Why Pipis in Bilinga is seeing strong interstate demand

Pipis Bilinga is the newest beachfront apartment development on Bilinga's dress circle Golden Four Drive, in the sought-after pocket at the southern end of the Gold Coast.

It's the second Gold Coast development by Brent Thompson's Siera Group, which is also developing Tapestry on Chevron Island.

Pipis will comprise 17 half-floor, three-bedroom beachfront apartments and two two-level penthouses with four bedrooms which are yet to be released to the market.

Since Pipis launched in October, it’s been popular with interstate buyers, particularly those from New South Wales looking for a slice of the Gold Coast beachfront.

Data from Urban.com.au's new data product MatterFact shows that around a third of the enquiry for Pipis month on month since launch has come from New South Wales and Victoria.

New South Wales accounts for the majority of interstate interest, at around a quarter of total enquiries. Queensland buyers have represented over half of the enquiries. 

During the autumn and winter months, MatterFact data from last year shows enquiry from New South Wales overtook that in Queensland in Bilinga, a suburb that is often overlooked for Coolangatta to the immediate south and Palm Beach to the north. 

But Thompson says Bilinga is benefitting from everything that's happening in both Palm Beach and the Coolangatta/ Kirra area, all while maintaining its own laid-back, Gold Coast beach lifestyle.

"Despite being just a few kilometres down the coast, Bilinga is so different to Coolangatta, and that's what people love about the area," Thompson says.

"Future residents at Pipis will have direct access to one of the quietest stretches of sand in the southern Gold Coast, while they will be just minutes from the new Kirra retail and hotel precinct. They can decide what type of day they want, quiet and relaxed, or active and social. Bilinga offers the best of both worlds."

There's also the added bonus of the extension of the light rail which will run down Coolangatta Road, adjacent to Golden Four Drive.

That will drastically enhance the liveability of residents at Pipis. The new light rail will run up to Surfers in the north, through Palm Beach, Burleigh Heads, Mermaid Beach and Broadbeach, while also connecting to Coolangatta, ending its journey on Musgrave Street.

The new light rail stop will be just 300 metres away from Pipis at Boyd Street.

Designed by Ellivo Architecture, Pipis apartments boast spacious open floor plans spanning from 233 sqm to 314 sqm, with the kitchen, living, and dining areas flowing onto balconies overlooking the beach.

The feedback from the Urban Community suggests the best thing about the project is the quality of finishes, with both the project team experience and location being the second best features of Pipis.

Each apartment will be finished and furnished with high-quality materials, including Natural Italian stone as countertops, European oak timber as flooring, New Zealand wool carpet, and European SMEG appliances.

Residents at Pipis will also have access to a host of private ground-floor amenities with a 15 metres heated lap pool and sun lounge deck area, a fully equipped gymnasium with rowing, biking and reformer Pilates and an outdoor rain head shower and a dog wash.

SIERA’s approach has never been about the bells and whistles, it has always been about well-designed projects, project location and understanding the desired lifestyle requirements of its future residents. 

"The design intent met the needs of our future occupants.Thompson says.

"We wanted to understand who those occupants were likely to be and what was going to be important to them and you'll see that that really translates to the team that we've chosen to work with as well for the project being Ellivo."

Thompson says Bilinga has everything on its doorstep, but is partially removed from the action which caters to the quieter lifestyle.

"Being able to have access to all of that amenity on your doorstep while still being set back away from it so you're not right in the middle of all of the hustle and bustle but you can enter and leave when it suits."

Construction commenced on Pipis in November, with LPS Group already making strides with significant progress. In February, LPS Group completed the basement 2 raft slab, which serves as the structural foundation for the entire project.

 

The completed raft slab also accommodates the crane base, providing structural support for the assembly of the SIERA tower crane. Energex civil works to the Golden Four Drive verge were finalised in February, preparing for the permanent undergrounding of power lines.

Pipis is slated for completion in Q1 of 2025.
