;<a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>, one of Sydney's most active apartment developers, secured approval for its 16-storey mixed-use project at the Five Ways Junction in&nbsp;<a href="https://www.urban.com.au/new-apartments/crows-nest-nsw">Crows Nest</a>.&nbsp;</p>

<p>Dubbed <a href="https://www.urban.com.au/new-apartments/fiveways-crows-nest-391-423-pacific-highway-crows-nest">Fiveways</a>, the 16-level building will home 129 apartments designed by <a href="https://www.urban.com.au/architects/turner-studio">Turner Studio</a>.</p>

<p>The first three levels of the project will be a podium with 8,000 sqm of commercial space. The seven basement levels will home 247 car spaces.</p>

<p>The Avidan family is back at it, this time debuting in Sydney's Lower North Shore.</p>

<p><a href="https://www.urban.com.au/developers/dare-property-group">DARE</a> Property Group, led by developer Danny Avidan, is set to bring in a new era of shoptop housing to the Lower North Shore's most affluent suburb.</p>

<p>Earlier this year DARE secured a prime 1,286 sqm, triple site at 696, 700 and 706 Military Road, in the heart of Mosman.</p>

<p>The site will soon be home to a fresh new building designed by <a href="https://www.urban.com.au/news/dko-architecture-on-the-changing-face-of-hotel-design" target="">DKO Architecture</a>&nbsp;who says the proposal considers Mosman’s eclectic character, materiality and colour along Military Road and heritage surrounds.</p>

<p>They have approval for a five-level,&nbsp;$100 million development with 24 apartments at 35-43 Belgrave Street, near&nbsp;<a href="https://www.urban.com.au/developments/manly-nsw-2095">Manly</a>&nbsp;Beach.</p>

<p>The two and three-bedroom apartments will sit above ground-floor retail. Time &amp; Place is currently in active conversations with a local favourite retailer to occupy the ground floor retail space.</p>

<p>Luxury Melbourne developer,&nbsp;<a href="https://www.urban.com.au/developers/pb-co">PB &amp; Co</a>, will also make its Sydney debut next year, on arguably one of the best development sites in the North Shore.</p>

<p>In 2021 they secured a prime waterfront site at 184b-190 Kurraba Road,&nbsp;<a href="https://www.urban.com.au/developments/kurraba-point-nsw" target="">Kurraba Point</a>,&nbsp;before engaging&nbsp;renowned architect Koichi Takada put plans together for just 10 residences across the 4,200 sqm block which slopes down to the water.</p>

<p>There will be just six luxury apartments, four three-bed and two four-bed apartments, on the street side of the block. They've been tiered to overlook Shell Cove. Then closer to the water will be four dual occupancy residences.&nbsp;</p>

<p>A conscious effort has gone in for the project to be highly sustainable. Not only has the project been designed carbon neutral, but it will operate carbon-neutral too.&nbsp;</p>

<p>"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050," Michael Pesochinsky, co-founder of PB &amp; Co., told Urban.</p>

<p>Prominent Australian builder-developer,&nbsp;<a href="https://www.urban.com.au/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main" target="">Coronation Property</a>, is expected to launch its new $200 million&nbsp;mixed-use development in Chatswood next year.</p>

<p>Located at 57-61 Archer Street, the site sits in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase.</p>

<p><a href="https://www.urban.com.au/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main" target="">Coronation Property</a>&nbsp;will utilise the connected site to deliver a mixed-use precinct with around 2,000 sqm of retail space and 130 apartments.</p>

<p>On the site acquisition back in 2022,&nbsp;Coronation's&nbsp;Head of Urban Transformations,&nbsp;Aras Labutis, said the purchase represented an important milestone for the company as they continue to focus on mixed-use sites around Sydney.</p>

<p>“The Chatswood site presented a unique opportunity for Corontion Property to contribute to what we see as one of Sydney’s fastest-growing precincts,"&nbsp;Labutis said.</p>

The top seven new North Shore apartments expected to launch in 2025

<p>Developers are continuing to spend considerable money on prime beachfront development sites in the Gold Coast.</p>

<p>The biggest settled site sales so far this year have been on the Surfers Paradise dress circle, where KTQ received approval for Seren, a mixed-use, luxury hotel and branded residence building at 27 Garfield Terrace.</p>

<p>They sold that 2,025 sqm site, with plans for 60 hotel rooms and 60 luxury apartments above, starting at 350 sqm, for $56 million to a company linked to Hong Kong interests.</p>

<p>Sydney developer Luxcon also has offloaded the building Seabreeze, on a 1,011 sqm at 63 Garfield Terrace where they were planning Escape, a 35-level tower with 31 whole-floor apartments. Winx breeder John Camilieri paid $37 million for the site.</p>

<p>Sydney billionaire Sam Arnaout's Iris Capital still holds 900 sqm and has <a href="https://www.urban.com.au/news/qld/iris-capital-secure-garfield-terrace-apartment-approval">approved plans</a> for a 38-level, 51-unit tower.</p>

