St Boulevard tops out: Buyer confidence skyrockets as building completion draws near

Shakespeare Group’s $150 million triple-tower development, St Boulevard in St Kilda has topped out and is quickly approaching its anticipated completion of Magnolia, Ginko and Anaca buildings early next year.

As one of the largest multi-residential developments to hit the market in the St Kilda area, the development team have been humbled by the impressive sales statistics, proving that despite the turbulent off-the-plan market, buyers are discerning when it comes to quality, luxury developments.

The 7,300 square metre development features 419 one, two, three-bedroom apartments, with a range of luxury penthouses that span entire floorplates. The opulent Elenberg Fraser-designed development is currently 90% sold, with a new influx of buyers showing interest once the buildings have reached their peak height.

Colliers International Director, Brett Griffith explains that a new buying trend has shown many buyers are leaning towards making their purchase at the final phase of development when they can see the physical building they will be buying into and can move into their new home sooner.

“We are seeing a trend towards final phase purchasing, where buyers have done their due diligence on the finance and are ready to move in within the next six months.”

Griffith also notes that a vast majority of purchases have been made by first home buyers and owner-occupiers due to the building’s exceptional location and amenity offering.

“The prime location, great design, stunning amenities and the anticipated completion of construction in early 2020 have been the main drivers of successful sales.’.”

The speedy construction timeframe has been achieved thanks to financial support from a major “mainstream” bank – giving the project an early green light to commence construction and facilitating the opportunity to deliver all facets of the development’s 18 unique amenity offerings included in the concept design.

The customisable apartments are also another significant drawcard for buyers. With over 60 different apartment floorplans to choose from across the three buildings, Law explains that Elenberg Fraser has been “considerate of residents’ needs”.
