Garfield Terrace has long been one of Surfers Paradise’s most sought-after addresses, but due to limited development over several decades, it has remained largely inaccessible to many buyers seeking to own a piece of this beachfront strip, partly due to the lack of wanting to sell on the beach, part the original apartments don't cater for modern day living.

The 500-metre stretch of street facing Northcliffe Beach has been home to small, original walk-up blocks, many of which contain only a few apartments and date back to the 1960s.

Following the pandemic-fueled boom on the Gold Coast, land on Garfield Terrace has become a highly coveted commodity, with long-term unit owners seeing the value of their seven-decade-old apartments soar due to their prime location.

Sydney-based developer Iris Capital, the developer behind the billion-dollar Victoria & AlbertBroadbeach, was determined not to miss the opportunity to be part of the area's transformation.

In 2021, they acquired The Premiere, a block of just six apartments within an eight-level building built in the late 1980s. The true value of the site lay in its 865 sqm footprint, boasting 20 meters of beach frontage.

Iris, headed by billionaire property developer and hotel mogul Sam Arnaout, waited patiently before unveiling their plans, ensuring they were offering the very best development on the coveted beachfront strip.

Late in 2021, they submitted plans for a new development, which received approval in mid-2022. After a three-year journey, the project culminated in the launch of 71 Garfield—a collection of 52 exclusive apartments, with prices starting from $2.275 million. This is an extremely rare offering on this highly sought-after street.

It is an exceptional opportunity to purchase a new two-bedroom apartment in a dress-circle location. Most beachside apartments, not only in Surfers but also stretching down the coast to Burleigh and Palm Beach, are priced much higher and typically feature three or more bedrooms.

While Garfield Terrace is a relatively short street, meaning future residents will be in touching distance of everything Surfers has to offer no matter where you are on the street, 71 Garfield offers some unique advantages.

To the south lies Monterey Apartments, another original low-rise building with just a handful of units. It has not yet been acquired by a developer, and given the recent development activity on the beachfront, the fact that it has not been purchased suggests it may remain as is. The building also sits on just over 600 sqm, making it challenging for developers to replace it with a larger apartment block.

While anything is possible in the world of development, if Monterey is never developed, the residents of 71 Garfield will have unobstructed views south, not only from the upper levels of the tower but also from the lower floors.

The apartments at 71 Garfield will sit privately above part of the 30-kilometre Jubilee Walkway, which was completed in 2022. The scenic path connects Philip Park at Main Beach (named after Prince Philip) to Queen Elizabeth Park in Coolangatta. Along the walkway are 70 bronze markers, each representing one of Queen Elizabeth's years as monarch.

Iris Capital has thoughtfully integrated the beachside location into the building design, ensuring residents take full advantage of direct access to the beach. They’ve even added a dedicated shower bay at the base of the building, perfect for rinsing off sand before heading back indoors.

Residents will have direct access to both the beach and the walkway, with amenities like the pool and gym strategically positioned to offer views of the beach and beyond.

Located less than 300 meters from the Northcliffe G:Link station, 71 Garfield also offers unrivaled connectivity to the rest of the Gold Coast.

The light rail station currently runs to Broadbeach to the south and Helensvale to the north, a station which is also a stop on the way to Brisbane. Future extensions of the G:Link will extend to Burleigh Heads and eventually to Coolangatta, passing by the Gold Coast Airport, providing convenient light rail access to the entire region.

71 Garfield will comprise 52 two, three, and four-bedroom apartments, as well as a three-level, five-bedroom penthouse with a private rooftop terrace and a two-level, four-bedroom beach house complete with its own pool. The majority of apartments offer spacious layouts with premium finishes, all designed to maximize the views and the beachfront location.

According to DBI Architects, who submitted the plans to the Gold Coast City Council, 71 Garfield is “designed exclusively for the coastal environment,” moving away from smaller units and embracing the demand for larger apartments. The project aims to elevate the area with a new level of coastal sophistication.

"Iris Capital is set to deliver a new breed of building, combining subtropical principles, fashion-inspired design, and a sky-living experience," DBI stated.

Construction of 71 Garfield will be managed by Iris Capital’s own construction arm, Iris Built, with work slated to begin in 2025. The project is expected to be completed by 2028, offering a truly exclusive, beachside living experience like no other.
