The Gold Coast beachfront is going through a popularity boom, with new projects lining the sand from Coolangatta up to Main Beach.

Ever since the pandemic locked down the country, Sydneysiders and Melburnians have made up a significant portion of enquiry on the beach, while more recently Gold Coast locals and those living in Brisbane have been the most active in the market, whether it be for a luxury weekender or a future retirement home on the beach.

Each section of the Gold Coast offers something different. Garfield Terrace, one of the most prime stretches of real estate on the Gold Coast, is centrally located near all of the bars and restaurants Surfers Paradise is known for. The strip homes some of the tallest towers in the country, with a number reaching around 40 storeys.

Down the coast toward Coolangatta, the buildings are more pared back due to height limit restrictions in the Southern Gold Coast. 

We've taken a look at three of the best beachfront off the plan developments on the Gold Coast.

Project: Pipis at Bilinga

Location: 303 Golden Four Drive, Bilinga QLD 4225

Developer: Siera Property Group

SIERA Property Group's Pipis at Bilinga presents an exclusive collection of just 19 luxury half-floor seaside residences across a unique 11-level building on Bilinga's dress circle Golden Four Drive. Each apartment boasts a spacious open floor plan, spanning from 233 sqm to 314 sqm, with the kitchen, living, and dining areas flowing onto balconies overlooking the beach.

Mason Cowle, director and co-founder of Ellivo Architects, emphasises the uniqueness of Pipis.

"The great opportunity with Pipis is its amazing beachfront site. It's quite incredible. It's quite unusual in the length of the site, so it's allowed us to create two per-floor unique residences, and because of that length, it has given us the ability to open up each of the apartments to the views, to the breeze."

Frameless glass balustrades and floor-to-ceiling window walls wrap the apartments, ensuring ample natural light, ventilation, and uninterrupted coastal views.

Lisa Schiffermuller, Associate Director of Interiors at Ellivo, said when choosing the materials of Pipis, they wanted something that didn't take away from the view.

"People are living there because they want to be by the beach and see the beach every day when they wake up and look out of their window. So our palette is really simple but sophisticated—lots of natural stone, handmade tiles and timber flooring."

Residents at Pipis will have access to a host of private ground-floor amenities with a 15 metres heated lap pool and sun lounge deck area, a fully equipped gymnasium with rowing, biking and reformer Pilates and an outdoor rain head shower and a dog wash.

But what truly sets Pipis apart is its prime beachfront location, a rarity on the Gold Coast. The property is between the vibrant areas of Kirra Coolangatta to the south and Tugun and Currumbin to the north.

Residents enjoy easy access to the local amenities offered within Bilinga and its neighbouring areas while still being set back away from it, so residents are not right in the middle of all the hustle and bustle but can enter and leave when it suits them.

Project: AURA on the Beach

Location: 59 Garfield Terrace, Surfers Paradise QLD 4217

AURA on the Beach, the new Northcliffe beachfront project by ASF Group, has already garnered substantial interest, with offers pouring in for its first-release apartments.

Daniel Fang, ASF Group Marketing Director, says there are only so many absolute beachfront residential opportunities, let alone at this calibre of design, finish, and amenity.

AURA on the Beach will see only 27 full-floor residences and a single multi-level penthouse, one of the largest on the Surfers Paradise beachfront. Each full-floor apartment offers expansive open-plan living/kitchen/dining areas, four bedrooms, 3.5 bathrooms, and more than 10 metres of direct ocean frontage.

AURA on the Beach also has a resident-only amenity offering, which will include an ocean-view infinity pool, cabana, gym, and yoga room on the podium floor, as well as a rooftop alfresco entertainment area with sweeping views of the Gold Coast's cityscape and hinterland.

AURA on the Beach is across the road from Northcliffe Surf Club and is a two-minute walk to the light rail station.

Project: AALTO

AALTO, the new Surfers Paradise beachfront apartment development on Garfield Terrace, has made waves in the market. Within just a month of its launch in Q4 of 2022, it secured over $30 million worth of sales.

Developed by Weiya Holdings, AALTO comprises 74 two-, three-, and four-bedroom apartments and a sprawling 1,830 sqm, $15 million penthouse atop the 38-level Conrad Gargett-designed tower. The penthouse features five bedrooms, a cinema room, a gym, indoor and outdoor kitchens, and a 15-metre swimming pool.

Conrad Gargett Director John Flynn says AALTO's design is inspired by the movement of sand and water, a consequence of the Long Shore Drift phenomenon.

"The articulated edges display a natural rhythm comprised of soft corners and long sweeping forms, inspired by the inimitable movement of drifting sands and water along the coastline," Flynn says.

Much like the apartments, the residential amenities have also been designed to take in the sweeping beach views, with an ocean-view gym with a sauna, an ocean-view yoga area, and an infinity pool that seemingly hovers over the sand. 

AALTO also offers The Club AALTO lounge with an owner bar, private function facilities and meeting rooms - fitting for fly-in and fly-out business elite residents. Concierge services are also available, from booking airport transfers and hair and make-up stylists to laundry services and housekeeping.