<p>“Despite market challenges, demand for premium sites has remained remarkably resilient,” said Troy Linnane, Director of Collier’s Residential.</p>

<p>“These high-quality sites are offering end values that continue to support necessary returns for project feasibilities, making them incredibly attractive investments.”</p>

<p>Colliers Gold Coast notes there has been no sign of a decline in site values, underlining the strength and confidence in this sector.</p>

<p>The appetite for luxury, owner-occupied properties in sought-after beachside locations continues to underpin the region’s market activity, demonstrating that the allure of the Gold Coast remains undiminished.</p>

<p>This move has proven critical in delivering projects on time, with many developers leveraging their in-house capabilities to stay ahead in an industry facing an unprecedented capacity crunch.</p>

<p>The report predicts that the demand-supply imbalance will persist into 2025, further driving gross realisations across the market.</p>

<p>The dwindling supply of new units presents developers with a unique opportunity to meet demand, particularly for properties under the $2 million mark that cater to a broader buyer pool.</p>

<p>“Local developers who have the experience and build solutions in place are particularly well-positioned to capitalise on these opportunities,” said Jackson Robinson, Residential Executive at Collier’s Gold Coast.</p>

First look: KTQ sell Garfield Terrace site for $56 million as demand soars for Gold Coast beachfront sites

<p>The Abedian family is getting closer to finalizing plans for its&nbsp;new apartments on the site of the former Greenmount Beach Hotel.</p>

<p>The Abedian's, under their new development company Arium, spent $42.1 million on the&nbsp;amalgamated 7,071 sqm block, bordering Marine Parade, Eden Avenue and Hill Street, back in 2021, before going into planning mode for the prime site which sits between Rainbow Beach and Greenmount Beach and offers never-to-be-built-out views over the sand.</p>

<p>They're subdividing the site, and will deliver the projects in two stages. The first application came in in 2023 when they submitted a plan for a 16-level tower with 54 apartments designed by Contreras Earl Architecture.</p>

<p>Those plans were superseded earlier this year when Arium had&nbsp;111 Design Studio completely redesign the development, proposing two 14-levels with 63 apartments fronting Marine Parade.</p>

<p>Now, sticking with 111 Design, Arium has submitted plans for the 2,580 sqm section of the site that fronts Eden Lane. <p>The Town Planning Report by Zone Planning said the&nbsp;architecture of the buildings has been carefully curated having regard to the built form, scale and appearance of the two towers on the northern side of the site.</p>

<p>"The proposed towers incorporate the same high-quality concave balustrades and wrapping balconies that project from the corners of the building, the report noted.</p>

<p>"These feature elements give the buildings’ shape, introduce shadow play and visual depth to the elevations. The clear balcony glazing promotes through the edges of the buildings’ which reduces perceived building bulk and the potential for overbearing form/scale."</p>

<p>The 78 parking spaces will sit across two basement levels. The ground level communal area facilities will comprise&nbsp;a water feature, lounge areas, outdoor BBQ areas, lawn terraces, lounge areas, a gym, and extensive landscaping.</p>

<p>One of the rooftops will have&nbsp;lawn terrace areas, kids play area, fire pits, breakout spaces, terrace seating and communal vegetable gardens, while the other building has upper and lower levels that will home&nbsp;lawned areas, communal vegetable gardens, fire pits, a swimming pool, a sauna, and a spa.</p>

<p>The developer has since bought two adjoining sites in Broadbeach, from Little Projects and Bassar Group.</p>

<p>Elizabeth Bay has netted one of its highest apartment sales to date with a $24 million sale of a sub penthouse in the under-construction apartment development, Billyard Ave.</p>

<p>The highest price was set when the whole floor penthouse within the same project sold for $30 million to&nbsp;former head of USB Matt Allen, the owner of Sydney to Hobart winning ocean racer, Ichi Ban.</p>

<p>Parkside apartments appeal to a diverse range of buyers, especially families and pet owners who view the park as an extension of their living space. These developments are often designed to incorporate the natural surroundings, with apartments strategically oriented to maximize views of the greenery, both from inside the homes and on their balconies.</p>

<p>Melbourne is famous for its parks, but a lack of supply means opportunities for buyers are few and far between, with only a handful of new parkside developments coming every year.</p>

<p>We've shone a light on the top four apartment developments currently for sale, and under construction, on some of Melbourne's best parks.</p>

<h2>What: Prince &amp; Parade by Mirvac, Brunswick</h2>

<h3>Where: 701 Park Street, Brunswick VIC 3056</h3>

<h3>Who: Mirvac</h3>

<p>Mirvac's latest parkside apartment development, Prince &amp; Parade, has proven to be a hit with local buyers from Brunswick, as well as the neighbouring Parkville, Princes Hill, and Carlton.</p>

