The two camps, downsizers in particular, are the least impacted by the continued high interest rates compared to a first home buyer or investor, positioning them as a key target for developers. Most of the new apartment developments that have come to the market in 2024 have been large apartments that suit the size and budgets of a downsizer.

Many downsizers have built significant equity in their family homes over the years and are now looking to move into more manageable living spaces, while also securing funds for retirement.

But where are downsizers and rightsizers looking to buy?&nbsp;

In this article, we've looked at the most popular suburbs in Brisbane&nbsp;for both buyer demographics, highlighting some of the most popular developments in those areas.

<h2>Stones Corner</h2>

<a href="https://www.urban.com.au/developments/stones-corner-qld-4120">Stones Corner</a>&nbsp;was only officially recognised as a suburb in 2017, having previously just a precinct in Greenslopes.

Since then the suburb has become popular among downsizers and rightsizers, with close proximity to the Brisbane CBD but a suburban feel to the suburb. The fully rejuvenated Hanlon Park, voted one of the best parks in Australia, has also been a major drawcard, as has the broader infrastructure boom geared around the neighbouring Woolloongabba due to the 2032 Brisbane Olympics.

Taking advantage of the Stones Corner boom is longtime Brisbane developer <a href="https://www.urban.com.au/developers/gardner-vaughan-group">Gardner Vaughan Group</a>, who are developing <a href="https://www.urban.com.au/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a>, a nine-level, owner-occupier focused tower on the fringe of Hanlon Park.

The builder-developer, who is focusing on two, three and four-bedroom apartments in the building, is on track for an early 2025 completion of the development which will give its residents direct access to Hanlon Park, lined with walking and riding tracks and a natural waterway.

Stonebrook will be a short four-minute walk from Stones Corner Village which is set to be transformed by Stockwell into a thriving mixed-use village with a new retail and dining precinct.

Outside of the city in Moreton Bay,&nbsp;<a href="https://www.urban.com.au/developments/arana-hills-qld-4054">Arana Hills</a> has proven popular among families, generally the rightsizer demographic, due to its family-friendly community, schooling, abundant parklands, relative affordability, and just 20 minutes from the Brisbane CBD.

&nbsp;

Developer&nbsp;<a href="https://www.urban.com.au/developers/jam-group">JAM Group</a>&nbsp;saw a gap in the market, a market which rarely sees new development, particularly in the townhouse community space.

The vertically-integrated builder-developer is crafting <a href="https://www.urban.com.au/new-apartments/nuovo-arana-hills-23-leslie-street-arana-hills">Nuovo</a>, 80 freehold townhouses on Leslie Street, near&nbsp;conservation parks and the Arana Hills Plaza.

<h2>Rochedale</h2>

Known for its expansive green spaces and luxury houses, <a href="https://www.urban.com.au/developments/rochedale-qld-4123">Rochedale</a>has become a highly sought-after suburb for those looking to downsize.

Where previously opportunities to downsize locally were scant, townhouse developers have descended on the area south of Brisbane to offer a realistic option for those wanting to stay in the area but not in a large family home.

Its excellent connectivity to key employment hubs and the Brisbane CBD, along with the ongoing development of premium amenities, positions it as a top choice for individuals and families seeking a semi-rural feel with all the benefits of modern suburban living.

Rightsizers and downsizers have have jumped at what national developer <a href="https://www.urban.com.au/developers/metro-property-group">Metro Property</a> is putting together in the heart of Rochedale.

Their new development, Citrine, is already 60 per cent sold ahead of its construction completion in mid-2025.

Future upgrades to Rochedale Town Centre promise an even greater array of amenities for residents of Citrine, including a new supermarket, additional retail and dining options, and improved pedestrian access.&nbsp;

More development to uplift Rochedale even further is on its way. Developer <a href="https://www.urban.com.au/developers/kinstone-group">Kinstone Group</a> has plans for a $380 million mixed-use, masterplanned community with new housing, expansive green spaces, retail, and a boutique hotel and tavern.&nbsp;

Gardner Vaughan Group again were one of the first developers to take a really good look at&nbsp;<a href="https://www.urban.com.au/developments/chermside-qld-4032">Chermside</a>, which has earned a&nbsp;reputation as Brisbane’s “mini CBD,” offering unmatched convenience and connectivity.

Home to Westfield Chermside, one of Australia’s largest shopping centres, extensive parklands, and with excellent transport links and proximity to employment and education hubs, Chermside is one of the most popular suburbs for downsizers and rightsizers.

Supply for this market had been limited, before Gardner Vaughan Group revealed <a href="https://www.urban.com.au/new-apartments/estilo-on-the-park-chermside-75-81-kittyhawk-drive-chermside">Estilo on the Park</a>, its three-stage development across the road from 7th Brigade Park, pitched as the very lark parkside location in Chermside.

