"You never get sick of it, ever".

That's what Mark Connolly says about Bilinga, the small enclave in the southern part of the Gold Coast which is making waves as one of the best places to live in the whole of South East Queensland.

Connolly has been holidaying in Bilinga for the last two decades, saying it's the lifestyle that drew himself and his wife to the area.

"It's relaxed, friendly, has beautiful beaches and beautiful walkways. It's just a lovely place to spend some time out.

"We used to get down to Coolangatta a fair bit, so when we decided we thought we'd buy a property, this was the area we looked at.

"We started at Palm Beach and looked all the way down to Coolangatta."

Connolly talks to the purity of the beach, and the calmness it brings to his lifestyle in particular.

"I quite often come out just before bed. I can't see the surf, but i just listen to it, and i'll sit there for half an hour. It relaxes me before I go to sleep."

Gold Coast developer Siera Property Group shared the sentiment of Bilinga, snapping up an opportunity to develop on the beachfront this time last year.

They've since created Pipis, a collection of just 19 beachfront apartments on Golden Four Drive. Every apartment spans at least half a floor and looks out across the ocean.

Designed by Ellivo Architecture, Pipis apartments boast spacious open floor plans spanning from 233 sqm to 314 sqm, with the kitchen, living, and dining areas flowing onto balconies overlooking the beach.

Residents at Pipis will have access to a host of private ground-floor amenities with a 15 metres heated lap pool and sun lounge deck area, a fully equipped gymnasium with rowing, biking and reformer Pilates and an outdoor rain head shower and a dog wash.

Siera Property Group Founder and Managing Director Brent Thompson says Bilinga has everything on its doorstep, but is partially removed from the action which caters to the quieter lifestyle.

Bilinga flew under the radar while development activity was focused around the neighbouring Kirra and Rainbow Bay area in Coolangatta.

That's been a huge bonus for Bilinga, Thompson says, with residents at Pipis set to take advantage of the new Kirra Beach Hotel and laneway amenity as part of KTQ's development.

"What we've seen over the last few years is this real emergence of cultural precincts and lifestyle amenity and that's what we're seeing on the southern end of the Gold Coast in particular Kirra which is only located five minutes south of Bilinga.

"There's all of these restaurants and hotels and cafes that will benefit our residents at Pipis."

Thompson also noted the walkway which connects all the way down from the Coolangatta border. That's now getting connected all the way through to Surfers Paradise in the north.

"Being able to have the access to all of that amenity on your doorstep while still being set back away from it so you're not right in the middle of all of the hustle and bustle but you can enter and leave when it suits."

Construction commenced on Pipis in November with LPS Group forecasting a completion date of Q1 2025.