<p>The parkside location on the 39-hectare Princes Park,&nbsp;home of Carlton Football Club, walking paths, sports grounds, and playgrounds,&nbsp;has been one of the biggest drivers in purchasing.</p>

<p>Designed by Bates Smart in collaboration with Mirvac Design and landscaped by Jack Merlo, Prince &amp; Parade comprises 144 one, two, three, and four-bedroom apartments.</p>

<p><a href="https://www.urban.com.au/new-apartments/prince-parade-by-mirvac-brunswick-701-park-street-brunswick">Prince &amp; Parade</a> is also just four kilometres from the CBD and is within walking distance of the historically vibrant suburbs of Melbourne's inner north. It's also just a short walk to Jewell Train Station and Royal Park Train Station.</p>

<p>Early site works have commenced on the development by Mirvac's inhouse construction arm.&nbsp;</p>

<h2>What: Maléa, Malvern East</h2>

<h3>Where: 94 Burke Road, Malvern East VIC 3145</h3>

<h3>Who: Abadeen Group</h3>

<p>Maléa is the first development by the Victorian arm of luxury developer Abadeen, a developer who's name has been synonymous with quality apartment developments across Sydney for the best park of two decades.</p>

<p>Their first development is on Central Park in Malvern East where they've created just seven apartments across a boutique building designed by Ewert Leaf with interiors by Carr.</p>

<p>The Burke Road location will put residents across from the seven-hectare Central Park that is bordered by just three streets, making Maléa an incredibly rare opportunity.</p>

<p>Andrew Leoncelli, who leads the Victoria arm of Abadeen, says they chose the site for&nbsp;Maléa because of its incredible location opposite Central Park in the beating heart of&nbsp;<a href="https://www.urban.com.au/developments/malvern-east-vic" target="">Malvern East</a>.</p>

<p>"We are committed to delivering a project of exceptional quality in this dynamic and thriving community across from one of the great heritage parks moments from all the very best that&nbsp;<a href="https://www.urban.com.au/developments/melbourne-vic" target="">Melbourne</a>&nbsp;has to offer," Leoncelli says.</p>

<p>Brompton is currently building Malae, which is expected to complete in late 2025.</p>

<h2>What: Eblana, East Melbourne</h2>

<h3>Where: 140-142 Jolimont Road, East Melbourne VIC 3002</h3>

<h3>Who: PB &amp; Co.</h3>

<p>Fitzroy Gardens is one of Melbourne's most well-known parks with historically significant gardens throughout its 26 hectares.</p>

<p>Luxury developer PB &amp; Co. recently revealed <a href="https://www.urban.com.au/new-apartments/eblana-east-melbourne-140-142-jolimont-road-east-melbourne">Eblana</a>, just four full-floor apartments on Joilimont Road, just 300 metres away from the southern end of Fitzroy Gardens, with Jolimont Reserve and Wellington Park even closer.</p>

<p>The ultra-high-end project will see the redevelopment of the landmark former residence of Young &amp; Jackson publican Thomas Jackson.</p>

<p>Each apartment will have three bedrooms, multiple living zones, winter gardens and study retreats, as well as a fully automated car parking system likened to a James Bond-style parking.</p>

<p>The three-level penthouse, expected to sell for over $20 million, will have views over Fitzroy Gardens and Melbourne's skyline. It will feature a private rooftop terrace and infinity pool, accessed by either an internal lift or a sculpted spiral staircase.</p>

<p>All residents will have access to a fitness centre, landscaped communal spaces for entertaining guests, and a private concierge service.</p>

<h2>What: Highett Common</h2>

<h3>Where: 37 Graham Road, Highett VIC 3190</h3>

<h3>Who: Sunkin Property Group</h3>

<p>While not next to an established garden so to speak, the apartment buildings in Sunkin Property Group's <a href="https://www.urban.com.au/new-apartments/highett-common-37-graham-road-highett">Highett Common</a> will be surrounding by new parks and landscaped pathways.</p>

<p>Four hectares of the large 9.3-hectare block has been reserved for greenery, three of which for a conservation area and one hectare for public parkland.</p>

<p>The design of the open spaces has been inspired by the nature already on the site, says Tract senior principal landscape architect Mariano Lopez.&nbsp;</p>

<p>Highett Common will feature several architecturally designed apartments and townhomes that will home more than 1000 residents, with the buildings arranged so they overlook the parklands.</p>

<p>After great success of the first two stages, Sunkin recently released the third stage of&nbsp;<a href="https://www.urban.com.au/developments/highett-vic" target="">Highett</a>&nbsp;Common. The Mews Collection comprises a trio of buildings with 185 one, two and three-bedroom apartments. The Mews Collection also includes the first luxury apartments within the precinct.</p>

<p><a href="https://www.urban.com.au/developers/sunkin-property-group">Sunkin Property Group</a>&nbsp;is expecting the first stage of Highett Common to be complete by late 2025.</p>