Two of the three towers, Lujosa and Belleza, are both sold out, and the final stage Esencia, has just a handful of apartments remaining, ahead of its completion in early 2025.

Over 95 per cent of enquiry on Urban.com.au for Estilo on the Park has come from owner-occupiers since the project launched in 2024. More recently, as the two-bedrooms were snapped up, the next home buyers has emerged as the most dominant buyer demographic for the three and four-bedroom apartments that range from 182 sqm to 280 sqm, some of the largest apartments ever produced in the suburb.

<h2>Milton</h2>

Over 80 per cent of the apartments within the Crombie Street tower have sold, prompting Kokoda to add a further four levels to the building, resulting in 34 more apartments.

One of the most attractive aspects of buying off the plan property is the ability to customize. Walls can be moved (within reason), storage and joinery can become customisable, while outdoor kitchens, appliance additions/upgrades, and fireplaces are just a few of the more common upgrades that buyers can choose to incorporate.

Local Melbourne developer <a href="https://www.urban.com.au/developers/sma-projects">SMA Projects</a> takes customization seriously and understands its importance, particularly where other developers may not.

They’ve been working with a buyer—incidentally, an architect—who was immediately attracted to SMA’s newest inner-city apartment development, The Regent in <a href="https://www.urban.com.au/developments/fitzroy-vic-3065">Fitzroy</a>, after seeing the interior images on the hoarding at the Fitzroy Street site.

The prospective buyer loved the interiors by <a href="https://www.urban.com.au/architects/studio-tate">Studio Tate</a>, but given her and her husband's preferences, they weren’t interested in either the two-bedroom or one-bedroom apartments on offer. They wanted a blend of both—and no, not a three-bedroom apartment.

They’re currently working with Studio Tate to create an oversized one-bedroom apartment, taking the floorplan and size of a two-bedroom apartment and combining it with a one-bedroom design that includes a large master bedroom and an expanded kitchen, living, and dining area, as they love to entertain.

Downsizing from a family home in the area, the prospective buyer had visited several of the new developments in Fitzroy over the last year since deciding to downsize. However, for what she envisioned, she felt like she’d fallen into the “too hard” bucket when it came to customization with other developers.

The philosophy at SMA has always been: “If you haven’t found it, let’s create it for you.”

SMA Projects Sales Executive Emily Shaddick says it’s important in the development industry to encourage creativity and, more importantly, to respond to what people want for their future homes.

“SMA has always put together floorplans that cater to a wide variety of purchasers, but they also understand some buyers have bespoke tastes. They work closely with those buyers to come up with a solution that makes them feel comfortable purchasing,” Shaddick says.

In a unique approach to development, because the prospective buyer is opting for one bathroom instead of the two that were part of the original configuration, the developer has given the buyer a credit for the bathroom—a part of the build they no longer need to fit out.

“I don’t know any developer who does that,” Shaddick says, adding that the buyer can now use that credit to change or upgrade various other parts of the apartment, whether it’s appliances or specific finishes like flooring or kitchen benchtops.

Having completed a string of inner-city apartment developments over the last two decades, SMA recently launched The Regent, named after the site’s origins as the Regent Theatre back in the 1980s.

Broadbeach offers high-density projects, which lend themselves to the first home buyer and investors as well as the downsizer who wants a sky-high apartment with significant amenity options within the building, as well as full-floor luxury, which tends to be the most popular downsizer option.

It's a walk to the beach, its has its own bowls club, several parks, and primary school, as well as Pacific Fair, the second largest shopping centre in Queensland, and the revamped Star Casino precinct.

It's been the largest towers that have been targeted by next home buyers.

The island has been popular with those from New South Wales and Victoria who are looking to move to the Gold Coast.

<a href="https://www.urban.com.au/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry</a>, designed by <a href="https://www.urban.com.au/architects/bda-architecture">BDA</a>, will have 113 apartments across a 22-level building which is to be crowned by an amenity-fuelled rooftop with&nbsp;an infinity pool, private dining areas, and a gym.

<a href="https://www.urban.com.au/developers/aniko-group">Aniko Group</a> also recently started construction of its first Chevron Island apartment development <a href="https://www.urban.com.au/new-apartments/orama-chevron-island-12-16-weemala-street-chevron-island">Orama</a>, which is comfortably over 80 per cent sold of the 102 apartments.

Also under construction through its own in-house building arm, Orama will rise 21 levels and will also feature significant rooftop amenity.

Aniko Group Managing Director, George Mastrocostas, said the sales success of Orama reaffirms that downsizers are the primary market driving the Gold Coast’s appetite for premium living experiences.

Peter Malady, sales and marketing director of Aniko Group, said their strategic pricing and emphasis on luxury amenities have resonated particularly well with local downsizers, who don’t just seek a residence, but a lifestyle tailored to their needs and desires.

<a href="https://www.urban.com.au/developers/sherpa-property-group">Sherpa Property Group</a>&nbsp;is also tapping into the downsizer with one of its&nbsp;newest developments,&nbsp;<a href="https://www.urban.com.au/new-apartments/perspective-helm">Perspective Helm</a>.

Eight of the 10 residences have sold, with prices starting from $3.7 million. Each apartment has three to four bedrooms, a multi-purpose room, and garaging for three to four cars.

The rising price per square metre in Chevron Island—averaging $11,000 for two-bedroom apartments in 2024—reflects the suburb's growing demand.

<h2>Palm Beach</h2>

Palm Beach has been in a boom for years, with demand mainly coming from downsizers and rightsizers. This is due to the area's significant price growth and the types of apartments being developed.

Palmie dethorned Palm Beach as the Gold Coast's most popular suburb in November, with <a href="https://www.urban.com.au/news/qld/enquiry-for-new-apartments-in-palm-beach-hits-18-month-high">enquiry reaching an 18-month high</a>.

Hitting different demographics, with different budgets, is Sherpa. Their&nbsp;<a href="https://www.urban.com.au/new-apartments/perspective-nexus-949-gold-coast-highway-palm-beach">Perspective Nexus</a>&nbsp;projects, its 12th development on the Gold Coast, comprises 35 two, three and four-bedroom apartments.

“We created <a href="https://www.urban.com.au/new-apartments/perspective-nexus-949-gold-coast-highway-palm-beach">Perspective Nexus</a> to deliver luxury, and comfort residences and revolutionise beach living for local downsizers," Sherpa General Manager, Daniel Clarke, said.

“Our goal with Perspective Nexus is to transform beachfront living with state-of-the-art amenities and innovative design."

Sherpa is catering for downsizers and rightsizers, in a different way, at its recently launched <a href="https://www.urban.com.au/new-apartments/flourish-palm-beach-6-12-sixth-avenue-palm-beach">Flourish on Sixth</a>.

Flourish on Sixth is the first in Sherpa's new Flourish brand which is trying to cater for a wider buyer pool than just luxury apartments on or near the beach.

Over 60 per cent of the one, two and three-bedroom apartments have been snapped up. The one-bedroom apartments were being offered for under $600,000, and a large number of the two's under $1 million.

The rooftop will have a lap pool, plunge pools, a gym, sauna, and a private kitchen and dining space.

LDS is set to build Flourish on Sixth, and will start construction in March.

<a href="https://www.urban.com.au/developers/marquee-development-partners">Marquee Development Partners</a> is also seeing success at La Belle Palm Beach, one project targeting that affluent downsizer.

“Palm Beach has emerged as one of the Gold Coast’s most sought-after markets and <a href="https://www.urban.com.au/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle</a> is a world-class project that we have designed to meet sustained demand for premium residences on the southern Gold Coast,” Marquee Development Partners Director, Jacques Winterburn, said.

La Belle comprises 75 residences, including five two-level beach houses with nearly 400 sqm of living space.

Just two weeks after its official public launch earlier this year, over $100 million worth of sales were snapped up, with sales prices ranging from $2.5 million to $7 million.

<a href="https://www.urban.com.au/developments/palm-beach-qld">Palm Beach</a> is expected to see demand continue into 2025 with several new projects earmarked to launch early in the year.

<h2>Biggera Waters</h2>

Harbour Shores, to be one of the most sustainable masterplans on the Gold Coast having received a 6 Star Green Star Communities rating from the&nbsp;<a href="https://www.urban.com.au/news/a-greener-future-green-building-council-australia-discusses-climate-change" target="">Green Building Council</a>&nbsp;of Australia, has proven popular with the downsizer/rightsizer given the size of the apartments and houses. Its location near Harbour Town and the Broadwater Parklands have been two major drawcards.

Frames are up of the first batch of townhouses at Citrine, the latest townhouse community by <a href="https://www.urban.com.au/developers/metro-property-group">Metro Property</a>.

<a href="https://www.urban.com.au/new-townhouses/citrine-townhomes-rochedale-311-gardner-road-rochedale">Citrine</a>, in <a href="https://www.urban.com.au/developments/rochedale-qld-4123">Rochedale</a>, around 17 kilometres&nbsp;south of Brisbane, will comprise 90 three and four-bedroom townhouses when completed in second half of 2025 through builder <a href="https://www.urban.com.au/builders/creation-projects">Creation Projects</a>.

Over 60 per cent of the townhouses have already been snapped up. Construction of the townhouses in stage two has now commenced, with all slabs poured and framing underway.

The pool shell, located in the Citrine Resident’s facility, has now been completed and construction of the balance of the resident’s facilities will commence over the coming weeks.
